    What do we offer our landlords?

    Don't you just hate "hidden charges" that are added on. With this in mind, from the outset, you will know exactly what the financial implications are for you.  Sharing the financial load is important too, we insist that your tenant pays a check out fee....ensuring that the property comes back to you as it should.  

    We have a great team of contractors such as plumbers, heating engineers, electricians, handymen, cleaners, gardeners, who are reliable and competitively priced.  More importantly, they are expereinced and have been known to us for years.

    We offer a range of services for our landlords from an Unmanaged or Introductory Service or a Fully Managed Service.

    Our Managed Services involve:

    • Advising as to the likely rental income & how to achieve the best possible price

    • Advertising & general marketing of the property

    • Accompanied viewings to the property within office hours

    • Interviewing prospective tenants & taking up full references

    • Preparing the Tenancy Agreement

    • Initiating the Inventory Clerk to provide a full inventory

    • Collecting one months rent in advance together with the one and a halfs month security deposit and then lodging the deposit with the Deposit Protection Service

    • Payment made to you by bank transfer with a detailed monthly rent statement

    • Tenancy renewal

    • Arranging 'check out' of the tenant at the end of the tenancy

    • Co-ordination of repairs or maintenance including arranging for tradesmen to attend the property and obtaining competitive estimates where necessary, supervising works and settling accounts from rents received

    • Regular inspections of the Property are carried out on a quarterly basis

    • Making payments on behalf of the Landlord from rents received for costs in managing the property

    • Carrying out a full inspection at the end of the tenancy and dealing with delapidations

    Before you enter a legally binding commitment for a tenancy through Country Properties it is important that you understand exactly what you're entering into.  We want to make sure that you are fully conversant with the requirements connected with renting residential property. Nine times out of ten, the property that you rent with us will be under a fully managed serviced, but some landlords prefer to manage (oversee) their own tenancy.  We will make you aware from the outset which type of agreement you are involved in.

    We will ask you to read and sign our Tenants Initial Requirements form indicating from you that you are clear about the terms and conditions of your future tenancy.
