    No Contracts
    We believe that at the heart of what is wrong with our industry is the concept of a fixed term sole agency contract. It is our contention that this encourages agents to promise the world to get the instruction on and then be complacent, safe in the knowledge that their client is bound to them for anything up to 16 weeks. We do not tie our clients into any such contract. In the unlikely event that you are not entirely satisfied with our performance you can dis-instruct us immediately with no penalties. We believe that the quality of our service should be the reason you remain loyal to us not that you have no choice.

Sandersons UK - Step by Step Buying Guide

    If you are thinking of moving, most you of will now register online with agents in your area or will respond to something that you have seen advertised on one of the property portals. On the whole you will have no choice about the agent you deal with as the vendor will have chosen who they want to represent them. Clearly we hope that you are buying your property through Sandersons and have compiled the following check list so that you know what the process involves and how to avoid some of the common pitfalls.

    Putting in an offer
    You will have worked out what you can afford and, when you find the property you want, will put in your offer accordingly. The agent acting on behalf of your vendor has a legal responsibility to put your offer forward and will give you feedback on the vendor's response. The process of negotiating around the price can be lengthy and there are no fixed rules but do make sure that you are clear as to exactly what you want included in the sale in terms of fixtures and fittings.

    Substantiating your offer
    It is likely that you will be asked to substantiate your offer. You may already have an AIP (Approval in Principle) from your lender in which case you will be able to provide this in writing. It may be that you have not chosen a mortgage product yet in which case you may be asked to provide proof of income. You will also be asked what the position is with regards to your current property and whether your purchase is subject to a sale. Obviously, from the vendor's perspective you are more attractive as a buyer if you either do not have to sell a property to proceed or are a long way down the road to selling the property you are currently living in.

    Acceptance of the offer
    Once the vendor accepts your offer you will need to provide details of your solicitor or conveyancer. You will then be sent a Memorandum of Sale by the agent. This will list the two parties (vendor and purchaser) and their legal representation, the agreed price and any fixtures and fitting agreed in the price. Also it will detail any special agreements ie whether you have agreed an exchange date.

    Solicitor or conveyancer
    We would recommend that you use a specialist firm for the conveyancing, they tend to be cheaper and more efficient that general practising solicitors. We are happy to recommend a firm should you wish.

    Arranging finance
    Make sure that you compare all available products that are available on the market. Even if you have been with your current lender for some time, do make sure that you have the most competitive product on the market. It could amount to £100s per month difference.     The progression process
     The agent and your conveyancer should keep you informed of the progression of the sale. Most offers are subject to at least a valuation and often a survey. Local authority searches will need to be commissioned and enquiries raised with the vendor. If you are involved in a chain, your exchange and completion will have to be synchronised with the other people in the chain. This is often a complex process.

    Arranging buildings insurance
    Remember that you are responsible for insuring your new home from the day that contracts are exchanged. Again, ensure that you have looked at a range of products comparing competitiveness and what is actually covered. Not all insurance products or companies are the same. We have found that many of our landlords have come away from the cheaper end of the insurance market as when they have come to make a claim they have found that they were not covered as comprehensively as they thought.

    Exchange and completion day
    Before an exchange of contracts can take place, you will have to sign the contract with your conveyancer/solicitor. Once contracts have been exchanged you are now legally bound to complete the sale. At the point of exchange a non-refundable deposit of usually 10% of the purchase price is lodged with your conveyancer. In the unlikely event that you pull out of the sale, this is passed to the vendor. On exchange a date for completion is set and you will know the day that you will have to move.

    Sophie Arnold - Managing Director
    Sophie has been with the company since its inception in 1992. She started her career riding horses professionally and was sponsored to event for 3 seasons. She then moved to Canterbury to do a BA Hons in Social Policy before moving into a career in property. Sophie is committed to ensuring that, however large the company becomes, it remains committed to delivering truly excellent and focused customer service. Sophie is now based in Brighton with her partner. Hobbies include high level trekking, skiing and via ferrata.

    Mark Weller - Director
    Mark has been with us since April 2013. After gaining an Economics degree he started work as a financial advisor. He subsequently worked for 12 years with a large corporate estate agency working across all aspects of the business from financial services, through to lettings and sales. At the time he was head hunted to work for Sandersons, he was the Area Manager responsible for 5 offices in Kent. He brings to Sandersons his energy, enthusiasm and organisational skills as well as a desire to develop our existing teams and grow the business for the future. Mark is married with 2 young children living in East Kent. When not at work, depending on the weather, can be found either playing golf or windsurfing on the North Kent coast.

    Chris Murphy - Canterbury Sales Manager
    Chris joined Sandersons in 2009 specifically to launch the Ashford office. We subsequently saw unprecedented growth in Ashford as new customers benefited from the attention to detail and flair that Chris and his team brought to the role. In August 2011 Chris moved to our Canterbury office and is heading up the team that is experiencing unprecedented growth. He lives in Canterbury and is married with two children.     Jen joined Sandersons as a negotiator in our Canterbury office in 2007. After gaining valuable experience within the sales team she was promoted to the Property Management department based in Maidstone in 2009. She headed up the team that managed the Canterbury portfolio and the Corporate Landlord team before she was promoted to Assistant Lettings Manager in Canterbury. Jen has studied for and gained the NFOPP level 3 award in Residential Lettings and Property Management. In her spare time she likes to travel and explored Vietnam on her last venture.       We have developed houses and building sites throughout kent and the importance of agent communication, pro-activity and strategy cannot be overestimated but are often lacking.       100% Recommend. From a first meeting with Chris to discuss moving through to completion of sale, Sandersons have given us a very professional, friendly and extremely efficient service. The photography and brochure were worth every penny! The whole sales team visited our property to familiarise themselves with it before showing prospective buyers. Having moved many times this stood out as a service above most others! Viewings were numerous but well vetted ( no time wasters) we sold within 2 weeks! From that point the after sales team really come into there own! Kay Proctor seemed more like our personal assistant and we were kept updated constantly in every aspect of our sale and purchase. 

      There are cheaper options on the high street, but this is a case of "you get what you pay for" I would recommend everybody thinking of selling to give

      Excellent service - I was a landlord already using Sandersons, and decided to use them to sell my flat because I had always been happy with the service I had received from them in the past. Theirs was not the cheapest quote, but nonetheless I was immediately impressed with the enthusiasm and professionalism of the staff, and had no hesitation in placing my flat with them. It sold very quickly, and then the 'sales progressor' swung into action. Was she good? The solicitor I was using (who I wouldn't recommend) called her 'a pain in the a***' - surely the sign of a good 'sales progressor'! Thanks to her chasing, the sale progressed smoothly, and I was kept informed at every step of the process.
