Property Management and Lettings

Chaneys is an established firm of chartered surveyors who offer property management of residential letting. The letting of any residential property is a major decision and the success of the letting will almost certainly depend on the choice of the agents and the way in which the letting is handled.

Our residential letting team consists of surveyors who have many years experience, they will advise prospective landlords as to the rental value of the property and suitability for letting purposes, they will gladly guide you through all intricacies of letting residential property.

We already have an established residential letting portfolio of Regulated, Assured and Assured Shorthold Tenancies.
Our full property management of residential letting provides the following services:

- Advertising the property for letting

- Selecting the prospective tenant

- Arranging and where appropriate accompanying tenants to viewings

- Applying for and checking references

- Arranging all tenancy documentation

- Registration of deposit with the TDS Scheme

- Arranging an independent inventory clerk to prepare inventories and check out reports (separately charged)

- Check in meeting where the tenants pay the deposit and first month's rent, sign agreements and are given information regarding the tenancy

- Preparation of landlords tenancy agreement

- Preparation and submission of monthly rent statements for assured shorthold tenancies. Quarterly rent statements for assured and regulated tenancies

- Handling day to day repair work required for maintenance of the property

-Arranging annual gas safety checks

-Payment of contractors invoices where appropriate

- Periodic inspections and reporting of findings to landlords where necessary

- Dealing with notices to end a tenancy

- Arranging the independent inventory clerk to carry out a check out report, on receipt of the report if dilapidations have occurred during the tenancy we negotiate between the landlord and tenant over cost, before agreeing level of deposit to be returned


Commercial Property Management:
We have an established commercial portfolio comprising of shops and offices.

Our full management provides the following service:

Negotiating heads of terms
Once solicitors have been instructed to draft the lease, we will assist them with their enquiries
On engrossment of the lease, we release keys, inform services providers of the change of occupant

Payment of contractors invoices where appropriate
Periodic inspections and reporting the findings to the Landlord where necessary
