Buying a Property Through Hunters

    Arranging your Mortgage

    To avoid possible disappointment at a later stage, we strongly recommend that before you start viewing property you speak to a qualified mortgage advisor. Once you know exactly how much you can afford you can make an informed decision on which areas to search, the style of property, the number of bedrooms and if you can afford a garden or garage/parking.

    Accordingly we recommend that you arrange to see our Mortgage Broker Kevin Livock who has direct access through the Mortgage Advice Bureau to some of the best mortgage deals available, including some exclusive deals not available on the High Street. Once a product is identified Kevin can arrange a Mortgage in Principle (MIP). This document could be very valuable to you at a later date, particularly if you find yourself in competition for your dream home and you have a MIP and the other party have not. In any event, most estate agents will take you far more seriously if you can prove to them that you are a genuine buyer and have this certificate.

    Getting your Property Sold

    In this extremely busy market where activity levels are running at near maximum capacity, we highly recommend that you secure a buyer for your own home before searching for a new property. In fact in certain parts of Bristol due to short supply and unsurpassed demand, there are estate agents who will flatly refuse to show you property unless you are a cash buyer or under offer!

    With today's technology finding a new home has never been easier and in many cases is just a click away. In addition to the Hunters website we suggest that you register your requirements with the three big players, Rightmove, Zoopla & On the Market. Like Hunters they will send you e-mail alerts of new properties listed in the area your search.

    A quick visit to your local agents is also worthwhile, after all you can't beat the traditional in branch registration where a face can be put to a name and your specific requirements can be discussed in detail.

    To register directly with us means that you will get alerts before the properties go live on all the major websites. Obviously the distinct advantage of this is that you will get your foot in the door before others and potentially you could be one of the first to view.

    Finding the Right Property

    Now that your finances are in place and you have registered with websites & agents, its time to view properties. When you identify a potential property of interest we suggest that rather than email the agent to view you telephone and request a mutually convenient time/date to view.

    When viewing, follow some of our top tips;

    - Drive-by the property. Often this will be a very valuable exercise and may save you wasting your time at a later date.
    - Scout the neighbourhood. Drive down one evening and see what the neighbourhood is like.
    - Bring a relative or a friend with you. Its always great to have an extra pair of eyes to spot problems you may have missed.
    - Take your time. It's the biggest purchase of your life, so check the lights, water pressure, cupboards, windows, etc . In older properties keep an eye out for potential problems, such as damp or structural movement.
    - Ask questions. Ask the estate agents or the seller questions about the property. If you spot a damp patch, ask about its history. Has it been treated? and so on....
    - Be Friendly. Build a relationship with the agent who is probably dealing with dozens of clients, after all you want to be the one the agent calls when he gets a new listing. Often being friendly to the seller/estate agents will be helpful if you offer on the property.
    - Feedback. Please provide the estate agent with feedback when requested, this information is not just valuable for the seller but will also allow your agent to build a picture of your exact requirements. When we repeatedly leave messages requesting feedback from clients who refuse to reply, you are rapidly heading for the achieve bin!

    Getting your offer accepted
    Once you have viewed the property and feel that it is the one for you, its time to make an offer. Contact the negotiator that showed you the property and speak to them about making a suitable offer. Usually they can give you background information about historic offers and what the vendors expectations are. Don't be afraid to make a lower offer, after all if its too low and rejected, you can always increase. However, do be sensible with what you put forward you don't want to offend the vendor and get off on the wrong foot.

    If you offer through Hunters, you will need to be financially qualified before the offer is submitted to the seller. Make sure you have bank statements, mortgage in principle documents, broker details or chain details ready for us.

    Instructing a Solicitor

    Once you have agreed a purchase price you will need to instruct a solicitor or conveyancer to handle the legal paperwork. Choosing the right solicitor is important for the efficient progression of the sale. If you choose a local, experienced solicitor, you are much more likely to experience a smooth trouble free transaction that if you use a large conveyancing firm on-line. In this respect cheapest is definitely NOT best!

    Sales Progression

    Our experience has taught us that the most stressful time for any sale is in the period leading up to an exchange of contracts. It can be both emotional and frustrating at times when nothing seems to be happening, therefore it is essential to keep good lines of communication open with your agent who will be doing everything possible to progress your sale and keep you informed of developments.

    At Hunters, the most usual arrangement is that the negotiator that agreed the sale will take ownership, progress the sale and be your point of contact during the process. In so doing you will be dealing with just one person who will have the knowledge and experienced required.

    Exchange & Completion

    When you have agreed upon a date, your solicitor will request that you sign the contract and pay your deposit (usually 10%). At this stage your solicitor will exchange contracts and a completion date will be set. It's now time to arrange time of work, removal men, pet/child cover & enlist friends/family to help. Once the money has been transferred on the day of completion the estate agent will have authority to release the key to you. Congratulations, you're now home owners.

    Mortgage Advice Bureau is one of the UK's leading independent mortgage brokers with over 700 offices nationwide, and they work with Hunters.

    Their expert financial advisers are able to search 1000's of mortgages from over 80 different lenders to find you the best possible deal. They give totally independent advice specific to your circumstances whether you are moving home, buying a home for the first time, investing in a property to let out, re mortgaging or consolidating debts. They will help you throughout the entire process to ensure that your mortgage application goes through as quickly as possible. For your convenience their adviser will happily meet with you either in one of our offices or at your home.

    Their financial advisers also offer advice on how to protect your home, family and income ensuring that you are covered should the unexpected happen.

    Think carefully before securing debts against your home. You home may be repossessed if you do not keep up repayments on your mortgage.

    There will be a fee for mortgage advice. The actual amount you pay will depend upon your circumstances. The fee is up to 1%, but a typical fee is 0.3% of the amount borrowed.

    Hunters Legal Services has been established to support the Hunters Estate Agency branches to provide all of the other services that will be required in connection with moving home.

    ENERGY PERFORMANCE CERTIFICATES

    You are required to have an up to date Energy Performance Certificate to market your property. This provides the prospective buyers with information regarding the energy performance of your individual property. We work closely with a local expert Inspector who will visit your property to obtain the necessary information required to compile the Report and this will be provided direct to the branch to ensure that there is no delay in marketing your property. The Report will belong to you and will be valid for a ten year period. If you currently hold an EPC for your property it is important to consider whether any changes have been made since the supply of the certificate that may have affected the energy performance of the property (for example, a new central heating boiler or loft insulation).

    CONVEYANCING SERVICES

    Hunters work with a Panel of local Solicitors that have been chosen for their expertise in conveyancing. A no obligation quotation can be provided to you upon request. We suggest that you obtain this at the time of marketing your property as the information provided will enable you to accurately budget your move.

    All of our Panel Solicitors work closely with our branches to ensure that you receive the highest standard of CUSTOMER CARE to ensure you are kept informed at all times. This close working relationship between our Panel Solicitors and branches can often SPEED up procedures and therefore make your move less stressful.

    Your Hunters branch will be any to provide you with any further information you require and obtain the necessary details from you to provide a quotation.

    REMOVAL SERVICES

    Hunters aim to provide services beyond that of a typical Estate Agent, and to help you with all matters in connection with moving home.

    Robert Chapman - Branch Manager
    Rob has been an Estate Agent in Yate & Sodbury since 1986 - that's over 30 years of selling homes in the area. Chances are Rob has either sold your house at one time or sold a house to you! Rob lives in Yate, his children attended the local schools and Rob is an active member of his local church. Rob loves the wide range of properties in the Yate and Sodbury areas from small one bed flats in South Yate through lovely 3 bedrooms semis on The Ridge and spacious 4 bedroom detached homes in North Yate & Brimsham Park to large country homes in The "Sodburys" and beyond.     Adam Offer - Director
    Adam Offer has been an estate agent since 1979 when he started with Besley Hill Estate Agents. Adam opened the Yate office in 1985 and lives in Old Sodbury. Adams whole family live locally - his children attended Broadway Infants, The Ridge Junior school then Brimsham Green School to the North of Yate. His son is an Estate Agent with Hunters and his daughter is a Nursery assistant at Raysfield Pre School in Chipping Sodbury. Adam offers branch support to the team and can often be seen at the branch assisting on appraisals, new home sales, dealing with enquires, making valuation appointments, carrying out viewings and assisting in canvassing for buyers!
