Modern Auction Method - Property Auction Dept
    image cannot be displayed

"Why sell through the Modern Method of Auction?

When thinking about selling your property there are many options out there, but not many methods of sale can offer the following key benefits:

1 Choose to pay 0% commission on your sale, or choose no sale no fee. Whichever way you look at it we can't be beaten on price

You can pay no fees whatsoever to sell your property. So the money you're going to save can be spent on something a little more interesting... a holiday perhaps? Under this method we charge the buyer a reservation fee which covers our costs.

Under the buyer's premium entry we charge the buyer a reservation fee which covers our costs

Our second more traditional option is where the seller pays a sales fee, to sell the property on a no-sale no-fee basis at the end of the transaction to cover the auctions costs. We provide both options so that you can choose an option that suits your individual needs. However, through either option if your property doesn't sell it won't cost you a penny, reducing the risks of selling through auction considerably.

2 A fixed date to move and sell

Upon the close of the auction your buyer will be tied into a fixed timescale for exchange and completion. This provides complete clarity for both parties. A fixed timescale is not often set when selling a property through the normal estate agency route with many sales taking much longer than anticipated. This added security is a big benefit to any vendor looking to move forward with confidence!

3 The benefit of a non-refundable reservation fee or deposit paid up-front from the buyer

Upon the close of the auction the buyer of your property will pay a non-refundable reservation fee or deposit calculated against the final selling price. In most instances the buyer will be required to pay a reservation fee rather than a deposit. If the property is subject to a deposit rather than a reservation fee it will be clearly stated. As this will be paid on a non-refundable basis, you know that your buyer is serious and in a proceedable position. This cuts out any time wasters and provides security so you can move forward in confidence.

4 The best price in the current market

Think about how an owner of a piece of fine art maximises its value? They sell at auction! Due to the increased marketing and unique pricing strategy that we operate, we guarantee to get you the best price in the current market for your property. A property will always sell for what it's worth, plus you have a reserve price so you know it won't sell for anything less than that chosen figure.

    Frequently asked questions

    Q. Is my property going to sell?

    Q. What's the difference between the online auction and the auction event?

    Q. How do you get paid if I choose to sell my house for free?

    Q. Do I have to accept the highest bid for the property?

    Q. Can I accept bids outside the auction process?

    Q. Is the bid binding?

    Q. How quickly will I have to move out?

    Q. Is my property going to sell?

    A. There are two components needed to maximise the chances of a sale through auction: firstly, a motivated and realistic seller, and secondly, great marketing exposure. Our marketing and unique pricing strategy will guarantee you the best price in the current market for your property. If you decide to explore the auction route further, a member of our auction department will discuss with you the best pricing strategy to maximise interest on your property. If you would like to discuss the auction route further please don't hesitate to contact a member of the auction department on 0845 5193 126 to discuss in greater detail.

    Q. What's the difference between the online auction and the auction event?

    A. We hold auction events at specific times throughout the year. We also offer online auctions which run in tandem with the auction events. Simply we offer our clients an auction service 24/7! The online auction system works like ebay. Properties are usually listed on the site for 30 days and at any point during this time a bid can be placed on a property. You can tell how much time is remaining on a specific auction as it is clearly stated in the auction countdown displayed against each property. All properties will start out life on the online auction system and many will sell long before the auction event. However, our aim is to obtain the best possible purchase price in shortest space of time.

    Q. How do you get paid if I choose to sell my house for free?

    A. If you choose to pay no fees, we charge the buyer a fee when a transaction is completed; this is called a reservation fee. It is calculated against the final selling price of the property once an auction is completed and the reserve is met. The reservation fee acts as a deposit to create greater security until exchange of contracts takes place.

    Q. Do I have to accept the highest bid for the property?

    A. No, all properties are sold with an undisclosed minimum reserve price (agreed with the seller). The only prices the public see are the starting and actual bids. The reserve price remains confidential. Once the reserve price has been met and the auction is closed, the sale will go through. A reservation fee or deposit is then taken. If you choose to pay no fees the reservation that we take will not form part payment of the purchase price.

    Q. Can I accept bids outside the auction process?

    A. Yes, you can accept a bid to sell the property before the online auction has finished or before the auction event. By law we are duty bound to put any offer for the property forward to you. It will then be up to you to decide if you want to consider the offer and take the property out of the auction early. However in a scenario where this happens the reservation fee or deposit will still be payable by the buyer and the terms and conditions of the auction still apply.

    Q. Is the bid binding?

    A. This is the Modern Method of Auction, the bid obliges the buyer to pay a reservation fee or deposit and sign the reservation form. If they are the highest bidder it does not bind the buyer to buy the property. Instead, it allows them to reserve the right to exclusively exchange contracts on the property at an agreed price within 28 days of the bid being accepted.

    Q. How quickly will I have to move out?

    A. We use the Modern Method of Auction, which means that when the auction closes the winning bidder has 28 days to exchange contracts and a further 28 days to complete the purchase. This additional time over the traditional method of auction makes it more appealing to purchasers buying with finance or a mortgage because there is more time to get the necessary paper work in place and completed.

    Testimonials from Sellers

    • Seller Testimonial

We would like to thank Hilary for her hard work.
Fine and Country didn't waste any time getting our house on the market and we found the advertising of our property was very wide spread and not only limited to our local area. Our house was on the market for Over £500,000.00 and we all knew it wouldn't be that easy to sell as the area we live is mainly of properties with a market value in the region of £250,000.00 - £300,000.00. Although we didn't have that many viewings we were in no way concerned as all the viewings were genuine buyers and no time wasters. Hilary Landey was really great and kept us informed of any feed back at all times which eventually resulted in the sale of our house for £516,500.00.
    • Seller Testimonial

      a good result was achieved
This sale was potentialy difficult because of tensions among executors. The marketing and good personal service ensured that there were no difficulties and a good result was achieved with the minimum of fuss.
    • Seller Testimonial

      providing best advice and guidance
I had a 5 bedroom executive house and barn formerly on the market with another high-end estate agent that had attracted zero viewings in its critical launch month. Disappointed, I came across Fine & Country, and asked for their frank opinion on the marketing. They pointed out some errors within the static marketing approach so frequently offered. So within two weeks, the Fine & Country had the house remarketed; fresh photography taken; and exciting lifestyle images and descriptors that showed the house living and at its best. I received an offer within two weeks. In this climate, that is impressive. With Fine & Country I found that the service did not stop at offer stage. The conveyance proved to be a longer, more complex process than initially envisaged, but Fine & Country were at hand every step of the way, providing best advice and guidance.
    • Seller Testimonial

puts effort into the "after offer" service
Fine & Country, Drayton, offered a professional service that was second to none. Particular thanks to Hilary who kept us informed on every viewing and when we did secure a buyer we were given regular updates as to the progress of the sale and her thoroughness meant that every link in the chain were also updated due to the inadequacies of other Agents who weren't as diligent and left their clients chasing for information. For all members of the Fine & Country team at Drayton, it is nice to work with an estate agent who concentrates not only on the sale but puts effort into the "after offer" service; as from a client's perspective this is when the stress really starts.

    Testimonials from Buyers

    • Buyer Testimonial

      friendly, understanding and professional
We were looking to move from Cambridgeshire to Hampshire and therefore needed to limit our viewings due to the distance of travel. On Rightmove we saw properties of interest including 'Greystones'. We were disappointed with the viewings we had had, and considering the long journey back home, we decided to drive and look at the property (albeit just externally.) We were impressed and took a punt at ringing the agent for an on the spot viewing. Hilary Landey was from the outset helpful and understanding of our situation. She made several calls and managed to obtain the keys from the owners and met up with us. During the viewing Hilary was a perfect agent not pounding us with information but answering our questions in a very professional manner. All through our subsequent dealings with Hilary, we were extremely impressed by her and the company she acts for. No move is easy!!!!! However, when there is a friendly, understanding and professional agent it helps immensely. Thanks HIlary and Fine & Country.
    • Buyer Testimonial

      A joy to deal with
In my search for a suitable property in Old Portsmouth I dealt with Hiliary and Sarah on a number of occasions for viewings. Throughout my dealings with Hiliary in particular, she demonstrated an excellent level of professionalism, dealt with my difficult requests aimably and when faced with securing a sale at my offer price , which was much below that being asked, she undertook the negotiations, managed the onward purchased and delivered the sale. Throughout the process to "exchange" she has communicated well and responded quickly and thoroughly to the many queries raised. When faced with difficulty in insuring the new property she quickly introduced a local broker who arranged full cover within hours, at a significant reduction to that be suggested by my existing insurers. A very nice lady to deal with, a great sense of humour and really good interpersonal skills. A joy to deal with. ( this was written by a retired developer who has a very jaundist view of estate agents from past experience)
    • Buyer Testimonial

would recommend them to anyone looking to sell
I have nothing but praise for Hilary and Colin at Fine & Country Drayton, Having excepted an offer from our buyer he preseeded to question and tried to amnipulate us into dropping our price and kept dissapearing at key times during the sales, Hillary kept on a him and i think was a big factor in finally getting our buyer to commit. They were promp with information and i would recommend them to anyone looking to sell.
    • Buyer Testimonial

      A pragmatic and realistic service
Particular thanks to Hilary for her professionalism and patience during a protracted, compplicated and occasionally emotional process that eventually saw success despite the best efforts of the legal profession. Her 'Honest Broker' approach to keeping all appraised of progress served to alleviate potential additional angst generated by conflicting advice from competing solicitors offices blessed with a full understanding of the art of 'manana'. A pragmatic and realistic service that actually delivers. Thank you again.
