    Our experienced negotiators will accompany all viewings, showing your property to fully qualified applicants who are registered on our system. When an offer is acceptable to you our team will carry out the necessary checks and provide everyone with contracts.     Fees for Landlords

    1. The Let Only Service - 12% Inc VAT

    This service is suitable for those who live close to the property and/or are happy dealing with rent collection, maintenance and repairs.

    We will...

    • Assess your property in relation to the current market conditions
    • Match your property with suitable applicants through our extensive tenant register
    • Promote your property through local press, web portals and website.
    • Interview and assess potential tenants
    • Arrange and accompany viewings to the property
    • Negotiate the tenancy in line with your instructions
    • Fully reference the tenants
    • Make arrangements for the tenants moving in
    • Write up the tenancy agreement and make amendments where required
    • Collect the first month's rent and deposit
    • Place the tenants deposit in a tenancy deposit scheme
    • Deal with the return of all deposits that we hold
    • Rent Guarantee offered at an extra cost to the landlord. Our discounted rate is passed onto our client.


    2. Rent Collection Service - 14.4% Inc VAT

    Our rent collection service takes the hassle out of landlord rent collection. We are able to ensure a regular and secure method of collection for both you and your tenants.

    C.H. Peppiatt collect and forward the rent directly to your bank account within three days of receipt. This service incorporates all aspects of our let only Service, including property assessment, property promotion, selecting and credit referencing suitable tenants and negotiating tenancies.

    We will...

    • Collect standing order rent payments
    • Collect and clear monthly rent quickly
    • Forward payment promptly to your bank account using the BACS system
    • Send a detailed statement of your account quarterly
    • Forward copies of the statement to your accountant and /or solicitor as requested

    The Rent collection service is charged monthly at an additional 3% + vat above and over the let only package.


    3. Property Management Services - 18% Inc VAT

    Our Property management service takes away the day to day stress and inconvenience of managing your own property.

    This service incorporates all the aspects of our standard let only Service (option One) and our Rent collection Service, including property assessment and promotion, selecting and referencing tenants, negotiating tenancies and collecting rental.

    In addition to finding your tenant and collecting your rent we will:

    • Act as your tenant's contact for all property management issues
    • Resolve all problems quickly and efficiently
    • Promptly arrange estimates and organise repairs by reputable local contractors
    • Communicate all relevant details to you about the property
    • Carry out a property inspection every four months
    • Ensuring the property is returned in its best possible condition
    • Making sure that tenants pay for any damages and/or any cleaning that is required

    Our Property Management Service is charged on a monthly basis only. There is no fee up front. The fee is 18% Inc VAT of the gross monthly rent.



    Additional Fees and charges.

    Renewal Fee: 10% Inc VAT
    Renewals are charged for the tem of the tenancy. Renewals are charged at 10% for the second term and 8% for the third term. No renewal fee is charged after the third term. Our renewal service includes advice on current rent, contract negotiation, amending and updating terms and arranging a further tenancy and agreement.
    Checkout Fee: £132 - £252 depending on the amount of rooms etc.
    Agree with tenant check out date and time appointment; Instruct inventory provider to attend; negotiate with landlord and tenant any disbursement of the security deposit, return deposit as agreed with landlord and tenant to relevant parties; Remit any disputed amount to Scheme for final adjudication; Unprotect security deposit;
    EPC: £78
    Since 1st October 2008 it will be mandatory for landlords to make Energy Performance Certificates (EPCs) available to NEW tenants as part of the lettings process. Each EPC will last for 10 years.
    Please note that failure to comply with this legislation could result in a £200.00 penalty

    Gas Safety Certificate £108
    A qualified Engineer (CORGI or British Gas) must also check all gas appliance and installations within the accommodation, on an annual basis for its safe use. This includes such items as Gas Fires, Central Heating boilers, Gas cookers and other gas appliances. It also insists that flues and chimneys are clear of obstructions and in the correct place.
    The engineer must issue a certificate and a copy presented to the Tenant at the start of any tenancy. Any items that fail to comply with the regulations must be fixed or removed immediately.
    Failure to comply with the Regulations means that the Landlord is committing a criminal offence. The offence carries a penalty of six months imprisonment and/or a fine which is currently a maximum of £5,000. There may be also a further criminal prosecution for manslaughter.

    Non UK Resident Landlords
    If you are going to reside outside the UK we are bound under the Taxes Management Act 1970, Section 78 and 83 to assess you at the basic rate of income tax (variable) due from rents we collect on your behalf if you are not "self-assessing" your own tax.
    We should receive a letter of confirmation from your Accountant and Tax Office confirming that they accept liability for payment of your tax. (Please see your Accountant for self-assessment advice)
    Alternatively, we can instruct our in house Accountant who can give you advice or can be employed by you to take care of your tax affairs whilst abroad at an annual fee of £200 (Please ask for a copy of our Terms of Business)

    Fees for Tenants
    BEFORE YOU MOVE IN:

    Reference and Administration fee: £95 (inc VAT) per tenant.
    Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement. Includes one Guarantor per person (if required).

    Additional Guarantor Fee: £45 (inc VAT) per additional guarantor (if required).
    Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

    Check-in Fee: £132 - £252 (inc VAT) depending on the amount of rooms etc.
    Preparing an Inventory and Schedule of Condition of the property, taking meter readings for utilities and services.
    Pet Deposit:
    Returnable additional Security Deposit by negotiation with the landlord. To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy. The amount will vary depending on the type of pet and circumstances.

    DURING YOUR TENANCY:
    Amendment Fee: £180(inc VAT)
    Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.

    ENDING YOUR TENANCY EARLY:

    Check out Fee: £132 - £252 (inc VAT) depending on the amount of rooms etc.
    Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).

    OTHER FEES AND CHARGES:

    Professional Cleaning: (if required) Up to a maximum of £936 (inc VAT)
    Which will be deducted from the Security Deposit. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy. The amount will vary depending on the size and condition of the property.
