Tenants Information

    Holding deposit

    One week's rent (which we be deducted from the first months rent in advance)

    This is to reserve a property. This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 21 calendar days (or other Deadline for Agreement as mutually agreed in writing).

    Security deposits

    The amount of the deposit is subject to the following:

    No more than 5 weeks rent where the annual rent for the tenancy continuance is less than £50,000.

    Unpaid Rent

    Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. This will not be levied until the rent is more than 14 days in arrears.

    Lost key(s) or other security device(s)

    Tenants are liable for the cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

    Variation of contract

    £50 (inc. VAT) per agreed variation. To cover the landlords costs as well as the preparation and execution of new legal documents.

    Change of sharer (Tenant's request)

    £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

    Early termination (Tenant's request)

    Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

    Paul joined the company in 1997, having worked for Richard George (co-founder) for 8 years, he purchased the business in 2005 - obtaining the Oxford and Knowsley Road offices. Over recent years Paul has expanded the business by acquiring Neville Turner estate agents based in Pangbourne and has opened a new contemporary office in Tilehurst village. Paul is very proud to have grown the business along with putting together a fantastic team including an extensive lettings and management department. Paul owns an established Reading based removal firm - Ferriday and Alder and is delighted to be able to offer this additional service to all past and present clients, which include, local/long distance moving, storage and even worldwide shipping.       Clean & Tidy

      Having joined the Company in 2002, Anthony is one of Sansome & George's longest serving members of staff. With over 20 years' personal experience in Estate Agency in Reading and surrounding areas, Anthony is a knowledgeable member of staff who has worked his way up to Sales Director alongside managing the team at our Oxford Road branch.       Lewis joined the team in 2017 and is based in our West Tilehurst & Purley office negotiating sales having picked up a wealth of knowledge in our Reading and Tilehurst offices (Sansome & George) before transferring to Neville Turner in Pangbourne. Lewis is very personable and is thorough in all he does and is keen to assist, not being phased by anything. He has recently developed his career further by obtaining his NAEA qualification and is progressing well within the organisation. He has lived in the Purley and Tilehurst area to date and having attended local schools, is very familiar with the local area. Lewis is a keen football player and enjoys playing weekly.

      Ben joined Sansome & George in early 2020 to work alongside Anthony and Lewis within our West Reading sales department and develop his career in estate agency.       Courtney joined us initially on a part time basis where she quickly developed an interest in property so when finishing her 6th form education locally at Prospect School has joined us on a full time apprenticeship and hasn't looked back since!! Having always lived in Tilehurst, Courtney knows the area very well and has found having good local knowledge really helpful. Since progressing into her role, Courtney enjoys getting a good understanding of prospective purchasers requirements and enjoys the challenge of matching them to any available properties we have and also staying in contact during their searching journey. With her organised and practical approach, Courtney has great ambition to develop a successful career as an Estate Agent and with the help of her apprenticeship scheme is progressing really well. In her spare time, Courtney enjoys time with family and friends as well as listening to music and going to live events whenever possible.
