    Do you have land with or without planning, an old barn or maybe a property which needs modernisation or has structural defects? Maybe you just need to sell quickly to avoid repossession or you are emigrating and need the certainty of a sale within a set timescale.

    If so then auctioning your property may well be the answer. We have a link with one of Suffolk's premier independent property auction agents who will work with us to get you the best result within a set time scale. The advantage of auction for the seller is that when the hammer falls the contract becomes binding.

    Buyers are advised to make all inquiries prior to bidding and will have to pay a 10% non-refundable deposit at the auction with completion up to 28 days after that date. The vendor can set a reserve so that the property is not undersold. A listing fee is charged to include the property in the auction then a percentage fee is charged based on the hammer price. Commission only becomes payable on an agreed sale. If your property does not meet its reserve and is not sold then the fee is not payable.
