    Top tip to a client: There is a lot of work involved with renting out a property, be it on the preparation side or on the legal side if issues occur. I would always recommend a Full Management Service for peace of mind if you were in any doubt as a first time landlord.

    Top tip to a client: Speaking from personal experience, when selling your home, try and turn it into a 'blank canvas' and de-clutter as much as you can to make it more appealing to the potential buyer. Also, when looking for your new home, it can be a good idea to have a drive around the local area of the property before making an appointment to view it.

    Top tip to a client: Beware of unusually high property valuations for both sales and rental properties. This usually happens by either inexperience or is used as an inappropriate tool to gain an instruction at a higher fee. The end result usually results in poor viewings levels and many price reductions before a sale is agreed. My advice would be to always ask for comparable evidence of what has been sold or rented within your immediate area.
