FULL MANAGEMENT SERVICE
A service for Landlords who require an Agent to deal with the day to day management of their property ;
- Visiting your property and giving you a current market value
- Advice on legislation and legal areas within the letting industry
- Advertising for a suitable tenant for your property
- Digital photographs and colour advertising
- We can accompany viewings if requested
- Interviewing tenants and taking up references
- Advice on preparing the property for the ingoing tenant
- Producing an inventory.
- Drawing up the Tenancy Agreement
- Collecting and holding a deposit (which is usually equivalent to 6 weeks rent)
- Collection of the monthly rent / Producing a monthly statement
- Organising any repairs/maintenance works on your behalf
- Regular inspections
- Final inspections (including checking the inventory) when tenants vacate and arranging for any necessary cleaning/maintenance works to be carried out and charged to the tenants deposits (as per the terms of the tenancy agreement)
Set up costs
A fee of £300 including VAT will be charged for setting up the tenancy when we are instructed on a full management basis.
COMMISSION CHARGE
Our charge for this service is 15% of the gross rent inclusive of VAT.
TENANT FIND ONLY SERVICE
This service is for Landlords who prefer to manage their own property and includes:-
- Visiting your property and giving you a current market value
- Advice on legislation and legal areas within the letting industry
- Advertising for a suitable tenant for your property
- Digital photographs and colour advertising
- We can accompany viewings if requested
- Interviewing tenants and taking up references
- Advice on preparing the property for the ingoing tenant
- Producing an inventory (fee to be negotiated)
- Drawing up the Tenancy Agreement
- Collecting a deposit (usually six weeks rent) and forwarding to the Landlord
- Collecting the first months rental and forwarding to the Landlord (less our fees)
