Advice On Selling Property

    Choosing an Estate Agent!!!

    Choosing your Estate Agent is the most important decision to make when considering selling your home, so you need to make sure it is the right decision. Don't be flattered by high valuations, make sure they have comparable evidence that backs up what they are saying. Good local knowledge is very important so ensure your Estate Agent has this and a good track record. Personal recommendation is great. Just because you like a property through  one Estate Agent don't think you have to sell through them as well. It's your home, and your choice. Think about what you want out of an agent, accompanied viewings, able to contact them out of normal office hours etc and check that your agent can do that.


    Contract

    Beware of lengthy sole agency contracts and notice periods, you shouldn't need to sign a long fixed contract, you should be able to stay with your agent if you are happy but to change if you are not.

    Fees

    Is the fee structure clear? Check that you understand the fee structure, not all agents are transparent with their fees, if in doubt ask.

    Showing your Property at its best

    If you want to get the best price for your home, it is advisable to finish off all those half finished DIY jobs. But don't get carried away, and don't start new ones! The best thing you can do is declutter where possible, as this helps to create a feeling of space, pot plants and flowers are a nice touch and will make the property feel more homely (but only if they are looking alive and healthy!) First impressions count, so keep the front garden looking tidy and grass cut, and maybe give that front door a lick of paint if it is looking tired.

    The traditional trick of baking bread or perculating some coffee is an idea, but try and avoid cooking anything that will create a strong odour prior to a viewing and if you have pets maybe ask a neighbour or family member to look after them if possible. A delicate air freshener is a good idea, but don't overdo it - You don't want to overpower the prospective buyers!

    Tips

    If you are doing the viewing, make the potential buyers feel welcome, answer any questions they ask as best you can and offer information on the local area. Be interested but don't ask their life history!

Advice on buying a home

    First Time Buyers
    Before viewing properties, speak to an independent Mortgage Advisor, who will advise you what you can afford to borrow and therefore your budget. From this you will know which properties to view. Although some vendors may accept a lower offer not all will, so please be honest with Estate Agents as to your budget, it will save you time in the long run. Don't be pressurised into 'in-house' mortgage advice, it's your mortgage and your choice.

    Finding a Property

    The internet is a useful tool for searching for properties but register
    with agents as well. You may not be able to log on until the evening
    to see that New Instruction and it may be too late, but if you register you could be one of the first to know, either by phone, email or text.

    Viewing

    View as soon as possible and try and be flexible. If you are buying
    with someone else nominate one person to "do the weeding out"
    viewings. Don't be afraid to revisit properties and always provide
    feedback. If you have sold a property yourself you will know how
    frustrating it is not to get any feedback. Keep in regular contact
    with agents and build a rappor.

    Offers

    Everyone wants a bargain, that's natural so it's always tempting to
    make a low offer, but if you think you have found your ideal property
    and don't want to lose it, offer sensibly. The closer you are to the
    asking price the less likely you are to lose out. If your offer is
    accepted always check that the property will be marketed as under
    offer or Sold STC.

    Gazumping

    This is when someone else comes in with a higher offer than the one already accepted. Unfortunately Estate Agents are powerless to stop this as we legally have to put forward every offer we receive. But you can help prevent it from happening by being sensible with your offer, by being flexible - be prepared to work to their timescale not yours, by building a rappor with the vendor via the agent, this will mean that they are more likely to be loyal to you.

    Chains

    Chains can fall through for a variety of reasons, including finances
    not being in order and nasty surprises arising from surveys.But to
    reduce the risk of it happening to you, keep in contact with your
    Estate Agent and Conveyancer regularly and respond to enquiries as quickly as possible. Try and be as flexible as possible and where possible be prepared to break the chain by moving in with
    family/friends or taking a short term rental.

    David started his own business at the age of 21, the same year as marrying Suzanne, and has been in the property industry for over 11 years. David lives in Southborough with his wife Suzanne and their three children Katrina, Marc & Jack, hence the name KMJ Property which they formed in 2008. David has qualified with the NAEA and is a member of the Property Ombudsman Scheme.

    Suzanne, originally trained as a bilingual secretary and worked for a house building company, joined David in his business in 1997 and has also been in the property industry for over 11 years. Like David, Suzanne has lived in the Southborough / Tunbridge Wells area for most of her life. Suzanne has also qualified with the NAEA and is a member of the Property Ombudsman Scheme.
