    Conveyancing
    image cannot be displayed
Conveyancing is the legal process by which ownership of a property is transferred from the seller to the buyer.

There are two stages to your conveyancing, firstly when an offer is accepted up to the exchange of contracts. Before contracts are exchanged either the seller or the buyer can change their minds in regard to price, terms or if they even want to buy or sell at all.

After the exchange of contracts, up to the moving day, which is known as "completion" both parties are legally committed to the purchase, both the price and moving date are fixed. If either of them breaches those agreements they can face heavy financial penalties.

The most common complaint about the conveyancing process is that it takes so long. Usually this is due to the chain of transactions and you can only proceed as quickly as the slowest link in the chain. So if anyone doesn't have their survey in place, or finances arranged, everyone has to wait. That's why cash buyers, first time buyers, those moving into retirement homes or probate sales are favoured buyers or sellers, as they don't have another link in the chain to complicate matters further.

There are excellent solicitors in this area that we would recommend you speak to for your conveyancing. For their contact details, simply speak to any of the Ashington Page team on 01494 680018

    Development
    image cannot be displayed
Chiltern District Council and South Bucks District Council are preparing a new emerging joint Local Plan for Chiltern and South Bucks Districts to find space for 15,100 houses over the next 20 years - meaning significant areas of green belt land around towns like Beaconsfield, Gerrards Cross and Amersham could be developed.

Selling your land to developers can have several advantages over putting it on the open market - including higher prices, quicker sales and less fuss.

What would a developer pay for your property?

You may have a large garden or adjoining land which you think might have development potential. We can quickly advise you on the viability and value of your land for development.

Ashington Page has a great deal of experience helping our clients to market and sell to developers negotiating the best deal on your behalf and managing the process to make sure you can sell with peace of mind. We sold or advised on development opportunities worth nearly £20 million in the last two years.

    What can we provide?

Development Advice - from the initial viability appraisal to advising the most appropriate method of sale i.e. option agreements, conditional contracts etc.

Market your land to the best and most reliable developers whose new homes command premium prices. If you would like a no obligation, confidential discussion of your situation please contact Gareth Ashington on gareth@ashingtonpage.co.uk or 01494 680018, or please contact us.

The team at Ashington Page are a genuinely lovely bunch of people. They make buying and selling a house as good as it can be. They are kind, professional and genuinely put their heart into all they do. I would whole heartedly recommend them to anyone
    • Seller Testimonial

Ashington Page provided a great service, advising me every step of the way. I was quite overwhelmed by the move and getting everything organised, however Ashington page made it a lot easier for me. I preferred their realistic valuation of the house. Very straightforward to deal with. Tracey was great at staying I touch with all parties, and passing on messages promptly. I would definitely recommend them.
    • Seller Testimonial

From the start the staff at Ashington Page were very professional yet friendly and approachable. We really felt that they worked very hard to achieve our goals. Ours was not an 'easy' chain but we were kept informed at every step of the way and when we ran into difficulties with our purchase, which was not through Ashington Page, they helped wherever they could and we believe were instrumental in getting us 'over the line' in the end. We have bought and sold many properties in the area and we can not recommend Ashington Page enough! We are so very grateful to them.

    Testimonials from Buyers

    • Buyer Testimonial

Ashington Page provided a profesional, timely, and creative service to us in our house purchase through them.
    • Buyer Testimonial

I was very impressed with the unique brand image that Ashington page has created, this is leveraged onto all associates who in turn provide an exceptional personable and tailored service to all clients. Ashington page associates are very quick to understand the needs of the client, the communication once the needs are understood is frequent, transparent and there is never a point in the life cycle of the transaction whereby the client is not well informed, a truly exceptional estate agent.
