    Time is running out fast for landlords to become registered under new legal requirements aimed at tightening up the housing rental market.

    And one estate and lettings agent in South Wales is leading the way by becoming fully trained in the new legislation so that it can guide landlords through the legal process before the deadline.

    Now, Roberts and Co has been proactive in placing itself at the forefront of the drive by Rent Smart Wales to make landlords and agents compliant with the requirements of the Housing (Wales) Act of 2014.

    REQUIREMENT: Under the Housing (Wales) Act 2014, landlords must register

    Under the act, all landlords operating in Wales must become registered and provide accurate up-to-date information about themselves and their properties for rent. The new obligation was made law on November 23, 2015, and landlords were given a year to comply.

    With the November 23 deadline fast approaching, Roberts and Co is the stand-out company to turn to for those landlords who are still unsure about how to register, or who simply want to know more about the new requirements.

    Adrian Smith, Lettings Director for Roberts and Co, said: "Wales has really taken the bull by the horns on this important issue and our aim is to be the reliable bridge between landlords and the legal process that has been introduced."

    Mr Smith added: "We believe we will be the first lettings agent to be fully trained in the requirements of the act and, therefore, we are ideally placed to act as a guide to landlords. It may well be that landlords are acting in good faith but are not completely au fait with the new legislation. In those cases, we want to use our years of experience in the business to advise them on what's required."

    The message to landlords from Rent Smart Wales is very clear: "You have until November 23 to register."
