    Our Story ... Greenwood James was created initially to improve the experience of moving home, together with a pioneering spirit for excellence and to provide those who represent us with a fun and fulfilling career. Suzanne and Claire established Greenwood James Estate and Letting Agents in 2007. Initially focusing on the East of Bolton we understood that every client had different requirements and circumstances. By taking the time to learn about these - to probe and to listen - our reputation and success quickly expanded into other areas of Bolton, earning industry recognition and awards. During 2013 we reinvested into the business by making the decision to expand into Commercial Sales & Lettings and were joined by Mark Groves, client driven, approached on more than one occasion to enter this field by existing satisfied residential clients.

    We all know not to judge a book by its cover, but first impressions do count - so make sure you do everything in your power to enjoy a quick and easy sale. 

    Remember ... It's not 'what' is on offer, but how it's offered with polish! 

     You know what it's like to be a potential purchaser, so try and see your property through the eyes of a buyer. 

    To help you, we have put together some handy hints that our clients have found beneficial in the past.

    • Inviting - make sure the front door to your property looks welcoming. Potted flowers or shrubs can really make a difference - make sure you have no evil weeds lurking in your garden too. 
    •  Spring clean - whatever time of year it is, ensure your windows are gleaming, paintwork is washed down with hot soapy water and sweep your pathway clear of debris and leaves. 
    •  Cut the lawn - this makes such a difference to the appearance of your garden and the smell of freshly cut grass is a natural inviting fragrance. 
    •  Fences and gates - a quick lick of paint will bring life to a tired old fence and a drop of oil will sort out your squeaky gate. 
    •  Rubbish - make sure you get rid of all rubbish - it looks uninviting and is not the sort of first impression that you want to make.  
    • De-clutter - potential buyers need to visualise what they can do with the space, so make sure you get rid of any clutter.

    •  Décor - make your property looks more appealing by touching up any scuffs with a fresh lick of paint. Sparkle and shine - a spray of polish and a little elbow grease will show potential buyers that your home has been well looked after.
    • Fix it - make sure you replace light bulbs, fix leaking taps, mend the drawer in the kitchen or whatever else that needs doing, because unfinished jobs will send out the wrong message.

    Useful advice for sellers: 
    Instruct your solicitor at the earliest stage. This way they can prepare documentation and help the sale move more efficiently. 

    Get your paper work together. Ensure you have all the documentation relating to your property to hand. This could include any work you have had done to the property, planning permission, guarantees and certificates. If you are selling a flat or leasehold, try to ensure that your ground rent or management charges are paid up-to-date with receipts.

    Marketing your property Before we can begin marketing your property, it's a legal requirement for you to apply for an Energy Performance Certificate (EPC). You can either arrange this yourself or Greenwood James can arrange it for you on your behalf at a very competitive price.

    Upon instruction Greenwood James will create full colour property sales particulars. Once approved by you this particulars will automatically be emailed to all relevant applicants. Your property brochure will be displayed within our office and a proactive marketing plan will be implemented to ensure your property receive maximum exposure across a broad spectrum of media, to include our website, major property portals and newspaper advertising. 

    We now operate in an age where the phone only rings once a potential purchaser has sufficient enthusiasm about a property they have seen, quite often via the internet. Therefore our properties need to jump out of the search results and not be missed. 

    Accompanied Viewings At Greenwood James our office is open 9am - 5.30 pm Monday to Friday and Saturday 10am - 3pm, viewings by appointment are normally conducted within these hours. However we appreciate that these times are not always convenient for potential purchaser, se we endeavour to be flexible and arrange viewings outside of these hours if necessary and subject to availability. 

    Offers & Acceptance As soon as we receive an offer from a potential purchaser, we will notify you and advise of any special conditions at this time. The negotiation of the offer can often take some time until we obtain a price that is agreeable to both parties. We will also check the purchaser's ability to proceed by asking for proof of funds and a chain check to confirm their position in order for you to make an informed choice as to whether to accept the offer. Once the offer is accepted, we will confirm the solicitors who are acting for both parties. In writing a sales memorandum will be issued confirming the sale agreed price, solicitors and any special inclusions. 

    Sales Progression Our dedication to this process is a vital part for your sale to proceed to completion. A close eye and contact is kept on the progression  of the sale; surveys, searches, chain related sales, draft contracts being issued, enquires raised and answered, assistance with reports for any potential building defects, gaining agreement for a provisional date for exchange of contracts and subsequent completion. We are here to help you through this process every step of the way.

    Exchange of Contracts & Completion Exchange of contract can happen prior to completion or indeed simultaneously on the same day as completion. Usually once the contract is signed by both parties and a deposit is paid the exchange of contracts can take effect. On the day of completion, the balance of the purchase price is transferred from the buyer's solicitor to your solicitor and once funds have cleared, keys will be released to the purchaser and the selling process is complete.

    Before you start looking for a property to purchase it's important to have a clear idea of how much you can afford to spend and to have a mortgage agreed in principle if one is required. This will help ensure that any offer you make will be taken seriously, something that's particularly important when multiple buyers are competing for the same property. At Greenwood James we recommend using an independent financial advisor's, who generally have access to the entire market and exclusive rates to help find you the best mortgage deals available. Speak to our sales team and we will be delighted to introduce you to one of the Financial Advisor's we regularly refer to.

    **Register your requirements 
    Once your finances are in hand, next we will need to register your details by phoning or visiting our office. With a wide range of properties we are confident of finding you exactly what you're looking for.

    **Arranging a viewing
    Make sure you regularly check our in-store and on line portfolio of properties, then once you see a property you like, call us and we'll arrange a time that's suitable for you and our vendor.  

    **Following the viewing 
     We will contact you for feedback. It is essential that we get this because, if the property you have viewed doesn't suit your requirements, we can alter our search for you. Your feedback is also incredibly helpful to the vendor as they may need to make changes to their property to benefit the sale.

    **Making an offer
    Once you have found the perfect property, call us to make an offer and we'll negotiate with the vendor on your behalf. We do recommend that your offer is as close to the asking price as possible as this will put you in a stronger position to secure the property and enhance your status with the seller. 

    **Fixtures and fittings 
    If there are items that you would specifically like to include in the sale, you should ideally mention this when you submit your offer.
