    Finding you a tenant

    We will arrange to meet with you in order to make recommendations that will maximise the letting potential of your property and advise on a realistic value.

    We will take internal and external photographs and discuss with you your tenant requirements.

    We can then match the search criteria with those we have on our database. 

    Our mulitple office network gives us a real advantage, as we are able to access a large number of potential tenants. Whether it is through our existing contacts or from advertising enquiries, we will aim to find the right tenant to suit your property.

    In order to protect your investmant and show your property to its best advantage, all viewings will be accompanied by a CJ Hole staff member who will be familair with the property and who can deal with any questions.

    When a tenant is found, references are taken up by an indipendent referencing agency who will check and verify the information given by the tenants. They will also be checked for creditworthyness and for CCJ's and arrears as well as obtaining previous landlord references.

    Once references have been obtained, we will then contact you to confirm the result and moving in date.

    Commonly asked questions

    What should I do if my tenant doesn't pay the rent?

    Where a rental protection product is in place, this will be invoked. Where it is not and the landlord has paid for the rent collection service, CJ Hole will demand the rent from the tenant and follow set procedures for dealing with the rent arrears and give guidance on the process for gaining possession of the property if needed.

    Rent protection products are available to CJ Hole landlords - Ask for details.

    Who will oversee any repairs?

    Depending on the service and the nature of the incident, our staff will determine who is liable and arrange for the work to be carried out by a qualified contractor.

    What is management?

    CJ Hole provide a management service to protect and maintain a property to the standard it was at the beginning of the tenancy, fair wear and tear excepted. It includes arranging all maintenance and running repairs, except for those items that are clearly the tenants responsibility.

    When and how will I receive my rent?

    With our full management service, when bank details have been supplied we will arrange for payments to be made ditectly into your account. With the Tenant Find Service, the tenants rent will be paid direct by standing order.

    The team at Hanham have worked together for over 10 years and in that time have built up a fantastic reputation within the lettings industry.

    Andrew Gilbertson MNAEA MARLA Dip DEA

    Andrew is both the franchisee and branch manager of CJ Hole Hanham.

    Residing locally to Hanham, Andrew has been involved with residential estate agency for over 20 years and in that time, has built up an extensive knowledge of the business.

    I have always tried to keep up to date with current legislation and the changes to the house buying and selling process which have occurred since my first job in agency back in 1987.
    Andrew has seen many changes during his time at CJ Hole but none more so than the challenging period of the last couple of years.

    I think a lot of peoples perceptions of Estate Agents has changed over the last couple of years, we are a hard working team who strive to provide really good service to our clients¿
    It's not about erecting a 'For Sale' or 'To Let'  board and hoping for the best. It is about good communication, innovative marketing and advertising, working closely with your clients in order to find out what drives them but most of all, its about the team you work with, and I have a great one!

    Out from behind the desk and away from CJ Hole, Andrew enjoys listening to music, swimming and is a keen motorcyclist.

    Lucinda Sperring MARLA

    Lucinda joined the team in 2006 having had previous experience working in lettings.
    A level 3 ARLA member, Lucinda has an un-rivalled knowledge of the local rental market and is happy to provide advice relating to professional and student lets, rent guarantees and landlord and tenant insurances.

    Outside of CJ Hole, Lucinda's hobbies include captaining her local netball team, reading a good crime thriller and can often be seen jogging around Hanham.

    Alex has been with CJ Hole for over 15 years. Starting life as a branch secretary, she has progressed through the ranks from negotiator to senior negotiator to become a fantastic property sales manager.
    Alex's straight talking and no-nonsense approach to estate agency has been a welcome relief to property sellers over the years who have often thanked her for her honest feedback and practical help with selling.
    Outside of CJ Hole, Alex's main priority is looking after her family and enjoys gardening when she gets the chance.
