    Get registered

    When you start your search to buy a property in Street, Glastonbury, Wells and surrounding villages, make sure you register with Jeanes Holland Burnell - either through our website, or by phoning or visiting our offices in Street, Glastonbury or Wells. As new properties meeting your criteria come on the market, we'll alert you by post, email and/or telephone. If you are interested in viewing a property, contact us quickly as our properties don't hang around for long!

    Getting finance
    When, or ideally before, you start your property search, it's worth making sure you have your finances in place. If you have money in savings or shares, make sure you can access them easily and that there aren't any fixed timelines to withdrawal. If you need a mortgage call o ur independent financial adviser, Woodward Insurance & Mortgage Services, will not only identify lender and type of mortgage that is best for you, they will also do the legwork and the paperwork, leaving you to get on with all the other important things going on in your life at this time.

    Offer Making

    Once we've found a property for you that you like, discuss with us the offer you would like to make. We will ask you to confirm how you intend to fund the purchase of your property and availability of the deposit (usually 10% of purchase price). If you already have a mortgage arranged, we will ask you to provide an agreement in principle (AIP) document and we will require the details of your financial advisor so that we can clarify the time frame that will be involved for processing your application. If you are buying without a mortgage (a 'cash buyer') you will also need to provide evidence of finance.

    If you are buying with a mortgage, a survey of the property will be booked by a surveyor on behalf of the mortgage lender. This is to protect their interests by valuing the property and highlighting any major defects that would negatively affect the security of their loan.

    the mortgage offer

    Once your mortgage lender has received the survey report and are satisfied the loan amount is realistic given the valuation, they will issue a mortgage offer to your solicitor.

    Once an offer has been agreed between you and the seller, we will contact each party's solicitors to confirm the details of the sale. Offers are not legally binding until contracts have been exchanged. From now until exchange, you will need to be in close communication with your solicitor and our Sale Progression Manager will also be in regular contact with you and your solicitor, as well as the sellers and their solicitor, and the solicitor of any other people in your chain to make sure that your purchase goes through and on time.

    Exchanging contracts is the moment when the sale becomes legally binding on both sides. You can only exchange once you have paid a cleared deposit (usually 10% of the purchase price) to your solicitor's account. Your solicitor will tell you and us when contracts have been exchanged. The completion date is then set by mutual agreement and is also contractually binding.

    The Wells Office opened its doors in January 2003 having had previous incarnations as a hairdressers and ladies underwear shop (Marys as many will remember!) The prominent high street position and elegantly curved windows provide a great show case for our properties and made it the ideal choice within the city.

    Adam Holland - Director
    Adam has worked in Wells within property since 1990. His interests include houses (unsurprisingly as he has lived in many streets within Wells), the cinema and reading. He is a reluctant gardener (although he does admit to an obsession with striping the lawn) and can often be found at the gym in either Wells or Street.

    Lisa has worked at Jeanes Holland Burnell since the Wells office opened in 2003 and prior to that in estate agency from the late 1980's. She has a wealth of experience in property agency and the local area. She enjoys amateur dramatics, singing and being a grandma!

    June has worked in the Wells office since 2004 and is widowed with three sons and is shortly moving to Wells with her new partner. Until recently June has been living in Somerton.     Alan Fellows - Negotiator
    Alan has spent most of his career in the commercial world travelling extensively throughout The Far East, India, Europe and the U.K., both buying and selling. He has now returned to his Mid Somerset roots having been born and bred in Glastonbury where both of his children live (with his three grandchildren) and have businesses. He's a great sports fan but sadly only as a spectator these days although he says he tries to play the occasional bad round of golf (stiff knee permitting!)
