Full description:
Uniquely situated inside Larkhall Park in Nine Elms, SW8, this Victorian 2 double bedroom mews house has just been completely modernised and refurbished to the highest standards throughout. There are only a handful of privately owned properties in central London that can claim to be situated inside a public park and this is one of them.
Reception room (20' x 14') - triple aspect with park views out of all the windows, the open-plan kitchen / reception room has an extra high vaulted ceiling with exposed beams and reclaimed solid oak flooring. French doors lead out onto the decked terrace area overlooking the park (14' x 14').
Kitchen - within the open plan reception room, the kitchen is fully fitted with all brand new appliances (induction hob, oven, dishwasher, fridge, freezer and constant hot water tap for instant tea and coffee).
Master bedroom (14' x 10') with ensuite wet room and walk in wardrobe with bespoke fitted oak interior.
Second bedroom (12' x 10'). Good sized double bedroom with wardrobe.
Bathroom / utility room - bath with shower, WC, basin, washing machine and dryer.
Great attention has been paid to security with unobtrusive metal grilles over the ground floor and rear windows and an electric roller shutter protecting the french windows. There are also movement activated lights and CCTV to front and rear of the property.
Surrounding the house is Larkhall Park which has recreational facilities, separate children's play area and exercise machines. Also within 100 yards are the Oasis children's charity play areas.
Car parking is easy with permit parking all along the road adjacent to the house. Stockwell tube station (Northern and Victoria lines) is 5 minutes walk away.
Priory Mews is located off Priory Grove, SW8.
History of Priory Mews and Larkhall Park - Priory Mews has existed since the 1700s but the current house is mid-victorian, dating from the mid 1800s. All but one of the Mews houses were demolished in the early 1970s when Larkhall Park was first created by clearing a large area of low quality local housing between Larkhall Rise and Wandsworth Road. The local pub on Priory Grove was spared demolition, as it was earmarked as a community centre, and 1 Priory Mews which is attached to the former pub was also spared. The community centre never materialised and both the pub and 1 Priory Mews are now residential properties within the park.
