      Our Sales department have been helping people like you either sell, buy or both for the last 16 years in the South Ockendon, Aveley & Purfleet areas. Our job is to help you move and to give you the confidence and peace of mind that you need when choosing an agent.

      When you invite us in to carry out a market appraisal on your property, we will give you a realistic and genuine figure. We do not believe in over-valuing properties in order to obtain the instruction. In order to formulate a price on your property we use Land Registry that looks at historical data and use Rightmove & Zoopla reports showing current trends in the market within your area. This helps us provide you with a professional market value on your home.

      One of the keys to our success in selling homes like yours has been that we carry out accompanied viewings on all properties. This means that we will bring the potential buyer to your property, show them around your property, discuss with them their requirements and thoughts on your property. We have found by using accompanied viewings that we are able to sell properties more quickly and achieve, in many cases, the asking price and over. The other upside to accompanied viewings is that there are no security risks to you, the homeowner, as we manage the viewings.

      At M & P Estates we believe that marketing is another key to our success in selling your property. When you instruct us to market your property you will receive:

      1. A full set of colour details with 2 & 3 dimensional floorplans, full room measurements and full description of your property, both internally and externally.
      2. Your property will be marketed on Rightmove and you will be provided with Rightmove Premier Listing, making your property stand out from the crowd.
      3. Your property deserves full exposure and we use the Zoopla Group of property portals to enhance this further marketing.
      4. Your property will be advertised in the Thurrock Gazette on a weekly basis until the property has been sold.

      The third key to our success, one that is very important is that we have continuous communication and feedback to you about your home, in addition once your property has sold you will be given a dedicated sales progressor who works Monday to Friday from 9am - 6pm. By having a dedicated full-time sales progressor working for you it will be possible to complete on your sale between 6 and 8 weeks, however this does depend on the other properties within the sales chain.

      "Accompanied Viewings"

      It is incredible that so few agents regularly accompany buyers around a property, leaving it to the seller to do all the work! No only does this strike us as poor service, but accompanied viewings from a well-trained sales negotiator have a far greater chance of success, for the following reasons.

      1. The heart! The buyer's initial objective is simply to get a feel for the property, asking themselves "could we be happy here?" In order to buy the property, they need to fall in love with it. During a first viewing, the last thing the heart needs is the seller highlighting small details that are not relevant and can be very distracting. The buyers might also be also keen to discuss their heartfelt plans for the property, which is embarrassing and difficult within earshot of the seller. Also the last thing the heart wants is a pushy seller trying to force a sale, just because the seller is so keen to sell.

      2. The brain. The brain really kicks in on the second viewing. The heart has already booked a removal company following the first viewing, but the brain says "hey, not so fast - we need to see the property again - just to be sure!" So on the second viewing, the buyer is looking for reasons NOT to buy the property. Those small details that were irrelevant on the first viewing now become useful - unless they were unnecessarily "spent" on the first viewing. Also, the agent who accompanies the first viewing will have listened out for buying signals and objections that the seller might have missed, and which can be harnessed during the second viewing.

      1. Understanding/empathy. A good negotiator will build a relationship with the buyer, understanding their needs, preferences, hopes, aspirations and potential areas of compromise. Armed with this knowledge the agent will not just "show" the property, but "explore" it enthusiastically, whilst demonstrating how it could fit with the buyer's lifestyle in the context of other properties the agent is also showing them. The seller on the other hand, has no understanding of the buyer and can only say "this is the bathroom"!
