    The 1,798 South Ockendon Savers batten down the hatches with low interest rates set to continue into the 2020's

    You might ask, what has the plight of the South Ockendon savers to do with the South Ockendon Property Market ... everything in fact. Read the newspapers, and every financial wizard is stating that with the decision of the Bank of England's Monetary Policy Committee in early August to cut the Bank of England base rate to an all time low of 0.25 per cent, savers should prepare themselves for interest rates to stay low well into the early 2020's.

    ... And this isn't some made up story to capture the headlines of newspaper editors. The yield (posh word for interest rate or return) on 10-year Government bonds is currently 0.61 per cent. This indicates that the money markets believe that the Bank of England's base rate will, on average over the next ten years, be below the 0.61% rate they are buying the 10 year bonds at (because they would loose money if the average was over 0.61%). UK Interest rates are going to be low for a long time.

    For those who have saved throughout their working lives and are looking for ways to maximise their savings, tying their money into property could prove advantageous. You see as a saver, I did a search of the internet and the best savings rate I could find was a 5 year fixed rate at 2.5% a year with Weatherbys Bank. Your £200,000 nest egg would earn you £5,000 a year - not much. However, on the other side of the fence, growth in South Ockendon house prices and princely buy to let yields have made property investment in South Ockendon an appealing option for many. According to my research, the...

    Average Yield over the last five years for

    South Ockendon Buy to let property has been 6.5% a year

    ... and average Property Values in over the same period have risen by 32.5%.

    Using these averages, the South Ockendon landlord's property would be worth £265,000 and they would have received a total of £65,000 in rent - making the total return £330,000. Meanwhile, whilst our 1,798 South Ockendon Saver's, using the average savings rates for the last 5 years, even if they had reinvested the interest, their £200,000 would only be £221,184.

    There are risks as well as benefits to buy to let though. As my blog readers know, I tell it like it is and investing in buy to let means locking up capital in a property that may fall in value. Another option would be stock market income based investment funds, which are paying around 5%, especially if put your nest egg into a tax free Stocks and Shares ISA. Although you can only add £15,240 a year into an ISA, but you would also have the ability to sell up quickly if you want ... but one last thought...

    The other side of the coin is that you cannot buy an unloved 'stock market income based investment fund' and set about renovating it and adding value yourself. The investment fund isn't something that you can touch and feel, isn't something tangible, isn't something physical, isn't something concrete, it isn't bricks and mortar ... and that is why my fellow South Ockendon homeowners and South Ockendon landlords is why the love affair of the British and Property will continue.

M&P Estates Referencing Process

    Tenant's Referencing Criteria.

    The following information is just a brief guide to understanding the steps of letting a property through our company. We advise you before entering into the reference process to check your own credit file to ensure that there are no default notices or county court judgements, as this will affect your ability to rent a property.

    1 Having found the property of your choice you will be required to complete our reference forms and provide us with photo ID (passport / visa or driving licence), proof of address dated within the past 3 months (bank statement, utility bill or driving licence) and your past 3 months / 12 weeks pay slips. If you require a guarantor, the guarantor will also need to provide all forms of identification specified above. We use a referencing company called Rent4Sure. They will search 7 years credit profile and 3 years address history (see 10 - suitable ID and 11 - employment status).

    2a An administration fee of £300.00 including VAT will be required in addition with the paperwork in point (1) above. Once this administration fee has been paid the property will be taken off the market for 5 working days whilst your application is assessed.

    2b For any additional tenant to be referenced we will require a further payment of £90.00 including VAT

    3 Once the references have been sent back to us, a date for you to move in will be arranged.

    4 You will be provided with a draft contract and tenants information pack before moving in. It is advised that you read these documents and take advice before signing. Once signed by both parties the contract becomes legally binding.

    5 Payment of the first months rent and damage deposit must be paid three days before the start date of the tenancy. The damage deposit will be lodged with the Deposit Protection Service if a Managed property, but if a Let Only the landlord may use an alternative. 

    6a Tenants will be responsible for payments of gas, electricity, water, sewage, council tax and all other services. M&P Estates Ltd will notify the utility companies and Thurrock Council in writing of the commencement of your tenancy. We would advise you to contact them directly once you move in to ensure that they have your correct date of tenancy and details.       

    6b If ALL paperwork that has been created for you, including the inventory, is produced and you change your move in date, a fee of £90.00 including VAT will be incurred for administration costs.

    7 All rents are to be collected by standing order or bank transfer only.          

    8 Renewal of the tenancy agreement, after the initial fixed period, will be at a cost of £90 including VAT, this payment will be taken once you have agreed to renew. Renewal will not take place unless this payment is made. This renewal fee applies to the household and is not charged individually.      

    9 On move out we carry out a detailed move out report on the property at a cost of £140 including VAT, however, this cost is shared on a 50/50 split between the landlord and the tenant, therefore, the fee to the tenant will be £70 including VAT which will be payable when you give your notice and cannot be deducted out of your deposit.

    10 ID. We require photo ID which can be in the form of a passport, current full driving licence or certification from either a doctor or solicitor. If you hold a passport that is outside the UK then we will need to check your immigration status before we can proceed with an application.       

    11 Employment Status We understand that people are employed in many different ways but for referencing criteria the following applies:-If you are employed you will pay PAYE and have a contract of employment.

    A. If you are self-employed and work for yourself or a contractor we will require an accountants reference to prove your earnings. If you do not use an accountant we will need to see sight of SA302 forms, which state your earnings.

    B. We will use the net income or net profit figure for the purposes of carrying out the financial referencing. We cannot use the gross figure.

    C. If you are employed by a company, either M & P Estates or Rent4Sure will contact your HR or Personnel Department. The following information will be required:-

    1) Is the applicant in permanent employment

    2) Employment start date

    3) Employment end date

    4) Is the applicants contract greater than the lease term

    5) Are the salary details as stated

    6) Salary as reported

    7) Confirmed job title                                      


    12 Refunds

    1) A full refund will be given, If you have been referenced and met all the criteria and the Landlord pulls out of the transaction.

    2) No refund will be given, if your references fail due to the fact that you have failed to disclose adverse credit, you have not provided the specified forms of identification, or you have provided false information in order to obtain a rental property.

    3) No refund will be given, if you withdraw from the transaction.     

    We, therefore, strongly urge you to complete the forms fully and correctly.

    4. Gardening work will be charged at £25 per hour (plus materials where required).

      "Accompanied Viewings"

      It is incredible that so few agents regularly accompany buyers around a property, leaving it to the seller to do all the work! No only does this strike us as poor service, but accompanied viewings from a well-trained sales negotiator have a far greater chance of success, for the following reasons.

      1. The heart! The buyer's initial objective is simply to get a feel for the property, asking themselves "could we be happy here?" In order to buy the property, they need to fall in love with it. During a first viewing, the last thing the heart needs is the seller highlighting small details that are not relevant and can be very distracting. The buyers might also be also keen to discuss their heartfelt plans for the property, which is embarrassing and difficult within earshot of the seller. Also the last thing the heart wants is a pushy seller trying to force a sale, just because the seller is so keen to sell.

      2. The brain. The brain really kicks in on the second viewing. The heart has already booked a removal company following the first viewing, but the brain says "hey, not so fast - we need to see the property again - just to be sure!" So on the second viewing, the buyer is looking for reasons NOT to buy the property. Those small details that were irrelevant on the first viewing now become useful - unless they were unnecessarily "spent" on the first viewing. Also, the agent who accompanies the first viewing will have listened out for buying signals and objections that the seller might have missed, and which can be harnessed during the second viewing.

      1. Understanding/empathy. A good negotiator will build a relationship with the buyer, understanding their needs, preferences, hopes, aspirations and potential areas of compromise. Armed with this knowledge the agent will not just "show" the property, but "explore" it enthusiastically, whilst demonstrating how it could fit with the buyer's lifestyle in the context of other properties the agent is also showing them. The seller on the other hand, has no understanding of the buyer and can only say "this is the bathroom"!
