    Julie Twist Properties was established in 1994, when Manchester was still trying to get a name on the map. Julie says, "I had a great passion for the city and truly believed in it. I worked alongside the Central Manchester Development Corporation for the first few years with the same goal: to bring life back in to Manchester and make it a 24-hour city".

    At this time, Manchester only had a handful of developments and around 600 residents. It took three years for any other agent to see the potential in Manchester and for this period of time, Julie Twist Properties was the only estate agent dealing with the rapidly growing Manchester residential market. Urban Splash was the first developer to approach Julie to sell their property in Manchester. Five more Urban Splash developments were to follow. Artisan was another Manchester-based developer that contacted the company. Again, another four developments followed. This has become a familiar pattern and today the city centre population now stands at around 15,000 and continues to grow.

    As the market took off, Julie increased the number of staff she employed, many of whom are still with the company today. The company has grown into a successful and well-respected organisation.

    Julie explains, "My main objectives for the company, and the industry, are for customers to be able to trust us, communicate with us and build up solid relationships with us. Within the office, I aim to have a hardworking team that can pull together, deal with whatever may be thrown at us and prove that we are the best in the field. After eighteen years leading the way in the Manchester property market, I feel I am at the point where I can shout about the excellent team I have, the outstanding results we have achieved and how we play a key role in a city that has now become England's Capital of the North."

    Landlord Tax FAQs
    • Will I have to pay tax on my letting income?

    Not necessarily; it all depends on your personal financial circumstances. For example, if the property being let is mortgaged and the mortgage, together with the related costs of property upkeep, exceed the rent you receive, then it is possible that no tax will be payable.

    • Do I have to declare my lettings income?

    Yes; income tax is payable on rent received from a property which is let. Your tax position will determine whether you pay tax or not. All profit you make from letting should be added to your other taxable income for the year, although the financial records for letting must still be kept separately.

    You will have to pay income tax if the total of your taxable income is greater than your tax allowance.

    • Can rental expenses can be offset against the rent received?

    Only those expenses incurred "wholly and exclusively" for the purpose of the let can be offset against your letting income. These might include mortgage interest, general repairs and maintenance, insurance and, of course, your agent's property management fees.

    • Do I need to keep records of my property accounts?

    You need to keep a record of all income and expenditure incurred in relation to all lettings. The records should show to whom payments have been made and from whom income has been received.

    • Who is responsible for my tax?

    You are. You are obliged to submit all the relevant information to the HMRC annually to account for all your letting income.

    • Is this the same if I am a landlord living abroad?

    As your letting agents, we are obliged to deduct tax from all rental income, unless the HMRC provides us with an approval number from The Non-Resident Landlords (NRL) Scheme. If the property is owned by more than one person, then an approval number will be required for each party, otherwise a proportion of tax will be retained. So if you're looking to rent a city centre property, you can trust us to help you find the perfect one. 

    Working together, we can help you find the perfect, in-budget home.

    • Set yourself a realistic monthly budget and make sure you include council tax and bills in addition to your rent.
    • Consider the type of property you'd like to live in.
    • Think about the location of the property, whether you need to be close to work, public transport routes or motorway access.
    • Consider the size and number of bedrooms you need.
    • Consider whether you require a furnished or unfurnished property.
    • Think about whether a parking space is essential and whether you're prepared to pay a bit extra for secure parking?
    • Work out the earliest and latest dates by which you need to move in.
    • Once you've agreed your essential criteria, contact us to register your interest and receive regular e-mail property updates, then, once you've found some properties you're interested in, we can book you some viewings.

     

    Know your stuff

    Before deciding to view a property, make sure that you double check all the details with us. Ask us to clarify for you:

    • How much the rent is
    • The length of the tenancy
    • What date the property will be available from
    • Which furniture is or isn't supplied
    • Whether the landlord is planning to make any changes to the property
    • If there's any parking and if so, whether there's an extra charge for it
    • If there any restrictions on the type of tenant
    • Exactly how much deposit is required
    • Only once you have the answers to all of these questions should you agree to arrange a viewing.

     

    Arranging a viewing

    Once you have a shortlist of properties that you'd like to visit, we'll arrange for a Julie Twist agent to accompany you on some viewings. If you arrange to meet at the property, please make sure you know exactly where you're going and allow plenty of time to get there. Also, remember to bring your debit card, so that if you decide you love a property and want to secure it there and then, you can pay us your holding fee immediately.

    Application for tenancy

    Whether you're planning to live in the property or to act as a guarantor, you need to be present at the application for tenancy. In other words, one person can't represent an entire family or group of friends! You'll also need to:

    • Tell us straight away if you have a bad credit rating, are unemployed or employed part-time.
    • Inform us if you are a student or have been in full-time employment for less than a year as you may require a guarantor, in which case your guarantor will need to sign your contract at the Move In stage.
    • Provide us with some references. You will receive an e-mail from Legal4Landlords, our referencing company, who will take up employment and landlord references as well as perform a credit check on you.
    • Finally, once references have been accepted and everything is agreed and signed by all tenants (and, if necessary, guarantors), a moving in date can be arranged.

     

    It's time to move in!

    Make sure that on moving-in day, you're highly organised! This is your checklist of what you'll need to have with you:

    • Photo ID: this can be a driving licence or passport.
    • Proof of Address: an official letter like a bank statement or utility bill (a driving licence will be accepted but only where this has not been used as your Photo ID).
    • A debit/credit card so that you can pay your deposit, rent and check in/check out fee.
    • Evidence of Contents Insurance (if you haven't taken it out with us).

    You'll also be provided with a Moving In pack, which contains the inventory relating to your property. You'll need to read this document thoroughly and tell us of any problems within 3 working days. Remember to keep details of your Property Manager and/or Landlord safe in case of any problems during your tenancy.

    Safeguarding your deposit

    Please don't worry about your deposit and whether you will get it back. All Assured Shorthold Tenancies are protected by The Dispute Service's Tenancy Deposit Scheme (TDS). The TDS was set up to protect both landlords and tenants with regards to the return of deposits. It's a very honest and fair system you can trust and you will receive full details of the scheme with a copy of your contract.

    Your lease is up

    About 8 weeks before your lease is due to expire, please let us know whether you'd like to stay on in the property, in which case we'll arrange a new tenancy agreement for you to sign. Or if you'd like to move out, please inform us as we'll have to remarket the property for the last month of your tenancy and will need access for viewings. Should we have a viewing arranged, we will always give you 24 hours' notice before we access your property.


     It's time to move out

    When the time does come for you to move on, please make sure that you:

    • Return your keys to us on time or you will be charged additional rent
    • Provide us with a forwarding address
    • Remove any rubbish
    • Check through your inventory
    • Put all furniture back where it was at the start of the tenancy (see your inventory)
    • Get meter readings and final bills
    • Arrange a check out appointment with your Property Manager
    • Let us have your bank details so we're able to pay your deposit back

    Once you've left the property, we'll check it over and if everything's okay, you'll receive your deposit 10 days after you leave. Let us know, of course, if you need a hand finding your next property - we'll be more than happy to oblige!
