    We value all of our tenancies, without them we wouldn't exist. We believe when you rent your home it is exactly that, your home and as such, we work with both yourself and the landlord to ensure you feel comfortable and relaxed so that you can enjoy your time.

    The main role of a letting agent is to manage properties for private landlords and ensure that new tenants are available to move into a property as soon as it is ready. Responsibilities range from sourcing tenants and collecting rent, referencing, advertising, conducting viewings to full management of the property including all works needed and repairs undertaken at the property. If the property you rent is managed completely by MK Estates and problems arise we will deal with them quickly and efficiently.

    We choose to work with like-minded landlords who provide quality properties and maintain them.

    Looking for a property 
    We update our listing's available for let on a daily basis. If you have specific requirements for lettings it would advisable to contact us and register your details, as often the new properties for let are offered to our registered database first. All of our properties are advertised on Rightmove.

    Cost to consider when moving 
    All of our properties will require a month's rent in advance and a deposit to be paid. These funds will need to be cleared and paid prior to move in day. The deposit you pay will be protected with a government approved scheme and held there for when you vacate the property. 

    In addition to these costs, all tenants have to undergo a referencing procedure for which there is a cost. We would advise that you make sure you understand exactly what this cost covers and whether there will be any additional charges, this does vary between agents. The bills are not usually included in the rent unless we advise you otherwise, so you will need to allow for this when setting a rental budget per month.

    Moving into your new property 

    If you are successful at referencing stage we will arrange for you to visit the office on the agreed move in day to collect keys and sign all of the tenancy related paperwork. There is a fair amount of paperwork to complete, this is to ensure your interests as a tenant are clear and protected as well as the landlords.

    In order to pass the referencing services we will need from you:

    * Two forms of Identification - this should be a passport or driving licence and proof of address, such as a utility bill dated within the last three months. One form of ID at least must have a photo, and all ID supplied must be in date.

    Pass a credit check, providing three years' worth of addresses.

    * Employment reference - we will require details of your employer, an address and contact details. They will need to confirm your salary and permanent employment.

    * Proof of income if self-sufficient, retired or self-employed - including last three months' bank statements, accountant reference or last two years P60 submissions.

    * Previous Landlord Reference/ current landlord details/current letting agent - landlord name, address and contact number (if currently renting).

    * If you need a guarantor they will also need to provide all of the above.

    * We will need to see proof of residency or right to work within the UK.

    * You will need to pay a holding deposit, which must be in cleared funds.

    Legal requirements 
    Our landlords are well advised by us to their legal obligations as a landlord. We ensure that that we meet all of those obligations when a new tenant moves in. as a general rule of thumb you should always have an EPC, Gas Safety Inspection Certificate, Deposit protection details, a smoke alarm and carbon monoxide detector at the property and a tenancy agreement. It is important to ensure when renting that you do so through a reputable agent who is experienced in lettings and correctly regulated.

    Our services to landlords

    Not all landlords employ the services of a letting agent for the entire duration of your tenancy. Often we are only involved in the initial stages and the landlord will manage the property himself. If the property is not managed by the agent, we will ensure that both parties have each other's contact details for reporting issues. You will not be on your own, you are welcome to contact us at any time.

    For landlords who have their properties managed, you immediate point of contact will be the team here at MK Estates. We will collect rent and organize works on behalf of the Landlord. Please be aware that we cannot occur costs for a landlord without their permission, so all works carried out will be subject their final approval.

    Extra services 

    we offer a concierge service for all of our tenants. The team there will help you make sure you are correctly registered for Council Tax, Electricity and gas suppliers and the water/sewage rates. This is important to ensure you don't have any scary bills further into the tenancy or incur the costs for a previous tenancy which was not you responsibility. In addition we also have an extensive list of electricians, plumbers, cleaners, carpet cleaners, decorators and general handy services which we can call upon.

    Hannah has worked within the Sales and Lettings industry for the past 8 years having predominately worked within independent Estate Agency. She started her career with a town centre agent, within a short period, was promoted to the Head of Lettings and shortly after that a Branch Partner, looking after both residential Sales and Lettings. Hannah is ARLA qualified and prides herself on exceptional levels of customer service and care. She has worked for several multi-property landlords for many years who have remained loyal to her, for her organisational skills, care, and attention to detail missing from so many other agents.

    Hannah studied Psychology at university, and was previously a Personal Shopper for a large national fashion retailer.

We have found that the interest rate is substantially lower in listings without a floorplan, potential buyers like to see the space on offer and the layout of the property before making the decision to view.       Beginning your property search 
      Buying a property is an exciting time for most people but can also be very daunting especially for first time buyers who have never bought a property before. 
      Each purchase is completely different and buyers need to be aware that not every purchase is as straight forward as others.
       
      This guide has been designed to offer as much guidance as possible and cover some of the most important aspects of buying a property.

      Do you need help with finance?
      In order for you to start looking at properties you will need to find out how much you can borrow from the bank. Your affordability will be based on your income and expenditure. Your financial adviser or bank/lender will also take into consideration your deposit.
      Once this has all been finalised you will be given an  Agreement in Principle, Mortgage Promise or Decision in Principle. Having this puts you in a stronger position when placing offers on properties that you are interested in.

      Cost for you to consider when buying 

      You and the vendor will need to instruct a conveyancing solicitor. We can make several recommendations for local solicitors. They will take care of the legal aspects of the transaction. We strongly recommend that you choose someone local, it can speed the transaction along as you are not relying on the postal service necessarily, and paperwork originals can be dropped to the solicitors directly.

      You'll also need to consider other costs such as surveys, mortgage arrangements, land registry, removals and stamp duty. Stamp Duty Land Tax rates from 4 December 2014 have been updated, to assess the amount you will need to pay please have a look at the HMRC SDLT Calculator.

      What should you do once you've found a property
      Now that you have your agreement in principle and considered all other factors you are all set to get yourself out there viewing properties & making offers.
      When making offers it needs to be made through the agent you viewed the property with, even if the property is on with multiple agents. Your offer will then be given to the vendor. Once in agreement of price the property will be placed 'under offer' and you will need to instruct solicitors. (At this stage a payment is normally required in order to open the file)
      The seller will also instruct a solicitor and draft contracts will be sent over to your solicitor. Your solicitor will guide you from this point, dealing with any enquiries and queries you may have.

      Leasehold properties
      There has been an increase of leasehold properties coming to the market and it is important that the buyers no the ins & outs of what happens when buying a leasehold property.

      Often purchasing a flat or a property with a leasehold the conveyancing can take longer than a freehold property. On a leasehold sale there will be many more enquiries to be made and normally there is a delay in obtaining the management pack. The estate agent will chase the solicitors to ensure that this pack is asked for at the early stages of conveyancing.

      Exchanging & completing

      Now that all the hard work and stress is out of the way your solicitor will ask you to transfer your deposit just before exchange. Once funds have cleared the solicitors will ask if you are happy to proceed and contracts will then be exchanged through solicitors. 
      (Once this has happened you are no longer able to pull out of the sale of the property and if you do you will incur significant charges)
      After exchange a date will be set for completion normally a week after the exchange date but can be done earlier as long as everything is ready.
      On completion you will then be granted the legal ownership of the property. Keys will be released once confirmation from the solicitor to the estate agent and you will be able to begin moving things into your new home.

      Mark Goldsworthy, Branch Manager 
      Mark has been working within the estate agency industry for almost a decade after graduating from Buckinghamshire University with a degree in Sports Science and Psychology. When he left university he was keen to pursue a career in his home town of Bournemouth, in a customer facing environment, taking advantage of his social and sales attributes.

      Mark started his Estate Agency career with a local corporate company; which provided extensive training and first insights into the industry. As a tenacious sales person and keen to develop, he later took up an opportunity to experience the other side of agency in a large established independent company covering Bournemouth and Poole. During his time there he expanded his own knowledge into lettings, creating the link between the lettings and sales market that is essential in ensuring maximum sales values and rental yields can be achieved.

      Before joining the team Emily previously worked at another local estates agent within a lettings and sales admin role but realised that she wanted more of a challenge and to gain more knowledge within the industry. Combining her previous experience and new position she is set to go far at MK Estates.

      Emily has also recently purchased her own property and has been able to use her experiences through this process in her now day to day role as a sales negotiator.

      Outside of work she enjoys walks with her French bulldog Wilson and spending time with her partner who also works within the construction industry.
