    Demand for rented accommodation within the area has remained strong for a number of years. Generally the number of tenants enquiring about rentals far outnumbers the property that is available and therefore it is important that you register your details and provide us with as much information as possible. The more we know about you and your individual circumstances the quicker it will be for us to find you something suitable.

    Once a property has been found it will be necessary for us to carry out references and credit checks. In order to do this we use external companies and in turn these companies will make a charge. Kemp & Co will also make a small charge by way of contribution towards the set up of the tenancy. This is a fairly quick process and only requires completion of a simple form that once returned to the office, should on average be finalised within 2-3 days. On some occasions it is possible to fast track referencing, depending on individual circumstances. Please contact the office direct for a breakdown of current fees.

    Q: How do I know if I can afford a property?

    A: In general you will need to be earning approximately 2.5 times the annual rental, for example:

    Rent:£500pcm Your Income: 15,000 per annum

    Q: What if my income is under the required amount?

    A: The more you tell us about your situation, the more we can help you. There are various ways of qualifying for a tenancy. We will go through your individual circumstances and will never take any fees from you unless we are certain that you are proceedable, given the honest information you have provided us with.

    Q: What if I don't qualify for a tenancy in my own right?

    A: There are still various ways of taking up a tenancy, it may be that you could proceed with a guarantor, of that you qualify for help in the form of Deposit Bonds or Benefits. Below are contact details of where you can go for additional help & advice.

    Q: How much does a Guarantor need to be earning to guarantee my tenancy?

    A: A Guarantor will need to be earning approximately 3 x the annual rental. It is necessary for the guarantor to have a higher income than a tenant because if you should fall into rent arrears the guarantor would need to be able to support themselves AND your tenancy.

    Q: Where will my deposit be held?

    A: Your tenancy will be held in an approved scheme and you will be given specific details clarifying the deposit amount, where it is being held, what it is being held against along with the terms of the scheme. Your deposit will be protected throughout the tenancy.

    Q: Why does Kemp & Co charge an administration fee?

    A: Kemp & Co will charge a Set up Fee to cover our reasonable costs involved in dealing and setting up your tenancy. This is to include telephone calls, processing your references, reading meters and writing to utility companies upon your check-in, dealing with your deposit registration as well as your share towards the drawing up of tenancy agreements and inventory.

    Q: I wish to pay rent in a lump sum and don't wish to be referenced.

    A: Kemp and Co will never progress with a tenancy without proper references being carried out.

    Q: How long do the references take?

    A: On average 2 - 3 days or sooner, but this does depend on individual circumstances.

    In order to set up a tenancy it is necessary for us to carry out references and credit checks. To enable us to do this we use external companies and in turn these companies make a charge, Kemp & Co will also make a charge to cover our time and administration costs. Our breakdown of fees is listed below: Referencing Fee: £85 plus VAT (£102 inc VAT) for each individual over the age of 18 applying for the tenancy. Kemp & Co Set up Fee: £100 plus VAT (£120 inc VAT) payable per tenancy (not per tenant). This fee includes the tenant's share of costs for the preparation of Tenancy Agreements, our time in processing your application and answering queries and administration costs such as writing to the utility companies, local authorities, water supplier etc to transfer accounts into your name and provide meter readings.Kemp & Co do not charge tenants for the following: Holding deposit, Check ins, Check outs, lodging your deposit with a recognised scheme or the preparation of new tenancy agreements should you wish to stay after the initial fixed term.
    In addition to the Referencing Fees and Set up Fee, it will be necessary for you to also pay the following in clear funds prior to the commencement of tenancy: 
    One Month's Rent in Advance The Equivalent to One and a Half Months Rent as Deposit. Should you qualify for a Deposit Bond, please make this known from the outset and we will ask the Landlord if they are prepared to accept it. Whilst Kemp & Co are happy for you to use the Deposit Bond, the final decision will always lie with the Landlord. Please contact your local housing advice centre for more information on Deposit Bonds. 
    Deposits will be paid into The Deposit Protection Scheme, full details of which will be enclosed in the tenancy agreement itself along with the rules of the scheme and prescribed information.

    Having notched up over 20 years in the industry and specifically specialising in

    Residential Letting, Maria has gained Fellow status with ARLA (The Association of

    Residential Lettings Agents).

    Maria was also Chair of West Dorset's Landlord Accreditation Scheme 09 -13 and

    was particularly proud of her role on the committee which she held until the scheme

    reformed into the Landlords & Local Authority Partnership (LLAP) as it is today.

    After working at Branch Manager level in both Sales & Lettings, Maria set up

    Kemp & Co in 2007. The combination of local knowledge, experience and

    qualifications she brings to the company enables her to provide clients with an

    extensive service. She undertakes many hours of CPD each year and attends

    many seminars in order to keep on top of the ever changing and complex legislation

    surrounding the Lettings Industry.

    Maria won the Evenlines "Professional of the Year" 2014 in the Natwest Venus

    Awards for the Dorset region.

    Joanne Hodgkins - AREA SALES MANAGER
    Joanne Hodgkins - Branch Manager Our Sales Manager, Joanne Hodgkins, started her career in  Estate Agency in 1988 in Weymouth as a Financial Secretary for one of the largest corporate Estate Agents in the Country, she then moved across to the Sales Department as a Sales Negotiator. Having relocated to Christchurch, she was appointed the position of Regional Secretary, responsible to the Regional Director, covering ten offices in and around Poole and Bournemouth. Due to her extensive knowledge and experience, she then secured the position of Branch Manager in the Company's leading and award winning office in the UK, in Weymouth for a number of years. Having worked her way up through the ranks from Financial Secretary ending as an Area Sales Manager demonstrates her sound understanding of the profession with a proven track record and Kemp and Co are more than privileged to have her on board.

Becky is currently studying NVQ III in Business Administration and has really settled into her role. Responsible for all Sales administration, compiling adverts, brochure production and compiling client performance reports are just some of the day to day tasks she undertakes to keep the rest of the team ticking like clockwork!

    properties, Steve also has specific knowledge of sheltered accommodation and

    Leah Kemp - Lettings Negotiator 
    Having worked part time in the Lettings Department whilst studying for her A Levels, Leah has decided not to go to university but to join her mum in the family business, despite achieving a fabulous A* A A in History, Law & Geography! Leah is undertaking an NVQ in Business Administration whilst also studying for the NFOPP Levels 3 & 4 in Residential Letting & Property Management which she will shortly register for. Once completed, she will then move onto the NFOPP Awards in the Sale of Residential Property ensuring she is knowledgeable in her role and can provide a comprehensive service to clients. She is already proving to be an integral member of the team.
