    Making an offer

    Once you have decided on your property it is time to make an offer. Your offer will be financially qualified by Robinson Hornsby and we will request proof of funds:

    * copy of your mortgage agreed in principle (AIP)

    * copies of bank statements - proof of cash funds

    * two forms of identification - residential and photographic

    Please confirm the name of your solicitor, we can recommend local solicitors.

    If the offer is successful a sale is agreed, the property is then Sold Subject To Contract. At this point Robinson Hornsby will instruct solicitors and the legal work to transfer ownership of the property can commence. Your solicitor will be able to explain what Stamp Duty will apply to your purchase price, please budget for Stamp Duty!

    Survey

    Decide if you want a survey -

    Your mortgage lender will require a valuation by a surveyor, they will arrange this on your behalf. The lenders valuation is not an in depth inspection. You may decide you wish to have a more detailed report, if so we can recommend a local surveyor to you who will help you decide which survey is required.

    Alternatively if you are purchasing independently - no mortgage required, we can also assist and put you in contact with a local surveyor who will recommend what type of survey you need.

    Exchange of contracts

    Exchange takes place once your solicitor confirms that the deposit has been received and that there is nothing else outstanding relating to the sale/purchase. You need to be satisfied with all of the information your solicitor has provided during the conveyancing process. You need to be 100% committed at the point of exchange. When exchange takes place with the seller of the property the purchaser is then legally committed to purchasing the property.

    If you decided to pull out without due reason after exchange - your 10% deposit can be forfeit.

    At the point of exchange, you need to have organised building insurance on your new property. Our financial advisor can assist with all insurance enquiries.

    Completion is the day that you pay for the property and take ownership. On completion day, the money is transferred and the deeds of the property are transferred, between both seller and purchasers solicitor

    Surveys and Professional Services
      

    When buying your next home, it usually recommended that a survey is carried out, not only to confirm the property is sound, but to confirm that you are paying the right price. If you are having a mortgage, the lender will carry out a mortgage valuation, but NOT A SURVEY. If you are purchasing a property, and would like advice on whether or not a survey would be recommended, please give us a call.

    We also provide formal valuations for such purposes as probate, matrimonial and inheritance tax.
