    Top Ten Tips for Tenants When Letting a Property

    1. Research various property web sites and see what size property you can get for your money in what areas.

    2. Register on the Rightmove mailing list

    3. Go and see some properties, even if you're not quite sure about it from the outside, it's always worth a look inside.


    4. If you see something you like, find out how much it will cost you up front. Most agents charge an admin fee, a referencing fee, and then, of course, there is the deposit and rent in advance. It's worth asking at this stage, so you know exactly what you are paying right from the start.


    5. When you're happy to go ahead, pay the upfront fee as quickly as possible. Most agents work on a first come first serve basis, so you don't want to miss out.


    6. Give as much information as possible when you fill out the reference forms. The application process will run much more smoothly if you detail everything.


    7. Check your inventory when you move in. It should match up to how you found the property. If you find something that doesn't match up, then note it down ASAP and let the agent or landlord know straight away.


    8. Whilst in the property always ask permission to do things like putting shelves up, painting rooms, etc. Always put in writing what you intend to do, and don't do it until you get written permission from the landlord.


    9. Report all faults, however minor. If you don't, it could affect the amount of deposit you get when you move out.


    10. On moving out, give the property a real good clean and leave it how you found it.

    James Saunders - Lettings Director
    James has been in the world of estate agency since 2003 now. After leaving University he joined an estate agency in Hertfordshire and quickly progressed to the role of Client Account Manager responsible for over 400 properties. Another co-founder and director of Hatched, James is now responsible for the lettings side of Hatched and oversees everything rentals, along with the finances and HR. James is an all-round 'good egg' and partial to a bit of deep sea fishing and visiting Devon when he gets the chance.

    Alasdair Melville - Lettings Manager
    Alasdair is the lettings manager at Hatched. And having working in a lettings agency from 2002 to 2006, Alasdair gained loads of experience in the South Herts area. After this, Alasdair turned his hand to training up-and-coming letting agents, as part of the government apprenticeship scheme. After a few years of training, Alasdair decided he wanted to get back into the thick of the action, and was the stand out candidate when he was taken on to work with the rest of the lettings team in 2013. He talks a lot. And we mean a lot. But he's incredibly knowledgeable about lettings and you cant help but like him!

    Sian Smith - Lettings Administrator
    Sian was the product of the government apprenticeship scheme. She undertook Level 3 Technical award in Residential Lettings and Property Management at Hatched from October 2011. Having passed her course with flying colours, she is now a full time member of the lettings team, dealing with any maintenance issues, move-ins and all the general lettings administration for all of the properties that we look after across England & Wales. And she's extremely good at her job too. Sian recently drove all the way to Lake Garda and Florence for her Summer holiday! She said it was a long drive, but an incredible holiday. West coast of America next year...

    Jodie Ferguson - Lettings Constulant
    Jodie is the newest of the team at Hatched having started in July 2013. Jodie works in the lettings team, helping to find tenants for the properties we market and general day-to-day activities within the busy lettings department. Jodie previously worked in recruitment consultants, which will stand her in good stead for her future careen in estate agency. Jodie hasn't been with us for very long, so we don't know a huge amount about her! But we think she likes a bit of amateur dramatics & dance...

    Lisa Earl - Lettings Administrator
    Lisa also went to university in Birmingham (but not with James Saunders) and started her career in lettings soon after leaving. She's been working in the rentals market for over 10 years - we know, we didn't think she looked old enough for that either! She joined Hatched in 2008 after Adam poached her from his former estate agency office, and, as Adam predicted, has quickly built a reputation for being firm, but fair to tenants, landlords and contractors alike. Lisa was also previously the lettings manager until she left to look after her baby boy. It was only when the directors begged her to come back, that Lisa agreed to do 3 days a week. Lisa is partial to a glass of Pinot, but only when she's not looking after her young son (and husband).

    The trick is that we charge for the work that we do and we cover the whole of England & Wales.

    When you consider a 'normal' estate agent, they will normally only cover a small area and not go further than a few miles. This means they are limiting the amount of business they can do.

Top Ten Tips For Buyers

    1. Go and see an independent financial advisor to see how much you can borrow before you do anything else!

    2. Research various property web sites, specifically Rightmove, to see what size property you can get for your money and in what areas.

    3. Make up a tick box of needs & wants in order of importance, for example, the amount of bedrooms, style of property - semi, terrace, flat or detached - do you want a garden, a garage or parking? How many WC's do you want in the property, how many reception rooms? And most important - location, location, location? There are many things to consider.

    4. Register on the Rightmove mailing list - they will alert you to any properties that come on the market that fit in with your criteria from ALL agents, not just one or two. This saves you having to register on lots of agents' mailing lists and getting sent stuff you don't want!

    5. Go and actually view some properties - even if you're not quite sure about it from the outside, or the description - it's always worth a look inside.

    6. If you can't find anything, don't despair, you are not the only one. Most buyers don't find exactly what they are looking for, and it may require some adjustments on your tick box - maybe the bottom few requirements are not as important as you thought. Or perhaps you might just have to be a bit more patient.

    7. If you see something you like, but you think the price is a little too high, MAKE AN OFFER. Most owners are willing to negotiate on their asking price, regardless of the market.

    8. When you make an offer, make sure the estate agent knows your own situation - Are you a first time buyer or in a chain, what are the chain details, what percentage of deposit do you have to put down and how quickly you are likely to be able to exchange contracts? All of this information will be relayed to the vendor and will be a big help in the decision making process. It may just swing it for you.

    9. When you have an offer accepted, make sure the survey (if you are getting one) is done as soon as possible - it shows the vendor and the estate agent that you have spent some money and you are committed to the purchase.

    10. Try not to let the whole process stress you out. Speak to people that have done it before, speak to the agent you are buying through, speak to your solicitor and speak to your mortgage advisor - all of these people are there to help. Sales can take weeks to go through - it probably won't be anyone's fault, it's just the system we run in this country.

    A brief guide to EPCs

    With the abolition of HIPs by the government in May 2010, it has made it easier to get your home on the market more quickly without the need to hang around waiting for documentation to be put together.

    There is, however, still a legal obligation for you to provide an Energy Performance Certificate (EPC) whilst marketing your property.

    An EPC is produced by a Domestic Energy Assessor (DEA) who will visit your home to assess the energy efficiency of your home. It will take anything from 20 minutes to an hour, depending on the size of your property.

    Your property will be given a current energy rating and a potential energy rating - much the same as the way in which your kitchen appliances are rated. It is nothing to worry about, and it is highly unlikely that anyone will take this piece of documentation into account when viewing/making an offer on the property.

    However, it is EU legislation and it must be done in order to get your property on the market.

    Hatched was launched in 2006 by Adam Day, James Venning, and James Saunders. Unlike some other online companies, everyone at Hatched had previously worked in the estate agency business. And with over 50 years of estate agency experience between them, they have the skills and expertise to handle any situation that may arise when buying, selling, or letting a property.

    We have grown from a team of just 3 crammed into one small office, with a dream of changing estate agency, to a team of over 25, with 7 offices across England & Wales, and many more to follow.

    Adam Day is a Sales Director who has worked in estate agency since leaving school in 1997. He started as a negotiator in an independent agency in Hertfordshire and quickly rose to Office manager before joining the other directors in setting up Hatched.

    David Passingham - Lead Developer
    David took the academic path through life, with A-grades all the way through secondary school, and finally getting a degree in Computer Science. So, it will come as no surprise to you that he's our lead developer at Hatched, where he is referred to as 'The Repairman'. Fortunately, thanks to the many projects he's undertaken since joining us in 2013, he rarely needs to be called in to fix things. The new-look website is just one of those projects.

    David has worked at large software houses and financial institutions in the past, but vastly prefers the 15-minute cycle ride to Hitchin over a commute to London.

    Martin Tune - North Regional Consultant
    Martin was our first 'regional consultant' having opened the Sheffield office, covering the North of England in June 2012. His area includes Yorkshire, North Lincolnshire and parts of North Derbyshire and North Nottinghamshire. He has worked for some of the largest lettings and estate agencies in the country, so he's able to help you whether you're thinking of buying, selling or letting a property. Having lived in and around Sheffield for several years, he has plenty of local knowledge; he also is very familiar with Hull, East Riding and South Yorkshire.

    Phillip Thackray - North West Regional Consultant
    Phil has been with Hatched since July 2012 when he opened the North West branch in Manchester City Centre. Phil has been in estate agency his whole working life, first completing the graduate program before joining the management team at one of the region's largest estate agency groups. Always the forward-thinker, Phil left the high street after recognising he could offer a better service at a fairer price and has been with Hatched ever since.

    Neil Mugford - South East Regional Consultant
    Neil joined hatched in 2013 and his area is the whole South East Corner of England covering Kent, East and West Sussex, South East London, Surrey and North of the Bridge into Essex. Neil is based in Dartford, Kent. He started his estate agency career in South East London in 1998 as a trainee negotiator, working his way up to Sales Manager. He then helped to set up an estate agency in Kent. Neil also managed a lettings agent before joining Hatched after becoming disillusioned with the fees that high street estate agency were charging.

    Ben Deacon - South Regional Consultant
    Ben started in estate agency 17 years ago, and has spent the vast majority of that on the high street managing some of the biggest high street names, that was until he saw it wasn't the way forward. Since the introduction of online portals such as Rightmove and Zoopla, Ben felt the need for a high street office, had disappeared, and being interested in how a different type of estate agency might work, he joined the online revolution. Having now been on both sides of the fence, he has seen that the difference in the two models is massive with the customers loving the ease in which online estate agency works, but also giving them input in how the property is presented.

    Sara joined hatched in July 2014 and became the first female Brand Ambassador for the company covering the East Midlands area. Complementing the Regional consultants, the Brand Ambassadors will work in more of a local area. Sara previously worked for three years in a local building society before moving into the estate agency side for four years as a Sales Negotiator based in the Nottingham area.

    Damian Smeaton - North Regional Consultant
    Damian is one of our Brand Ambassadors based in Leeds, covering West and North Yorkshire. He started with Hatched in July 2014 with a view to developing strong local links and further improving our reach in the north of the country. Having spent his early career in sales and recruitment sectors, Damian then took the bold step to change direction and with an interest and passion to work within the property sector, he trained to become a domestic energy assessor. He further developed his knowledge of the housing market by training in stock condition and asbestos surveying and spent a number of years providing a professional multi discipline surveying service across the whole of the country.

    Lauren Watkins - Sales Consultant
    Lauren started with Hatched in April 2014, with no previous estate agency experience. She previously worked as a bar manager in a pub so is great with people and loves to have a chat, with the main topic of conversation being... the housing market! She has taken to the job like the proverbial duck to water and is confident advising both sellers and buyers in all situations that arise.

    Rosie first sent her details in to enquire about a role at Hatched back in 2012, but didn't actually land a role until early 2015. Her early experience was within a traditional high street estate agency, up until 2005. After this, she went off and became a web design and marketing expert. And after a chance meeting with Adam, it was clear that Rosie was someone we had to get on board. Adam is just kicking himself he didn't follow up with her in 2012!

    Using Hatched was the best decision that we made when we decided to sell our home. We needed as much money as we could save for the purchase of our new property so the fixed fees and choices hatched offered were perfect.

    I would recommend Hatched to sell your property - apart from saving a fortune as against High Street Estate Agents they are professional from start to finish. 

    They come to your home and take photo's and upload everything onto the internet for you, the only difference from a High Street Estate Agents is that you do your own viewings, which is not a bad thing as we have sold a few properties in our time, and each time our buyers have told us they prefer being shown round by the property owner. 

    They text you with proposed viewings and then back it up with an e-mail, if you need them to do something ie get in touch with buyers or Solicitors as long as you ask they will do it for you. We certainly would recommend using them.
