    Step-by-Step Guide
    1. Enquiry: you enquire with us about letting your property with Pavillion. 2. Contract: We will send you a contract in advance of our first meeting, so that you have plenty of time to read it and note down any questions that you may have. You will be assigned a housing manager who will be your point-of-contact for all negotiations with us. 3. Meeting: Your contact will meet with you for the first time, either at our offices or at the property you wish to rent. At this meeting we will:
    • answer any queries that you have
    • run through the contract you have been sent to make sure there is nothing you are unsure about
    • talk about the property and what you may need to install/repair before the property is ready for letting
    • talk about the responsibilities a landlord has, and make sure you have fulfilled all the necessary legal requirements for letting a property, for example buildings insurance and Energy Performance Certificate and Landlord Registration
    • discuss how much rent you should expect to charge for your property, and how much you want to be involved in the letting
    4. Register: The only thing you will need to do at this stage is to register yourself as a landlord with Landlord Registration Scotland. To register online go to www.landlordregistrationscotland.gov.uk You will need Pavillion Properties' Agency Registration Number which can be found on our website in the Landlords Section. 5. Checks : Once the contract is signed, we will arrange various checks to make sure your property meets government basic standards:
    • a Gas Safety Certificate inspection: to test that your gas appliances are running safely (this is repeated yearly)
    • Portable Appliance Test: all your electrical appliances will be tested, we charge a flat rate no matter how many appliances you have. (This test is repeated every two years)
    6. Advice: We will give you general advice on how to leave the house ready for tenants. 7. Handover: When everything is ready, you can give us your keys and leave the rest up to us!If you have any more questions about letting with us, please submit a question on our Ask Us Anything page

    What is a Property Factor?A Property Factor is a professional property manager that specialises in assisting owners with the management of any common areas that relate to their property (normally communal corridors in tenements or outside garden areas).With multiple owners trying to organise their property, coordinate with other owners and carry out certain duties (within the confines of the law) can be a difficult and complex process, however it is extremely important to look after and maintain your building to ensure it maximizes value and does not depreciate.Instructing a Property Factor is a simple way of removing the burden and having access to professional advice, all helping make your life that little easier. What We OfferOur Property Managers cover a wide range of responsibilities and offer expert advice. Their duties include:
    • Regular inspections of the internal and external areas.
    • Routine cleaning of the communal areas.
    • Maintaining common garden or grounds

    Paul Letley FRICS
    Paul has worked in the City of Dundee and surrounding area for over 30 years as a residential surveyor and property manager.
    He started his professional career in Dundee in the Valuation office of the Inland Revenue, then joined a local surveying firm after qualifying. He worked as a surveyor for that firm, helping it to grow into one of Scotland's largest firm of surveyors. For 18 years he built up the residential lettings business of a local firm of surveyors, contributing greatly to its success with over 2,000 properties under his management.
    He was seconded by the RICS to the Housing Improvement Task force which was set up by the Scottish Office to report on improving the quality of Private Housing in Scotland. He was also on the panel set up by the government, representing the RICS in drawing up the guidelines for the mandatory licensing of houses in multiple occupation.
    He set up Pavillion Properties in 2011 to benefit from that experience and make the Dundee lettings market more competitive and client-centred.
