    Viewings and offers:

    This is your chance to really show off your home, most buyers will only view once, so it is important to get it right first time. Here is a little guide, on how to prepare for the viewings to commence.

    1. It is best to give us a full set of keys, so we can conduct viewings when you are out and at short notice. However, we will always ask your permission and have your permission granted before we enter your property.

    2. Let us know how to gain access to any outbuildings, sheds or garages, so we can show potential buyers the whole of your property.

    3. Try and give us your good and bad times for viewings, we can work around you and can accommodate these times.

    4. If you have pets, particularly cats and dogs, try to take them out of the property for the duration of the viewing. Some people don't feel comfortable around animals, which could cause a distraction.

    5. We will give you feedback from your viewings, within 24 hours, whether it is good, bad or in-different, you need to know!

     

    Offers: We will be working really hard to generate offers, and we are legally obliged to put forward all offers until the point of exchange. We will do this verbally and confirm in writing along with any special conditions attached to the offer.

    Accepting an offer and conveyancing:

    Ultimately, it is your decision whether to accept an offer or not, however we will be with you every step of the way and can offer advice and guidance on the market to help you come to an informed decision.

    Once you are happy with an offer, we will formally qualify the potential buyer, by asking them to provide the following information before we mark your property as being 'sold subject to contract':-

    1. Photo identification and proof of address

    2. An application in principle from a mortgage lender and their advisors details, plus be qualified by our own independent financial advisor.

    3. We will require full proof of deposit.

    4. If your buyer is lucky enough to be purchasing with cash funds, we will ask to see full proof of the funds.

    5. If your buyer is relying on selling their own property, we will confirm the position of that sale and any linked sales to give you a full clear picture of the chain.

    6. We will request your buyer's solicitor details.

     

    Once we have all the above, we will ask you for your solicitors details. It is vital you choose the right solicitor who is local, experienced and reliant as this will determine the success and smooth transition of the sale. We can recommend good, local, experienced solicitors who we are happy to speak highly of. We deal with solicitors on a daily basis, and make our recommendations based on past experiences.

    Once we have your solicitors details, we will issue a memorandum of sale which is issued to all parties plus solicitors confirming the purchase price and any special conditions, a copy of your energy performance certificate will also be issued to the solicitors.

    The conveyancing process takes approximately 8 to 12 weeks, and as there is no legal obligation on anyone until contracts are exchanged, it is important to act swiftly. Your solicitor is your main point of contact, he/she will keep you up to date and advise you on the legal side of the transaction. However, we will also be monitoring the sale, keeping your interests at the front, and we will up date you on any information we obtain. Once the solicitors are in a position to exchange, your solicitor will negotiate and confirm completion dates with you, with a view to exchange and form a legally binding contract and setting a completion date in stone for you.

    Completion:
    Your buyer's solicitor will transfer the remaining monies for the purchase of your property to your solicitor. Once your solicitor has received the monies, he/she will call you to confirm this, and then will call us to confirm we can legally hand the keys to your buyer. This all means the transaction is complete, and your buyer's are the new legal owners of the property. This transaction can happen at any time of the day, so we would advise you make arrangements to vacate as early as possible to avoid being there when your buyer's are trying to move in. We will liaise with you and your buyer to arrange the hand over of keys.

    1. What can you afford & arranging finances:

    Buying a property is a long term financial commitment, so you need to think about how much you want to pay for your mortgage each month, remembering to take into consideration income, financial commitments and outgoings.

    It is recommended to apply for a mortgage 'in principle' before you start viewing properties, as you'll want a good idea of how much you can borrow and repayments.     Having your offer accepted!:

    You have found your dream property and your offer has been accepted!

    We will guide you through the next stages carefully, answering any questions you have.

    What we will need: Due to Money Laundering Regulations, we will ask you to provide for all buyers, photo identification, proof of address dated within the last 3 months, an application in principle from a mortgage lender and details of the financial advisor arranging your mortgage and proof of deposit/or full cash funds if applicable.

    Instructing a solicitor: Choosing an efficient solicitor will enhance the speed and success of your purchase. We can put you in touch with an experienced, local solicitor who we have no hesitation in recommending. Remember, we deal with a whole range of solicitors on a day to day basis, and we can give you unbiased advice about who to use for your conveyancing.

    Applying for your mortgage: Your mortgage application will need to be submitted to the mortgage lender you have chosen. If you choose to do this through our financial advisor, the hassle will be taken away from you, and the mortgage lender will move swiftly to instructing a mortgage valuation.

    Surveys: Besley Hill, Bishopston recommend buyers should carry out a survey on their ideal property. If you are purchasing with a mortgage, your lender will carry out a basic mortgage valuation. However, you may want to have a more detailed report carried out such as a Homebuyer's Survey or Building Survey. We will talk you through the differences, and we also have Besley Hill Chartered Surveyors on hand to talk you through the difference surveys.

    Conveyancing Progression: The conveyancing process can take between 8 to 12 weeks. As there is no legal obligation on any party, until contracts are exchanged, it is advisable to move swiftly and choosing the right solicitor really makes the difference. We will monitor the progress of your purchase, giving you any updates we obtain, and we are always here to give you any assistance you may need.

    Completion - You can have your keys!!!

    The day has come, when you can finally have your keys!!

    There are just a couple of formalities to go through, before we can legally hand you, the keys.

    Your solicitor will transfer any remaining funds for the purchase to the vendors solicitor. When these funds are received and are cleared, the vendors solicitor will contact us to give us their permission for us to legally release the keys to you. At this point, the transaction is complete and you are the new legal owner!

    This final part of the transaction can happen at any time of the day. We do ask, that you be patient, and we will be in contact with you to arrange the handover of keys as soon as possible.

    I started my career at Marriott Hotels, and I brought this high level of customer service from the leisure industry into estate agency when I started at 21 years old at Besley Hill, Longwell Green office. Within three years of starting as a trainee, I was promoted to assistant manager. I then worked at Besley Hill's busy Easton office for a further 3 years before furthering my career by opening a brand new office located in Hanham for a popular east Bristol agency where I stayed for 7 years. I successfully managed several offices before returning to Besley Hill in 2008 in the height of the financial meltdown where I opened Besley Hill's newest franchise office positioned in the Central /North of the City on the vibrant Gloucester Road in Bishopston. I am proud of my highly motivated and professional team, offering a high degree of customer service and striving to offer a personal, friendly service with experienced, honest advice.

    2. Work History?     Laura Savage - Office Manager

    I first started work in estate agency 9 years ago, previous to that I worked within the car industry and before that studied law through Ilex. I started out at House and Co, Kingswood as an administrator where my manager there was none other than Darren Head, Director here at Besley Hill! and progressed from there. Within House and Co, I worked in offices that covered Kingswood, Hanham, Fishponds and Redfield. I moved to Blue Sky Property in Longwell Green before taking on a role here as office manager within Besley Hill and back with Darren from all those years ago. Throughout my time in estate agency, I have taken time to learn all sides of the business, and genuinely enjoy what I do - how many people can say that!! Aside from estate agency and away from work, I spend far too much time on my Ipad!, I like to bake, and I really enjoy travelling and organising holidays which have included the sunny med and canary islands to more unusual destinations of Iceland, Norway, Estonia, Lithuania, Poland and Russia!

    Lucy Copleston - Part Time Lettings Administrator

    After finishing my Photography degree at Falmouth collage of art in Cornwall, we decided not to return home to sleepy Lincolnshire and to pick a spot on the map and just start a fresh. And here we are in Bristol! Bristol is one of the nicest cities, with lots of green space, but with enough restaurants to keep me busy for years yet. Since living here I've mostly worked in property, Not sure how this happened, as I trained as a photographer, but I've been working in property for 6 years now and happy to carry on for many more to come.  

    1. Worked at Besley Hill since? I started at Besley Hill in May 2014. 

    2. Work History? I started at Bath University in the commendations office, looking after Halls of Residents straight from finishing University. Then I went onto a local agent in Clifton - Abode, where I became a Property Manager for student properties. I managed about 800 students! Then I become the Media Coordinator for a short while for Abode, before starting my new role here at Besley Hill as the Lettings Administrator.

    Dawn Clode - Part Time Sales Coordinator

    I'm one of the oldies at Besley Hill, I work part time here as well as working in my own business as an Osteomyologist in my Holistic Health Clinic over the road from Besley Hill! So not only can I sell your house, I can fix your back after the move!!! I really love working here partime as I get to work in a really friendly team with the banter that goes along with it. I'm really proud to do a job well, in December 2013 I was given the honour of being named Osteomyologist of the Year by my Professional Association and I feel I bring that professionalism into everything I do. In November 2011, I and a group of people set up the Bradley Stoke Community Choir, and I am really proud that we are still going and improving a year on and that we are able to keep the choir free for anyone that wants to just sing!

    2. Work History? After leaving school I did lots of different jobs, including au pairing in Bordeaux for a year back in the early 80's! I first worked in the property market in 1987 until 1993 as a Financial Advisor. Since then I have worked helping people into work, starting with young people and getting them work experience then helping people with long term health issues and disabilities back to work. However I had my biggest and final career change in 2008 following redundancy when I re-trained in firstly Holistic Therapies, then I became an Osteomyologist opening my own Holistic Health Clinic on the Gloucester Road in February 2012, after a short stay in the Besley Hill office as a temporary home. This is also when I started working part-time for Darren, bringing old fashioned Estate Agency skills into the new modern version of Estate Agency.
