    We will send details of your property by email and post to an up to date database of good quality buyers along with proactive phone canvassing, reviewing the marketing of your property with you on a regular basis until a suitable buyer is found.

    Viewings and offers:

    This is your chance to really show off your home, most buyers will only view once, so it is important to get it right first time. Here is a little guide, on how to prepare for the viewings to commence.

    1. It is best to give us a full set of keys, so we can conduct viewings when you are out and at short notice. However, we will always ask your permission and have your permission granted before we enter your property.

    2. Let us know how to gain access to any outbuildings, sheds or garages, so we can show potential buyers the whole of your property.

    3. Try and give us your good and bad times for viewings, we can work around you and can accommodate these times.

    4. If you have pets, particularly cats and dogs, try to take them out of the property for the duration of the viewing. Some people don't feel comfortable around animals, which could cause a distraction.

    5. We will give you feedback from your viewings, within 24 hours, whether it is good, bad or in-different, you need to know!


    Offers: We will be working really hard to generate offers, and we are legally obliged to put forward all offers until the point of exchange. We will do this verbally and confirm in writing along with any special conditions attached to the offer.

    Accepting an offer and conveyancing:

    Ultimately, it is your decision whether to accept an offer or not, however we will be with you every step of the way and can offer advice and guidance on the market to help you come to an informed decision.

    Once you are happy with an offer, we will formally qualify the potential buyer, by asking them to provide the following information before we mark your property as being 'sold subject to contract':-

    1. Photo identification and proof of address

    2. An application in principle from a mortgage lender and their advisors details, plus be qualified by our own independent financial advisor.

    3. We will require full proof of deposit.

    4. If your buyer is lucky enough to be purchasing with cash funds, we will ask to see full proof of the funds.

    5. If your buyer is relying on selling their own property, we will confirm the position of that sale and any linked sales to give you a full clear picture of the chain.

    6. We will request your buyer's solicitor details.


    Once we have all the above, we will ask you for your solicitors details. It is vital you choose the right solicitor who is local, experienced and reliant as this will determine the success and smooth transition of the sale. We can recommend good, local, experienced solicitors who we are happy to speak highly of. We deal with solicitors on a daily basis, and make our recommendations based on past experiences.

    Once we have your solicitors details, we will issue a memorandum of sale which is issued to all parties plus solicitors confirming the purchase price and any special conditions, a copy of your energy performance certificate will also be issued to the solicitors.

    The conveyancing process takes approximately 8 to 12 weeks, and as there is no legal obligation on anyone until contracts are exchanged, it is important to act swiftly. Your solicitor is your main point of contact, he/she will keep you up to date and advise you on the legal side of the transaction. However, we will also be monitoring the sale, keeping your interests at the front, and we will up date you on any information we obtain. Once the solicitors are in a position to exchange, your solicitor will negotiate and confirm completion dates with you, with a view to exchange and form a legally binding contract and setting a completion date in stone for you.

    Your buyer's solicitor will transfer the remaining monies for the purchase of your property to your solicitor. Once your solicitor has received the monies, he/she will call you to confirm this, and then will call us to confirm we can legally hand the keys to your buyer. This all means the transaction is complete, and your buyer's are the new legal owners of the property. This transaction can happen at any time of the day, so we would advise you make arrangements to vacate as early as possible to avoid being there when your buyer's are trying to move in. We will liaise with you and your buyer to arrange the hand over of keys.

    1. What can you afford & arranging finances:

    Buying a property is a long term financial commitment, so you need to think about how much you want to pay for your mortgage each month, remembering to take into consideration income, financial commitments and outgoings.

    It is recommended to apply for a mortgage 'in principle' before you start viewing properties, as you'll want a good idea of how much you can borrow and repayments.     Having your offer accepted!:

    You have found your dream property and your offer has been accepted!

    We will guide you through the next stages carefully, answering any questions you have.

    What we will need: Due to Money Laundering Regulations, we will ask you to provide for all buyers, photo identification, proof of address dated within the last 3 months, an application in principle from a mortgage lender and details of the financial advisor arranging your mortgage and proof of deposit/or full cash funds if applicable.

    Instructing a solicitor: Choosing an efficient solicitor will enhance the speed and success of your purchase. We can put you in touch with an experienced, local solicitor who we have no hesitation in recommending. Remember, we deal with a whole range of solicitors on a day to day basis, and we can give you unbiased advice about who to use for your conveyancing.

    Applying for your mortgage: Your mortgage application will need to be submitted to the mortgage lender you have chosen. If you choose to do this through our financial advisor, the hassle will be taken away from you, and the mortgage lender will move swiftly to instructing a mortgage valuation.

    Surveys: We recommend buyers should carry out a survey on their ideal property. If you are purchasing with a mortgage, your lender will carry out a basic mortgage valuation. However, you may want to have a more detailed report carried out such as a Homebuyer's Survey or Building Survey. We will talk you through the differences in survey options.

    Conveyancing Progression: The conveyancing process can take between 8 to 12 weeks. As there is no legal obligation on any party, until contracts are exchanged, it is advisable to move swiftly and choosing the right solicitor really makes the difference. We will monitor the progress of your purchase, giving you any updates we obtain, and we are always here to give you any assistance you may need.

    Completion - You can have your keys!!!

    The day has come, when you can finally have your keys!!

    There are just a couple of formalities to go through, before we can legally hand you, the keys.

    Your solicitor will transfer any remaining funds for the purchase to the vendors solicitor. When these funds are received and are cleared, the vendors solicitor will contact us to give us their permission for us to legally release the keys to you. At this point, the transaction is complete and you are the new legal owner!

    This final part of the transaction can happen at any time of the day. We do ask, that you be patient, and we will be in contact with you to arrange the handover of keys as soon as possible.

    Energy Performance Certificate's (EPC's)

    An Energy Performance Certificate (EPC) provides information on the energy efficiency of a building, giving the building an energy rating from A (the most efficient) to G (the least efficient). It also makes recommendations on how a building's energy use and carbon dioxide emissions could be reduced. Regulations have been in place since 2007 covering that an EPC needs to be provided on construction, sale or let of a building.     I started my career at Marriott Hotels, and I brought this high level of customer service from the leisure industry into estate agency when I started at 21 years old at Besley Hill, Longwell Green office. Within three years of starting as a trainee, I was promoted to assistant manager. I then worked at Besley Hill's busy Easton office for a further 3 years before furthering my career by opening a brand new office located in Hanham for a popular east Bristol agency where I stayed for 7 years. I successfully managed several offices before returning to Besley Hill in 2008 and opening Urban Property Bristol in 2016 positioned in the Central /North of the City on the vibrant Gloucester Road in Bishopston. I am proud of my highly motivated and professional team, offering a high degree of customer service and striving to offer a personal, friendly service with experienced, honest advice.

    2. Work History? I studied Hairdressing for 2 years at college, during this time I also worked in a salon until unfortunately I found this was not the career I wanted to pursue, and then went on to working in a local nursery where I was employed for 3 and a half years which I really enjoyed, but during my time there, I also started to work one day a week in a local lettings agency, which gave me the taste of the property market, and I knew then, that I would like to pursue a career in estate agency. I joined Besley Hill, Bishopston in June 2014 and then joined UP Bristol when it opened in May 2016. I have enjoyed learning and carrying out the Negotiators Role and I look forward to progressing onto the Commercial Lettings Market, Property Management and even Valuations.

    Rose Richards - Part Time Administrator

    I am easily the oldest member of the team. I'm Bristolian, a mother with a good supportive network of friends and family. Following a career in the youth and play service, I took early retirement from Bristol City Council in 2014 and was interested in a new challenge to work part time work in the private sector. I work 2 days a week providing general admin support and helping the office run smoothly.

    1. Worked at UP Bristol since we opened in 2016

    2. Work History. Worked for the Halifax Building Society when I left school and then worked for the Dockland Settlement in St Paul's as a community worker. Following a period of full time study to qualify as a youth and community worker, I started work for the council running a youth centre in 1984. Became a manager of youth and play work, which involved running a centre and supporting voluntary organisations in North Bristol in 1989. In 1996 became a senior officer within Bristol City Council, where I stayed until early retirement in 2014. Spent a year doing consultancy work as a trainer, before deciding to take a part time job with Besley Hill, moving to Urban Property in 2016.

    3. Favourite thing about Urban Property? The team are very supportive of each other, and Darren promotes a culture of good customer service, respect and integrity. Having committed most of my career to youth work, I particularly enjoy helping young people achieve the independence renting or buying their own home provides. 4. When I was young, I wanted to be in the police force, but my Mum said I had to get 'a proper job first'. 5. Favourite colour - Blue

    6. Favourite drink - tea (not much milk please)

    7. Favourite holiday - anything that involves sitting in the sun immersed in a good book.

    Selina O'Sullivan - Lettings Administrator

    Our newest member of the team is Selina who is already making an excellent impression with our landlords. Selina brings a wealth of experience with her working previously for both the NHS and Bristol City Council and is a great addition to the UP team.

    2. Work History? After university in Liverpool and lots of temping work, I worked as a Support Manager managing a large team of admin staff in the NHS before moving back to my home town of Bristol in 1998. My first job in Bristol was for Bristol City Council as Support Services Manager for Bristol Youth Office, then various other administrative roles including Business Manager for Youth and Play Services before taking voluntary redundancy in May 2016. I then worked as Project Manager for an environmental charity Groundwork South - I was responsible for the day to day running of Lockleaze Youth and Play Space when Groundwork took on the lease from the City Council before starting with UP in November.

    3. Favourite thing about Urban Property? Friendly, supportive colleagues and working on Gloucester Road

    4. When I was young, I wanted to be? Older

    5. Favourite colour? Liverpool FC red

    6. Favourite drink? Tea and prosecco - not together

    Vanessa Gander - Finance Manager

    I was born in South Africa and have travelled considerably with young children. We have lived in places like Kenya and Swaziland but have now settled in beautiful Bristol. I have always worked in finance and love the challenge figures create. I work 4 days a week doing all the finance aspects of Urban Property.

    2. Work History? I started worked as a gilts settlement clerk at Standard Bank of South Africa way back when. I then worked for a small stock broker doing all gilt, equity and futures support. I did not work when we were in Kenya and Swaziland instead was a full time Mom to 3 young children. We moved to England in 2007. Abode Property was my first employer until I was promoted to Finance Manager of DIGS. I decided a change is what I needed so as they say the rest is history.

    3. Favourite thing about Urban Property? The people I work with and shopping on Gloucester Road

    4. When I was young, I wanted to be? A school teacher

    5. Favourite colour? Orange
