Situation

Description

The Stables is a charming detached period house overlooking the village green in Frant. Originally built as the stables for the large house on the corner of the green the property offers versatile accommodation arranged over two floors. Character features include sash windows, rustic wooden panelled doors, exposed beams, brick walls and some wooden floor boards.


Accommodation

Ground Floor

From the courtyard garden the front door opens into an entrance hall with stairs rising to the first floor and doors leading into the kitchen, dining room and sitting room.

The kitchen/breakfast room was originally the cart lodge to the stables and has a set of French doors with windows to either side leading out to the garden. A further sash window looks out to the same. There is space for a breakfast table. The kitchen comprises a range of wall and base units with worktop over and tiled splashbacks. There is a stainless steel 1½ bowl sink and drainer, a Samsung American-style fridge freezer and a Kenwood range cooker with 6-ring gas hob and extractor hood over. There is also an integrated Smeg dishwasher. Doors open into the larder, which has storage above it, the utility room and a wide opening leads through to the dining area.

The utility room has further base units with worktop over, a stainless steel sink and drainer, Indesit washing machine and Hotpoint tumble dryer. This room also houses the boiler and the hot water tank.

The room adjacent to the kitchen would make a lovely dining area or snug.

The rest of the ground floor accommodation used to be the stables and could be used a ground floor master bedroom suite if the first floor room was used as a sitting room. It comprises a good sized bedroom/reception room with fireplace, wooden floorboards and sash window to the front, a side entrance hall/dressing room with built in cupboards, window to the front and door to the side, and a shower room.

First Floor

The first floor landing is divided into three areas, one of which could be used as a study area and one having a built-in wardrobe.

The old hay loft now provides a wonderful vaulted room which could be used as a first floor sitting room or master bedroom. The trap door where the hay was moved up and down is still there, although it is now blocked. It displays an abundance of beams, wooden floor boards and a woodburner on a slate hearth. A 'seating-level' window provides a lovely view over the garden and village green. A skylight and frosted window to the side provide further natural light.

There are three further rooms on the first floor, which are believed to have originally been the groom's quarters. One of the rooms has its own washbasin and two have sash windows overlooking the garden and village green to the front.

The family bathroom comprises a bath within a slate tiled surround with chrome swan-neck mixer tap and shower attachment. A further door then opens to the WC and washbasin with a sash window overlooking the garden and village green. A skylight over the bath provides light from above.

Outside

To the front of the property, tall timber gates set into stone pillars open into a high brick walled courtyard garden, which provides great privacy. There is a brick paved area which could either be used as a patio or parking area for two cars. This is flanked by lawn. Around the perimeter of the garden are raised and level flower beds with shrubs and some climbing plants growing up the high garden walls.

To one corner of the garden is a brick outhouse quaintly known as 'Pond Side Cottage' as there is a small pond adjacent to it with a water spout coming out of a lion's head. This store/workshop has electricity and water connected.


Directions

From our offices in Tunbridge Wells, head south on the A267 to Frant. Upon entering Frant, turn left into Church Lane (before the bus stop and The Abergavenny Arms). Church Lane leads to the High Street and The Stables can be found at the very end of the High Street just as you reach the village green.
