    It's no secret that estate agents in the UK don't have the best reputation compared to other countries across the world...

    We believe this is down to the high transactional nature of the typical estate agency business model. The need to sell high levels of homes results in poor marketing, worse communication and under-performance which leaves clients feeling short-changed. The agent who values your home and wins your trust isn't the agent who shows potential buyers around your home and goes on to negotiate your sales price. This crucial task falls to the least experienced staff member, who more often than not knows nothing about your home and hopes the potential buyer will decide to offer full asking price off their own back. Don't blame the agent though; they are likely conducting viewings on 30 - 50 homes, such is their business model, so it's impossible for them to know every detail about every home. But the person it impacts the most is the person who is paying the agent's fee - you.

    This, however, is through choice and not necessity - there is a better way.

    Imagine a service designed around what's best for the client, always putting your needs first. A truly personal service tailored to the different needs of each client as, after all, everyone's reason for moving is different. Not only that but every home is different - even if you have the same house style as someone else on your street, no other home has the same plot, orientation and feel of your home.     The term 'agent' is usually associated mostly with celebrities and sports stars. But these high-profile clientele don't deal with a team - they have one expert agent looking after their affairs, negotiating the best deals and delivering results that the client could not obtain on their own. This is exactly what you can expect from us.

    One agent will look after you all the way from the initial valuation through to your sale being agreed. They will attend your photoshoot to ensure quality and that the right vision is captured. They will conduct all your viewings so that every nuance and feature of your home that you are proud of are explained in detail to prospective buyers. They will take time to explain not only your location, but specific placement so every buyer understands why your home is so desirable. And, most importantly, they will be the one negotiating your sales price with interested buyers, and then qualifying those offers.

    We take our responsibility very seriously. Equity from your home sale is one of the few tax-free incomes in the UK, so every penny counts. Negotiating an extra £1,000 could cover your legal or removal costs. We will endeavour to secure you the best buyer for your situation paying you the best price for market conditions.

    Honesty is also something you can expect as standard. Trust is paramount in our relationship and this works both ways - you trust us with your biggest asset andweI trust that you will always know our advice is given with your best interests in mind. If we make a recommendation on alterations to your home before we go to market, it's due to my experience of what your target demographic's needs and wants are. This can sometimes lead to awkward conversations, but you can trust that we will always be honest with you to ensure you have the best chance of achieving your goals within your desired timeframe.

    Communication styles are your decision. Most clients tend to prefer to set up Whatsapp groups so all owners are in the loop. But if you prefer email or good old fashioned phone calls, we will accommodate this for you. We live in the 21st Century - it's about time your estate agent acted like it!

    Marketing Strategy

    WeI believe our role is more marketing than sales. Any marketer will tell you that in order to create compelling advertisements, you first have to identify a target audience.

    Using sophisticated data kits and knowledge from you, we will predetermine who is most likely to buy your home. We will then create world-class marketing which speaks directly to that target audience. We believe most estate agency adverts are too generic so as not to alienate any buyers, however our belief that is in doing so they end up not appealing to anyone.

    Depending on your property style and location, we will identify key features about your home and area that talk directly to the needs and wants of your most likely buyer. If you own a family home we know there's a high possibility that one of the parents will work from home in some capacity, so highlighting a home office or ability to create one through a garage conversion is essential. If you own an apartment we know to promote the larger square footage you command compared to a house with the same number of bedrooms, and the sociable open-plan layout. If you're likely to attract families with older children we know to emphasise off-road parking, especially if you have side-by-side parking so cars don't have to be reorganised on a cold winters morning just so you can leave for work.

    Understanding who your buyer is and creating irresistible marketing will lead to higher levels of enquires, more viewings, more interested buyers and a higher sales price.

    Since I was a child, I've loved puzzles. I put this down to my desire to understand how things work. Cause and effect. For higher education I studied science to learn more about the world around me, but it was psychology that fascinated me most. 

    Best summed up by a renowned marketer; "Humans are not rational. We are pattern-seeking animals with a conflicting maelstrom of instincts, biases, beliefs and prejudices". This irrational nature intrigued me from my first job as a personal shopper, as I learnt that people do not simply buy on features alone. There has to be a story - a story that resonates with the buyer. A story that makes them feel an emotion. Emotions drive action, and this is why I love selling homes.

    Every home isn't for everyone, and it absolutely shouldn't be. Every home has its own story to tell; you just have to listen first to understand it. Once you understand the story (or the lifestyle if you will) of living in that home, then you can go about creating marketing that speaks to the right buyer. Marketing that makes them feel an emotion that drives the action to buy. It's simple, but it's not easy. 

    I've spent the last 17 years of my career in property learning how to identify the geodemographics of the most likely buyer for your home, so I can ensure your marketing strategy talks directly to that buyer. Generic marketing leads to generic results, and I don't operate in the field of 'ordinary'. I take my responsibility extremely seriously - selling your home is a big deal, and as homes don't have exact values, your agent has a direct impact on the price you sell for. The equity you can win or lose has a huge impact on your life. 

    It's not just about money though, it's about the experience. Moving home should be enjoyable, yet it's one of the most stressful experiences in your life. Most causes of those stresses aren't in your control, but choosing your agent is. Having an agent that offers you a personal, tailored and remarkable experience who is dedicated to helping you (and not tens of others at the same time) achieve your goals is in your control. Having an agent who truly has my back is what I'd want if I were moving home, and that's why I founded Lion Estates in 2019. Simply, we're a new breed of estate agent.

    The reason why I wanted to join Lion Estates was because I loved the way that Dominic sold my best friend's home. I loved the style of marketing, the detail he went to and what Lion Estates stands for. Honest, open transparency and actually helping someone move rather than just selling their home.

    I accompanied my friend on completion day to meet Dominic at Nonna's in Woburn Sands to hand over the keys, and he turned up with a bottle of Laurent-Perrier Rose Champagne in a rose gold birdcage and I thought, WOW! Talk about going the extra mile! From then on I knew I wanted to be part of Lion Estates. 

    At this point in my life I was looking for a career change. I wasn't looking for a regular 9-5 corporate job like I had for the last 20 years. I wanted something different, fun and exciting. Something I can call my own. Being part of the Lion Estates team means I'm not tied to an office - something I'd never really had before. It's important for me to have flexibility so I can give my clients my all.

    Growing up in Milton Keynes I've seen it change to the dynamic city that it is today. It's a great place and I always said this to colleagues when I worked in London. I would educate people on Milton Keynes and explain to them how great it is for families, business professionals, really just everyone - what can I say, I'm an advocate! That passion makes me the ideal person to sell your home, as a lot of buyers relocate to Milton Keynes and need educating on the nuances between areas.

    I can tell you there's nothing like handing over keys to a buyer and seeing how excited they are, or helping my sellers prep their homes for marketing. Whether it be project managing a renovation or helping with staging, I love helping clients maximise the value of their home. 

    If you can't already tell, I'm a people person. I've always loved meeting new people and I can chat for hours! Put me in a room full of people and I will thrive. I honestly feel like these are the things that make me a better agent.

    "You can't do that! You can't lie!". This is what my Dad said to me when I told him I was going to be an estate agent, and it's always stuck with me.

    I remember being confused at first as I always knew that moving home was the one of the most important things you can do in life, but I quickly learnt this was the general reputation of estate agents in the UK. However, over the years I worked out why estate agents don't have glowing reputations - KPI's. 

    I know this may not make sense at first, but MD's, area managers and branch managers driving KPI's on a daily basis inevitably leads to quantity over quality. When numbers and 'market share' being the priority is constantly being drilled into you, it's easy to lose track of what is actually important - the people who own the homes you are selling. It's your move, your life, your equity that you entrust an estate agent with, and I for one do not take that for granted. I wasn't going to be a 'typical estate agent'; I was going to show my Dad there was another way. 

    That's why when the opportunity came up to work with Lion Estates it was a no-brainer. Being a 'personal estate agent' allows me to handle everything for my clients. From the initial consultation, to conducting thorough viewings which are more than simply opening a door, to even collecting keys on completion day so you don't have to take a detour to drop them off at an office. My clients know they have me supporting their goals and trust that I have their best interest at heart at every step. They know they're not just another number on a spreadsheet. 

    Estate agency isn't only about selling homes, it's about helping people move.

    It took me 36 years to find my calling. 

    I've always been a people person and I've always excelled in customer-facing roles - I'll always go out of my way to help anyone in any way that I can. But it wasn't until I joined Lion Estates that I felt like I was actually making a difference in people's lives. 

    Don't get me wrong, it was a great feeling selling someone a brand new Porsche, but helping someone move home - that's something that really matters. And I'm proud to play my part in that.

    My biggest frustration in previous roles was how segmented our customer journey was. I was never able to look after my clients from start to finish with different departments dealing with different aspects. This was frustrating for both me and the client and, more often than not, resulted in a drop in standard of both service and communication. Most companies operate this way, especially estate agents. But for me, the stakes are too high when it comes to selling your home. You can't risk a drop in service leading to a lower sales price or, even worse, a sale falling through. And this is what makes me stand out against other estate agents - you get me looking after you, and only me. 

    I love this way of working as I truly get to understand your personal reasons for moving, what you've done to your home and why it's such a great place to live. I get to be on the journey with you, helping you at every twist and turn, and having your back from day one until moving day. It's how I like to work and, unsurprisingly, it's what my clients want too. It works, and my results speak for themselves.

    I'll be totally frank with you; estate agency was definitely not a conscious career choice for me!

    Luckily for me, it was actually something that really seemed to fit with my personality. I love meeting and talking to new people, and I have a genuine interest in helping people where I can. So although I fell into estate agency at a very young age, there are so many reasons why I've never left!

    Before joining Lion Estates I worked for a large corporate agent, but had felt for a long time that their way of working didn't fit with my morals and values - it wasn't how I believed estate agents should be acting for their homeowners. I wanted to be able to offer the kind of service that I would want to receive if I were moving, so it makes me incredibly happy that I am able to do this now as a personal agent.

    I absolutely love the fact that I am there to hold your hand throughout the whole process, getting to know your home inside out as well as your specific moving requirements. Removing any worries and stresses when it comes to selling your most valuable asset is within our control as your agent. Having that one dedicated agent is what I believe makes me stand out from your more traditional estate agents.
