At the same time we will talk you through the reasons behind our advice so you can be confident in the descisions you make. Although we will be sure to stay in close contact to keep you up to date with how things are going we would always encourage your calls and questions as we want to provide you with an exceptional service.
Matching Buyers to Your Property
We make sure all our suitable buyers are sent your property's particulars as soon as you come on to the market, by email, internet, text message or post to buyers registered in both our Eccleshall and Stone branches. In addition we stay in regular contact with our buyers and send them weekly e-newsletters discussing new properties, property of the week and other upcoming events.
We use the state of the art ExpertAgent computer system which allows us to effectively manage our client database and ensure that the right buyers are matched to the right properties across both our branches. In addition to the usual service you would expect from an agent when registering buyers, this system allows buyers to register themselves online and manage their account, including information such as buying status and requirements at any time of the day or night. This means our list of local buyers is kept more up to date, ensuring we can market your property to the right people and maximise your chances of finding the right buyer as soon as possible.
Our brochures are all designed so show your home to its best advantage and to catch the eyes of buyers. All materials produced by us to market your home will have a high quality professional finish. However, while we are here to help and advise you, we believe you should ultimately dictate what you want for your property. As such, all of our brochures can be customised to suit your wishes. Whichever the style you choose, you can have large colour photos, full room descriptions, measurements, floor plans and our now legendary quirky descriptions, which make our pages a must read for many locals! These will be displayed to their full advantage in the window of our town centre offices.
Printed Press Advertising
We advertise properties extensively in several publications which cover the area. Your property would appear regularly in our colour advertisement pages of the Staffordshire Newsletter, Staffordshire Life and Shropshire Life. These publications are known to be the most popular within the region for people looking to move home. We would also include your property in our own personalised glossy lifestyle magazine which is published through The Guild of Professional Estate Agents. This publication is distributed to selected independent agents throughout the region meaning your property will get exposure across the entire area. Our high quality adverts include internal and external photos and interesting descriptions to ensure your home makes the biggest impact possible. We can also organise adverts in any magazine, including Staffordshire Living, North Staffs Magazine, Farmers Weekly and Horse and Hound.
For Sale Board
With your consent we would erect one of our infamous purple 'For Sale' boards at your home. Research has shown that 80% of buyers drive around the areas they like looking for boards to identify potentially suitable properties and we wouldn't want you to miss out on these opportunities. However, we understand that some people may be concerned about inconvenient intrusions resulting from a sales board so should you wish, we can add a 'viewing by appointment only' card ensuring any enquiries are handled by our team, leaving you worry-free.
We feel that by working closely with you we can achieve the best sale price for you. We will contact you regularly and update you with the interest we have had in your property and information on all of the web statistics we have collated from the portals we use. We will also discuss with you how the current market conditions may have changed and how this may affect our marketing strategy for your property.
We make the effort to validate all of our potential buyers as thoroughly as possible so that we can assess their motivation and ability to purchase your home. This means our efforts are focussed on the people most likely to make realistic buyers for your property. On the day of the viewing we will send a text message to the viewers to remind them of the time and location of their viewing to minimise the chances of a no show. Should you wish, and by prior arrangement, a member of our sales team can accompany the viewing. Every viewing will be followed up swiftly to enable us to secure an offer or offer constructive feedback to maximise your chances for next time. We will inform you if we are unable to contact your viewer for any reason.
Once an offer is generated from our viewing follow up procedure we will inform you by telephone as soon as possible. We will then deal with all of the ensuing negotiations to maximise the price you get for your property. Any and all offers will be put to you in writing in accordance with the law and for your records. Once a sale is agreed, we will update you weekly as to the progress of the sale, right up to exchange of contracts, keeping you informed every step of the way.
Finding Your New Home
Selling your home is only part of our job - we can also help you find your next home. Having instructed us to sell your home we can, if you would like, place you on our buyers register and keep you informed of properties that match your requirements.
We use state of the art digital SLR cameras with ultra-wide angle lenses in order to capture more of each room in every shot allowing us to take spectacular photos of your home. Photos are the most important tool in selling property and we insist that nothing but the best will do.
We will often suggest a high level mast photograph which can give you a new dimension to your property and further enhance your brochures. Offering a totally different perspective, these photos can often make or break the marketing of your home.
We believe that utilising all the latest marketing technologies including the more established internet sites and social media is crucial to achieve the best price for your home. The staff at this office are able to locate suitable properties then direct any enquiries back to us.
