    Tenant-finding (non-managed)

We provide a tenant-finding and tenancy set-up service, which includes marketing the property, negotiating and agreeing the rent, obtaining references to confirm a tenant's suitability, preparing the tenancy agreement, collecting a security deposit and the first month's rent, taking a record of condition, and handling the deposit under the Tenancy Deposit Scheme (TDS).

    Tenant-finding (managed)
This service offers all of the above as well as rent collection, day-to-day management, including dealing with contractors if required, periodic inspections of the property, and completing the final inspection at the end of the tenancy. We can also provide a tailor-made service combining various aspects of the above to suit the individual landlord's needs.

    ARLA
    image cannot be displayed
The Association of Residential Letting Agents (ARLA) is the only professional body that is solely concerned with the self-regulation of letting agents and since 1981 has been actively promoting the highest standards across every aspect of residential lettings and management in the Private Rented Sector.

ARLA is viewed by government, consumer groups, academics, think tanks and the media as the leading voice in the industry. ARLA members are seen as being at the forefront of the Private Rented Sector, ready, willing and able to comply with existing and anticipated government legislation. ARLA members successfully create, on average, over a quarter of a million new tenancies a year as well as arranging the renewal or extension of thousands more of existing tenancies every month.
  • paragraph

    Why Choose an ARLA Agent?
    image cannot be displayed
ARLA leads the industry in setting and regulating the highest standards in the industry and demands certain levels of professionalism and commitment to customer service from its membership. ARLA members are required to work within a robust Code of Practice, which covers the key stages in letting and managing a property. There are comprehensive membership By-laws which include compliance with such issues as handling and accounting for Clients' money; the mandatory ARLA Client Money Protection Scheme; Professional Indemnity Insurance; Dealing with Complaints and Disciplinary Procedures.
ARLA members are required to employ a minimum of at least one member of staff, in any office, who holds a suitable industry qualification, recognised by the Association. Lacy Scott & Knight has members of ARLA working from both offices, who attend regular meetings to keep up to date with new legislation

Dan has been great, keeping me informed throughout
I've had a great experience renting with Lacy Scott and Knight! All the way from the start, Diana was very helpful and eased me into the tenancy. Throughout the term, any maintenance issues were acted upon really promptly and when I got to the end of the tenancy, Daniel has been great, keeping me informed throughout the process, as well as they release the deposit very swiftly without prolonging the process. Residential Sales
    • paragraph

      image cannot be displayed
It is easy to see why our county is becoming increasingly desirable, with fabulous historic market towns like Bury St Edmunds growing in popularity. It is this desirability that has seen the East Anglian market go from strength to strength, with the area covered by Lacy Scott & Knight becoming a real hotspot for residential sales. Our offices are based in Bury St Edmunds and Stowmarket providing coverage for the majority of Suffolk and extending into neighbouring counties.
    • paragraph

      image cannot be displayed

Historically, Suffolk attracted house-hunters with existing family ties, but in the last few years word has spread as buyers have looked to relocate to East Anglia from more urbanised and expensive areas. The combination of greater work from home flexibility, relative value for money, with good transport links plus commutability to Cambridge and other popular East Anglian towns has attracted buyers looking to improve their quality of life. Property is in great demand from a wide demographic range of buyers from first time buyers to families and professionals and retirees alike.
    • paragraph

      image cannot be displayed
There also seems to be a trend emerging of people starting to move further east, as people who cannot afford to buy in Cambridge look to Bury St Edmunds, and those who cannot afford Bury St Edmunds are buying in Stowmarket or Ipswich. So desirable areas continually shift and evolve depending on budgets and availability.

In addition, we have found that traditional spring and autumn selling seasons are less defined than they once were, and we believe it is just as good a time to sell a property during a cold January as it is on a warm summer's day in July.

Lacy Scott & Knight has a stream of exciting and diverse properties launching on to the market all year round including resale and new properties.

      Planning
      image cannot be displayed
We offer clients a broad range of advice and services focused primarily on residential development. We sell all types of development land from single building plots and buildings with planning permission for conversion through to major strategic development sites throughout the region. If you think your property has development potential, we would be happy to provide a planning overview and discuss the opportunities.

We specialise in facilitating promotion of land for development through our in depth and up to date knowledge of the planning system including a detailed understanding of the nuances of each Local Planning Authority within our area of operation. We promote land through the Local Plan process and identify emerging opportunities across the region.

We advise landowners on the most appropriate way of seeking a planning permission for sites ranging from a single plot through to larger scale strategic sites of 600 + units. We coordinate planning applications on smaller sites and where appropriate we seek proposals from development partners for larger scale schemes where the level of resource required to secure a planning permission can be prohibitive for a private landowner.

We market land opportunities to development partners, negotiate conditional contracts and Option and Promotion Agreements on behalf of clients to secure the best terms in the market. We can provide detailed advice on what should and should not be included in any such agreements.

We sell consented land on the open market and negotiate the Purchase Price in the case of Options. We make it our business to keep up to date with the latest market conditions and keep in regular contact with the full spectrum of developers from self-builders looking to find a single plot through to National Housebuilders.

We are often asked to assist in resolving complex and sensitive issues that are slowing down or impeding development. Depending on the circumstances we may be acting for either the landowner or developer. Typically we are engaged to assist in negotiating access over ransom strips, agreeing variation or removal of restrictive covenants and negotiating overage payments. We have recently resolved examples of all of these for clients to enable developments to progress and release value for landowners. We also provide formal valuations of development land and other property.
