To help attract buyers we do write an interesting tailor made set of details along with good quality photographs and floor plans. These are all very important as so many buyers now like to receive the details on mobile phones, tablets and PC's etc. We will also enhance all photography for FREE prior to being published online.

Proactive Call Out

We will proactively call all of our applicants registered that have matching requirements to your property to try and arrange viewings prior to the property being launched on the internet. We find this very effective as we have a good rapport with our applicants and can highlight the benefits of the property to them directly.

Internet Advertising

To find buyers moving into the area from further afield we have found the internet to be invaluable as buyers can find your home wherever they live and can view your home at their leisure. We place all our properties on Rightmove, Zoopla & Onthemarket, the UK's largest property portals, and also on our own website www.spsalesandlettings.co.uk. The benefit of using all websites is that you have national coverage with the portals and with our own site we feature only properties we have for sale locally.

Every Wednesday we send out a 'Weekly Mail' to reach buyers during the week so they have the opportunity to book a viewing for the weekend. Not only will this feature your property and increase the amount of exposure you will receive, we find this a good tool to keep in touch with our applicants. Many applicants choose to buy through us because we keep in touch with them regularly and by choosing us to act for you, you will benefit from this too.

Accompanied Viewings & Feedback

We offer a full accompanied viewing service as standard. If you would like us to carry out the viewings for you using our experience and expertise then we will. If you are happy to do the viewings yourself we can also give you some tips on the best ways to present your property. Viewing feedback is essential to receive more offers and to give you an idea on viewers thoughts of your property. Feedback is obtained within 24 hours of the viewings.

Sales Progression

Once a sale is agreed, the lack of communication from estate agents is often a key frustration. To prevent this from happening you will not be passed to a separate sales chasing department - you will be looked after from start to finish by ourselves. Buyers and vendors are updated on a weekly basis to prevent sales falling through and also all offers received are qualified and chains inspected prior to agreeing a sale.
