For Landlords

    Are you considering letting out a property? Finding a tenant and moving them into the property can be the easy part. Ensuring everything runs smoothly during the tenancy agreement is often the hardest part.

    We understand that not all landlords are the same and that everyone will want varying levels of involvement in the letting of their property, which is why we have three levels of service we offer our landlords.

    Bronze package


    If you're a landlord who likes to be very hands-on in the tenancy of your property, then the bronze package would be ideal for you. With this package, the monthly rent from the tenant would be paid directly into your account, although the tenant's deposit would be kept in a government funding scheme. Even though you'll be a hands-on landlord, we'll still be available to advise you throughout the process.

    What we include in this scheme:

    · Full marketing of your property

    · To Let board/Too Late board

    · Coverage on three property portals including Rightmove and our website

    · Conduct viewings

    · Screening of all prospective tenants

    · Processing all tenant application forms

    · Personal and professional referencing

    · Conduct independent credit checks

    · Negotiating tenancy terms

    · Preparing the bespoke tenancy agreement

    · Renewal call at 10 months - preparation of renewal letters.

    Silver package


    If you'd like a bit less involvement than the bronze package offers, then our silver package will cater for you. With this package, the tenant would come to us to report any maintenance issues and we would then advise. You are allowed to, if you so wish, to have all of your tenants have your contact details.

    This package includes everything the bronze package offers as well as:

    · Collection and allocation of deposit to the Tenancy Deposit Scheme (TDS)

    · Monthly rent collection

    · Monthly landlord account statements

    · Complying with Money Laundering Act 2003

    · Following up of any late rental

    · Point of contact between landlord and tenant

    · Mid-term inspection for a 12-month let

    · Tenant check out.

    The final package we offer is the gold package, which we offer to landlords who would like the peace of mind knowing that their property is being looked after for them.

    Everything from both the bronze and silvers packages is included in this as well as:

    · Two inspections during the tenancy

    · Handling of the deposit deductions and repayments

    · Management of all maintenance issues up to £250.00

    · Upfront payment of bills up to £250,000

    · Co-ordinating repairs with the landlord and tenant.

    Step 1 - Register with In House

    To register with us, you can do so by visiting our website, giving us a call on 01235 355999 or by popping into one of our branches. We'll be happy to discuss what you are looking for and how we can help you.

    Step 2 - Know your budget
    When deciding on a property to rent, make sure you know how much you can afford. A basic calculation to work this out is to take the monthly rental and times is by 30. If the amount is higher than your wage, chances are, you won't be accepted.

    Step 3 - What property do you need?

    Think about everything you're looking for in a property:

    · Location to work and family?

    · Good transport links?

    · Pet friendly?

    · Smoker friendly?

    · Parking?

    · Local shops and schools?

    Once you know the answer to these, we can then help you find the perfect property from our portfolio.

    Step 4 - Viewings
    We will accompany you on every viewing you have with us. We try to be as flexible as possible when fitting the viewings around your busy schedule. While on your viewing, feel free to ask as many questions about the property as you can think of and we will be happy to answer them.

    Step 5 - Agreeing the let
    You've found a home that you'd like to rent, now you need to put forward an offer. We will discuss with yourselves and the landlord until both parties come to an agreement. Be prepared to pay the asking price, as the high quality of rental properties we have on our books will create a lot of demand.

    Step 6 - Signatures and deposits

    All persons over the age of 18 who will be residing in the property must sign a Tenancy Agreement.

    You will normally be required to pay a deposit, usually equivalent to one months' rent, which will be held in accordance to the government's Tenancy Deposit Scheme.

    Step 7 - Moving in
    Once you have paid the deposit and signed every document required, it'll be time to mov in. You will need to read through the inventory and agree it to ensure you know the condition of the property before moving in.

    Step 8 - End of tenancy
    The return of your deposit will depend on the condition the property is left in when you leave. If everything is in order, you will receive you deposit back.

    Steve is the Founder and Owner of In House. The one "talent" he openly boasts about is recruitment. He has managed to keep and retain this incredible bunch of stars, all of which are property experts. But more importantly, they share a love of people and helping with their moving experience. 
     
    He still loves getting involved with all aspects of the job, but in his spare time, he has a one way love affair with golf, he eats out probably a little too much, which he balances with plenty of exercise, especially yoga. He's a self-proclaimed master of monopoly, describing himself as "unbeatable".

    Cat is the company Systems Director. Every successful business needs rules, compliance and good systems in place so it's down to her to manage them and keep everything running smoothly. The team seem happy to follow the procedures she puts in place, but she often wonders if that's because one of her many tasks is to ensure that everyone gets paid on time. 
     
    Cat loves Ice skating and gym classes in her spare time but is also the proud owner of 4 animals and a human. With a combined age expectancy of 355 years, any guesses what the animals she owns?

    Jon - Lettings Manager
    Jon is the Lettings Manager here at In House. He has enjoyed working in property management for most of his career. Jon believes that property is more than just bricks and mortar, being both an investment and a home, so he takes the same care and diligence in finding the best Tenant as he would if it were his own home. 
     
    Jon is the In House Tropical Fish Manager and can often be found cleaning their tank on a Saturday morning. In his spare time, he is the Manager of a local kid's football team, which his two boys are proud of. Something tells us he likes a 'Manager' title.

    Guy - Land and New Homes
    Guy is an allrounder here, but more specifically he heads up the Land and New Homes Department. After serving 12 years on the RAF Queens flight, he embarked on the more grounded career of Property. That was 27 years ago, and in that time, he has enjoyed every position from Negotiator to Company Director. 
    Throughout his career in the RAF, he has collected some great stories, our favourite being the time he hit the front page of the daily newspapers as Princess Diane tripped up the stairs where Guy was there to save the day, catching her fall.

    Murray - Senior Valuer
    Murray is one our Senior Valuers and probably the first face you see when you walk into the Property Centre! His forte is showing buyers around multiple properties as he has a real knack for finding out what buyers are passionate about in a house or location and in turn, helping them find their perfect home. 
    Murray was once a promising amateur swimmer, tipped for the Olympics! He has no regrets though swapping the diving board for the TOO LATE board, as he is now making a real splash on the property industry.

    Matt is our Marketing Coordinator. After living and graduating with a degree in Marketing from Coventry University, he decided to venture back to the Oxfordshire countryside.
