Our expert staff carry out viewings and further down the line inspections and with such great customer care we will make sure everyone involved is smiling. 

    Let only: Want to look after your property but don't know how to go about finding the right tenant? Come to HPS. With a database full of pre-qualified tenants, an office in a prime location and a social media following of over 450 people across all our platforms we will give your property the exposure it deserves. Once we have found your tenant we can offer additional services to make this package unique to your needs.

We have a large digital database we can add you to and let you know of any up and coming properties before they even hit the internet. Our best piece of advice would be to give us every detail of not only what your looking for but of yourself too so that we only send you exactly what you're looking for. Have a dog?Smoke?On DSS? Let us know. We won't send you anything you couldn't apply for.

    Every application form will ask you for your personal details such as your date of birth, current address and phone number but at HPS we make sure none of these details are passed to a third party and all of our staff are trained and aware of the Data Protection Act.

    Hornsea Property Services are happy to say that we have one of the lowest application fees in our area! With only a one off charge of £45 per over 18 you can apply for as many properties as you need before you find the right one but only have one charge. 

    After that all you need to pay upfront is one months rent and a bond (which is always the same amount as the rent PCM) and it could be yours.

    I moved to Hornsea in 2001 from Hull, and at the same time began my career in estate agency working for a couple of different agencies in the town. I joined HPS in April 2008 just after the company was formed. I've been thrilled to see HPS go from strength to strength and now manage our very busy Lettings Department. I have been awarded the NFOPP Level 3 Award in Residential Letting & Property Management, and I'm a member of the Association of Residential Letting Agents.       As we are all aware, the property market has faced much uncertain over the past couple of years. We are no longer in a period where any house on the market, at practically any price, will almost certainly sell.This is why it is vital that each property on the market is priced realistically and accurately. This does not mean selling a property at an undervalued price it simply means that if you wish to sell your house then it must be priced correctly. Any unprofessional agent can quote you high valuations and misguided figures, but achieving the sale in this climate is another matter altogether.When selling your house it is imperative that the final valuation figure that you receive is based on experience and knowledge of the area by highly trained local agents. A useful exercise would be to ask for the values of comparable properties, just so you can get some realistic sale values in your head.       Be prepared to view as soon as possible - the best properties in the market generate the most interest, so don't waste time when it comes to buying your new home.    
      Put yourself in a position to buy - qualify yourself for a mortgage as soon as possible. When buying a property it is worth providing your estate agent with as much information as possible, from your property being chain free to your readiness to proceed with the purchase.        
      Multiple viewings - try and view the property more than once at different times of the day especially at weekends, when everyone is at home and at rush hour to check how local roads may be affected by congestion. If this property is to be yours, then you need to have as much information as possible about not only the house but also the surrounding area.
      Protect yourself - property surveys maybe expensive but they can uncover any major defects which may help you renegotiate on price or even reconsider the purchase.
      Location, location, location - research the local schools, shops, parking, transport and neighbours to get a good feel of what it will be like to live there. Your dream house may not be so idyllic upon further investigation.
      Don't rule out offering the full asking price - if you find your ideal home and it is priced correctly, consider offering the full asking price to avoid losing out. By bidding correctly and accurately for your desired property you stand a much greater chance of securing the house without being outbid or rivaled.
      Ask lots of direct questions about the property - if this is going to be the property of your dreams then ask as many questions as you can about it. Remember to ask about any previous building work that has been undertaken, as well as any major faults that have been highlighted.
      Remember, the estate agent works for the vendor - the agent is working on behalf of the seller so be willing and eager to view properties so that you're top of the agent's list to call. Stay in regular contact so they are aware of your interest in their properties.
      Don't be put off by a property that is on the market at a low price compared to others in the area - in this housing market some of the best deals are sold on behalf of developers and lenders and are priced to sell quickly. These properties include some of the best value houses around, so remember to give these your consideration.
