What to look for in your Letting Agent...
  • paragraph

Letting residential property in England and Wales is covered by various Housing Acts, and Landlord and Tenant Acts, as well as various Safety Regulations. Using a lettings agent is by far the best way of ensuring that your property, and you as the landlord, are protected from issues raised by these Acts and Regulations. Your letting agent will owe both you and your tenant a "duty of care". It is important that this duty of care is backed up with both "Public Liability Insurance" and "Professional Indemnity Insurance". Any funds belonging to either the landlord or the tenant should be kept in a separate client account and not used by the agent in the course of their business.

We are constantly keeping abreast of all changes to practice and legislation, to ensure that we act in your best interests at all time. In addition we will only recommend contractors who we have checked, ensuring they have all of the required qualifications and memberships at all times. We will hold copies of these assurances on our files for your peace of mind.

James is one of the nation's most qualified estate agents having been awarded the prestigious Diploma in Residential Estate Agency. This qualification also admits him as a Fellow to the National Association of Estate Agents, the highest grade of membership. Andrew Downing Booth BSc (Hons) MNAEA
Branch Manager Andrew started working in estate agency whilst he was still at university, taking a part time job at weekends and in the holidays to pay for his beer! Once he finished his degree and having got a taste for the industry, he joined an independent firm in Stafford as a negotiator where he went from strength to strength. He took the plunge and joined James Du Pavey as a senior negotiator on the opening day (senior to whom we're still not quite sure, but it made him happy!) where he quickly achieved his professional qualifications and has progressed to his current position as Branch Manager. Growing up on a family farm Andy is quite the expert when it comes rearing cows but the love of his wonderful wife lured him away from the milking parlour and has seen him adopt a new role as domestic God! Magically he still has just enough time to play as the star goalie in several five aside teams, and we used to think that goalie was where you stuck the kid who couldn't play...

As Lettings Manager and the one of the most relied on members of the team, Chelsea has all the knowledge and experience to help you along the way. Cheslea is a local girl, born and bred in Stafford. Having a passion for property from day one, she started her career as a conveyancing secretary at a firm of solicitors in Stone, a skill that she puts to great use every day! She has then been a very successful negotiator at a corporate estate agency for several years before joining the team at Eccleshall. Chelsea is a real girly girl and is probably the only girl to pack hair straighteners to V-Festival!!

Liv joined in early 2012, part time whilst studying for her final year of her degree in property asset management, she stayed on and her commitment to the JDP cause saw her rocket into the position of Office Manager. Her passion for property is matched only by her passion for killer heels but her spare time and fashionista ways have just been curtailed by the arrival of her gorgeous baby boy. We've told her that waving goodbye to the Manolos, if only temporarily, is more than worth it!

    Emily Stokes BA(Hons)
Local girl Emily was born and raised in Stoke and after a stint in the big smoke came home to join our team in 2015, and quite frankly who can blame her?! When not slaving away on our behalf Emily likes to spend time out doors and doing good deeds, having done the Great North Swim for Dougie Mac and worked for conservation charities when in Australia. We were also pleased to hear that to make up for all the good deeds she does admit to also spending lots of time out and about with her friends and going on holiday, two activities of which we thoroughly approve!

    Victoria Morton BA(Hons)
Victoria graduated in 2013 with a BA in interior architecture (is that basically advanced tiling and learning dulux colour charts by heart? No, we're sure there must be more to it than that!) and has her sights set on making it big in the property world. Not only has she come to work at what we consider to be the most fabulous estate agency throughout all of the land, she is also gagging to get on the property ladder with an eye on renovating properties, that intimate knowledge of colour charts should come in handy then! She is also a dab hand at renovating furniture (that's called 'upcylcing' in trendy London town!) to help fill her dream home. When not obsessing about houses in one capacity or another Victoria is a real country girl, so you'll always find her outside, usually with her cocker spaniel.

    Mitchell Glassey
Mitch first started out as the work experience boy in January 2012 whereupon he was trusted with heady tasks such as delivering sales brochures and filing but he quickly also marked himself out as chief barista. After making quite the impression, and coffee, James offered him a more permanent position and from July 2012 Mitchell started as 'The Saturday Boy'. After getting his feet under the table and being the cheeky upstart that he is, he soon considered himself well above his former menial tasks. In a bold move he bought a coffee machine for the office, thus almost making himself redundant but managed to neatly side step into liaising with the local Newspaper. Still bigger horizons beckoned and after finishing school Mitch has taken the plunge and gone full time during his 'Gap Ya' to help fund his time at university. With a Purple Crayon in one hand (he's not ready for a fountain pen as it contains small parts unsuitable for a child of his age) and his brochures in the other, we've released Mitchell into the wild. . .

Our slightly concerned, raised eyebrow was quickly soothed when it became apparent she wasn't referring to JDP's favourite 'Prisoner Cell Block H', but more a heady mix of 'Home and Away'! On the HOME front she and her partner have just taken the plunge and welcomed a cocker spaniel into their hearts (what is it with cockers round here?!). Providing an Outstanding Bespoke Service...
    • paragraph

      Introduction
      image cannot be displayed

As an independent, local agency based in Eccleshall, Nantwich and Stone we offer a flexible, personal service to suit you which many larger companies cannot.

Our professional and experienced sales team are dedicated to ensuring you achieve the best possible sale price for your property as swiftly and as easily as possible. You will have a dedicated team working on your behalf, each of whom will visit your property and understand your priorities and requirements. We are here to help and advise you every step of the way. We believe in a culture of openness and will talk you through the reasons behind our advice so that you can be confident you are making the right decisions.

    • paragraph

      Fairness and Openness
We understand that selling your home can be a stressful process with a lot riding on it. A common concern is that it can be tough to make very important decisions when you're not an expert in the property market, leaving you with that little worried feeling...

'That's why we're here, we are the experts, working on your behalf'

We are here to help and advise you every step of the way and will provide personal advice on how best to present and market your home to prospective buyers. At the same time we will talk you through the reasons behind our advice so you can be confident in the descisions you make. Although we will be sure to stay in close contact to keep you up to date with how things are going we would always encourage your calls and questions as we want to provide you with an exceptional service.

      Matching Buyers to Your Property
We make sure all our suitable buyers are sent your property's particulars as soon as you come on to the market, by email, internet, text message or post to buyers registered in both our Eccleshall and Stone branches. In addition we stay in regular contact with our buyers and send them weekly e-newsletters discussing new properties, property of the week and other upcoming events.

We use the state of the art ExpertAgent computer system which allows us to effectively manage our client database and ensure that the right buyers are matched to the right properties across both our branches. In addition to the usual service you would expect from an agent when registering buyers, this system allows buyers to register themselves online and manage their account, including information such as buying status and requirements at any time of the day or night. This means our list of local buyers is kept more up to date, ensuring we can market your property to the right people and maximise your chances of finding the right buyer as soon as possible.

      Sales Particulars
Our brochures are all designed so show your home to its best advantage and to catch the eyes of buyers. All materials produced by us to market your home will have a high quality professional finish. However, while we are here to help and advise you, we believe you should ultimately dictate what you want for your property. As such, all of our brochures can be customised to suit your wishes. Whichever the style you choose, you can have large colour photos, full room descriptions, measurements, floor plans and our now legendary quirky descriptions, which make our pages a must read for many locals! These will be displayed to their full advantage in the window of our town centre offices.

      Printed Press Advertising
We advertise properties extensively in several publications which cover the area. Your property would appear regularly in our colour advertisement pages of the Staffordshire Newsletter, Staffordshire Life and Shropshire Life. These publications are known to be the most popular within the region for people looking to move home. We would also include your property in our own personalised glossy lifestyle magazine which is published through The Guild of Professional Estate Agents. This publication is distributed to selected independent agents throughout the region meaning your property will get exposure across the entire area. Our high quality adverts include internal and external photos and interesting descriptions to ensure your home makes the biggest impact possible. We can also organise adverts in any magazine, including Staffordshire Living, North Staffs Magazine, Farmers Weekly and Horse and Hound.

      For Sale Board
With your consent we would erect one of our infamous purple 'For Sale' boards at your home. Research has shown that 80% of buyers drive around the areas they like looking for boards to identify potentially suitable properties and we wouldn't want you to miss out on these opportunities. However, we understand that some people may be concerned about inconvenient intrusions resulting from a sales board so should you wish, we can add a 'viewing by appointment only' card ensuring any enquiries are handled by our team, leaving you worry-free.

      Contact
We feel that by working closely with you we can achieve the best sale price for you. We will contact you regularly and update you with the interest we have had in your property and information on all of the web statistics we have collated from the portals we use. We will also discuss with you how the current market conditions may have changed and how this may affect our marketing strategy for your property.

      Viewings
We make the effort to validate all of our potential buyers as thoroughly as possible so that we can assess their motivation and ability to purchase your home. This means our efforts are focussed on the people most likely to make realistic buyers for your property. On the day of the viewing we will send a text message to the viewers to remind them of the time and location of their viewing to minimise the chances of a no show. Should you wish, and by prior arrangement, a member of our sales team can accompany the viewing. Every viewing will be followed up swiftly to enable us to secure an offer or offer constructive feedback to maximise your chances for next time. We will inform you if we are unable to contact your viewer for any reason.

      Offers
Once an offer is generated from our viewing follow up procedure we will inform you by telephone as soon as possible. We will then deal with all of the ensuing negotiations to maximise the price you get for your property. Any and all offers will be put to you in writing in accordance with the law and for your records. Once a sale is agreed, we will update you weekly as to the progress of the sale, right up to exchange of contracts, keeping you informed every step of the way.

      Finding Your New Home
Selling your home is only part of our job - we can also help you find your next home. Having instructed us to sell your home we can, if you would like, place you on our buyers register and keep you informed of properties that match your requirements.

      Photography
We use state of the art digital SLR cameras with ultra-wide angle lenses in order to capture more of each room in every shot allowing us to take spectacular photos of your home. Photos are the most important tool in selling property and we insist that nothing but the best will do.

We will often suggest a high level mast photograph which can give you a new dimension to your property and further enhance your brochures. Offering a totally different perspective, these photos can often make or break the marketing of your home.

      Internet Advertising
We believe that utilising all the latest marketing technologies including the more established internet sites and social media is crucial to achieve the best price for your home. Thats why we market your property on more than twenty of the most prominent web portals and you can follow us on Facebook and Twitter!

The Guild of Professional Estate Agents
We are proud to be members of The Guild of Professional Estate Agents which has over 750 member agencies working together across the UK. Operating out of their prestigious Park Lane office in Mayfair, this gives us unprecedented access to the lucrative London and investor market. Your property will be available on touch screens at the Park Lane office for access by the public. The staff at this office are able to locate suitable properties then direct any enquiries back to us. We also benefit from a regional glossy magazine distributed to member offices throughout our region, again extending our reach.

        Five Star
The sale of our last property was five star from start to finish, yourself being the agents, you had your finger on the button from start to finish. Keeping us informed on any movement to do with the sale, i.e. purchaser, solicitor, moving dates. Your office was always ready to help. We wish your business every success in the future.Mr and Mrs Wardle

        Frequent Updates
I would like to write to you to thank you for the excellent job that you and Andrew did in marketing and selling my bungalow in these difficult times. I particularly appreciated the fact that you did not leave me on my own when prospective purchasers came to view my property; Something I was nervous about as I live on my own. I am also very grateful for the frequent updates that you gave me, even when there was nothing to report. Once again thanks for all your help and support.Mrs Philcox
