    Top Ten Tips for Tenants When Letting a Property

    1. Research various property web sites and see what size property you can get for your money in what areas.

    2. Register on the Rightmove mailing list

    3. Go and see some properties, even if you're not quite sure about it from the outside, it's always worth a look inside.


    4. If you see something you like, find out how much it will cost you up front. Most agents charge an admin fee, a referencing fee, and then, of course, there is the deposit and rent in advance. It's worth asking at this stage, so you know exactly what you are paying right from the start.


    5. When you're happy to go ahead, pay the upfront fee as quickly as possible. Most agents work on a first come first serve basis, so you don't want to miss out.


    6. Give as much information as possible when you fill out the reference forms. The application process will run much more smoothly if you detail everything.


    7. Check your inventory when you move in. It should match up to how you found the property. If you find something that doesn't match up, then note it down ASAP and let the agent or landlord know straight away.


    8. Whilst in the property always ask permission to do things like putting shelves up, painting rooms, etc. Always put in writing what you intend to do, and don't do it until you get written permission from the landlord.


    9. Report all faults, however minor. If you don't, it could affect the amount of deposit you get when you move out.


    10. On moving out, give the property a real good clean and leave it how you found it.

    James Saunders - Lettings Director
    James has been in the world of estate agency since 2003 now. After leaving University he joined an estate agency in Hertfordshire and quickly progressed to the role of Client Account Manager responsible for over 400 properties. Another co-founder and director of Hatched, James is now responsible for the lettings side of Hatched and oversees everything rentals, along with the finances and HR. James is an all-round 'good egg' and partial to a bit of deep sea fishing and visiting Devon when he gets the chance.

    Alasdair Melville - Lettings Manager
    Alasdair is the lettings manager at Hatched. And having working in a lettings agency from 2002 to 2006, Alasdair gained loads of experience in the South Herts area. After this, Alasdair turned his hand to training up-and-coming letting agents, as part of the government apprenticeship scheme. After a few years of training, Alasdair decided he wanted to get back into the thick of the action, and was the stand out candidate when he was taken on to work with the rest of the lettings team in 2013. He talks a lot. And we mean a lot. But he's incredibly knowledgeable about lettings and you cant help but like him!

    Sian Smith - Lettings Administrator
    Sian was the product of the government apprenticeship scheme. She undertook Level 3 Technical award in Residential Lettings and Property Management at Hatched from October 2011. Having passed her course with flying colours, she is now a full time member of the lettings team, dealing with any maintenance issues, move-ins and all the general lettings administration for all of the properties that we look after across England & Wales. And she's extremely good at her job too. Sian recently drove all the way to Lake Garda and Florence for her Summer holiday! She said it was a long drive, but an incredible holiday. West coast of America next year...

    Jodie Ferguson - Lettings Constulant
    Jodie is the newest of the team at Hatched having started in July 2013. Jodie works in the lettings team, helping to find tenants for the properties we market and general day-to-day activities within the busy lettings department. Jodie previously worked in recruitment consultants, which will stand her in good stead for her future careen in estate agency. Jodie hasn't been with us for very long, so we don't know a huge amount about her! But we think she likes a bit of amateur dramatics & dance...

    Lisa Earl - Lettings Administrator
    Lisa also went to university in Birmingham (but not with James Saunders) and started her career in lettings soon after leaving. She's been working in the rentals market for over 10 years - we know, we didn't think she looked old enough for that either! She joined Hatched in 2008 after Adam poached her from his former estate agency office, and, as Adam predicted, has quickly built a reputation for being firm, but fair to tenants, landlords and contractors alike. Lisa was also previously the lettings manager until she left to look after her baby boy. It was only when the directors begged her to come back, that Lisa agreed to do 3 days a week. Lisa is partial to a glass of Pinot, but only when she's not looking after her young son (and husband).

    The trick is that we charge for the work that we do and we cover the whole of England & Wales.

    When you consider a 'normal' estate agent, they will normally only cover a small area and not go further than a few miles. This means they are limiting the amount of business they can do.

Top Ten Tips For Buyers

    1. Go and see an independent financial advisor to see how much you can borrow before you do anything else!

    2. Research various property web sites, specifically Rightmove, to see what size property you can get for your money and in what areas.

    3. Make up a tick box of needs & wants in order of importance, for example, the amount of bedrooms, style of property - semi, terrace, flat or detached - do you want a garden, a garage or parking? How many WC's do you want in the property, how many reception rooms? And most important - location, location, location? There are many things to consider.

    4. Register on the Rightmove mailing list - they will alert you to any properties that come on the market that fit in with your criteria from ALL agents, not just one or two. This saves you having to register on lots of agents' mailing lists and getting sent stuff you don't want!

    5. Go and actually view some properties - even if you're not quite sure about it from the outside, or the description - it's always worth a look inside.

    6. If you can't find anything, don't despair, you are not the only one. Most buyers don't find exactly what they are looking for, and it may require some adjustments on your tick box - maybe the bottom few requirements are not as important as you thought. Or perhaps you might just have to be a bit more patient.

    7. If you see something you like, but you think the price is a little too high, MAKE AN OFFER. Most owners are willing to negotiate on their asking price, regardless of the market.

    8. When you make an offer, make sure the estate agent knows your own situation - Are you a first time buyer or in a chain, what are the chain details, what percentage of deposit do you have to put down and how quickly you are likely to be able to exchange contracts? All of this information will be relayed to the vendor and will be a big help in the decision making process. It may just swing it for you.

    9. When you have an offer accepted, make sure the survey (if you are getting one) is done as soon as possible - it shows the vendor and the estate agent that you have spent some money and you are committed to the purchase.

    10. Try not to let the whole process stress you out. Speak to people that have done it before, speak to the agent you are buying through, speak to your solicitor and speak to your mortgage advisor - all of these people are there to help. Sales can take weeks to go through - it probably won't be anyone's fault, it's just the system we run in this country.

    A brief guide to EPCs

    With the abolition of HIPs by the government in May 2010, it has made it easier to get your home on the market more quickly without the need to hang around waiting for documentation to be put together.

    There is, however, still a legal obligation for you to provide an Energy Performance Certificate (EPC) whilst marketing your property.

    An EPC is produced by a Domestic Energy Assessor (DEA) who will visit your home to assess the energy efficiency of your home. It will take anything from 20 minutes to an hour, depending on the size of your property.

    Your property will be given a current energy rating and a potential energy rating - much the same as the way in which your kitchen appliances are rated. It is nothing to worry about, and it is highly unlikely that anyone will take this piece of documentation into account when viewing/making an offer on the property.

    However, it is EU legislation and it must be done in order to get your property on the market.

    Hatched was launched in 2006 by Adam Day, James Venning, and James Saunders. Unlike some other online companies, everyone at Hatched had previously worked in the estate agency business. And with over 50 years of estate agency experience between them, they have the skills and expertise to handle any situation that may arise when buying, selling, or letting a property.

    Adam Day - Director
    Adam Day is a Sales Director who has worked in estate agency since leaving school in 1997. He started as a negotiator in an independent agency in Hertfordshire and quickly rose to Office manager before joining the other directors in setting up Hatched.

    James Venning is also a Sales Director who was working at the same agency as Adam. James was a branch manager in Bedfordshire before taking some time off to travel the world. On his return he was offered his old job back where he met Adam and the idea for Hatched was born!

    Ben Lowe - Viewings Coordinator
    Ben started just the day after Ollie as a viewings coordinator. Ben had worked in logistics for the previous year or so, spending most of his days on the phone, trying to get people all over the UK to where they were supposed to be, and solving any problems that arose; all of which helps in his new role, because he'll spend most of the day on the phone, he'll be trying to get people into places we want them to be (your home), and he'll be sorting out any problems where potential buyers go missing along the way! Ben is a really nice chap, but we don't know a huge amount about him at the moment. He is very softly spoken, extremely polite and also did some sort of IT course at uni, so he could turn out to be a bit of a geek...we'll keep you posted on that though!
