The house is well protected by its own grounds and borders rolling farmland, but is also very accessible. Edinburgh Airport is only 5 miles away with a minor road to Newbridge meaning that rush hour traffic congestion on the city bypass can be avoided. The city centre is 10 miles.

The village of Kirknewton, just to the west of the house, provides local amenities including a primary school and a railway station. The Gyle shopping centre provides a comprehensive selection of high street names whilst the Almondvale Retail Parks in Livingston are also close at hand.

The surrounding area provides many leisure activities including the prestigious Dalmahoy Country Club which offers a variety of activities including the leisure club, two golf courses and fishing. Local amenities include Ratho climbing centre and the Hatton tennis courts. There are a number of golf courses locally and the courses of East Lothian are also within easy reach.

Description

Hillfield House is a stunning Georgian house built of white harled stone under a pitched slate roof. The front facade is particularly impressive with a front facing pediment with decorative stone archway over a central door and symmetrical windows with stone surrounds.

The original house has beautifully proportioned rooms which are ideal for family occupation, with a large kitchen / family room, a dining room and drawing room on the ground floor. The master bedroom suite comprises the whole first floor. There are three children's bedrooms with three bathrooms on the second floor and a TV room and cellar in the basement.

The present owners have linked the house into the courtyard behind by adding a stunning, sweeping orangery which overlooks the gardens. This connects to the library and four guest bedroom suites. The west wing can be accessed by the back drive and comprises a magnificent panelled entrance hall, reception room and dining room served by a catering kitchen. The north wing comprises a 10m indoor swimming pool with an adjoining gym and changing rooms and a further bedroom suite.

The quality of finish throughout is exceptional. The property combines traditional features such as period fireplaces and panelling with high quality modern fittings.
