    Time is running out fast for landlords to become registered under Rent Smart Wales, the new legal requirement aimed at tightening up the housing rental market.

    And one estate and lettings agent in South Wales is leading the way by becoming fully trained in the new legislation so that it can guide landlords through the legal process before the deadline.

    REQUIREMENT: Under the Housing (Wales) Act 2014, landlords must register

    Under the act, all landlords operating in Wales must become registered and provide accurate up-to-date information about themselves and their properties for rent. The new obligation was made law on November 23, 2015, and landlords were given a year to comply.

    With the November 23 deadline fast approaching, Roberts and Co is the stand-out company to turn to for those landlords who are still unsure about how to register, or who simply want to know more about the new requirements.

Fees to Tenants....

    The application fees for a single adult tenant is £200 inclusive of VAT
    • £50 inclusive of VAT for each additional adult.
    • £75 inclusive of VAT for a guarantor
    • £20 or £50 credit check only fee

    • If A tenant needs to be removed from the tenancy and a new tenant added there will be a Tenancy amendment fee of £90

    During the tenancy if a tenant wishes to renew their assured short hold tenancy agreement for a further 6 or 12 month period a £40 renewal fee will apply.

    Once an application fee is paid the property will be withdrawn from the market for a period of 2 working days. If the applicant has not submitted all of the necessary paperwork required (stated below) the agent holds the right to re-advertise the property, cancel the application and retain the application fee.

    A guarantor will be required under the following circumstances:
    If the applicant has bad credit history, receives housing benefit, is in temporary employment, has a low income or cannot prove their income.
    • The bond chargeable is specific to each property. Please ask for further Information.

    All applicants will be required to provide the following information. This is also applicable to guarantors
    • 3 months of wage slips or bank statements (6 months of bank statements if self employed and/or the previous years tax return)
    • Photo I.D
    • A recent utility bill in the applicant's name. (Issued within the last 3 months)
    • A fully completed application form for all tenants over the age of 18
