    Letting your property is full of legal obligations and, at times, very time consuming financial and maintenance issues. We are here to manage as many, or as few, of these issues as you would like us to.

    At Scott-Bates & Coles we offer you a
    competitive, straight forward and adaptable range of services to suit your requirements, and maximise the rental return of your property. Our services are all based around relieving the stress and anxieties of landlords.

    We do this by finding you the most suitable tenant at the best rental income possible, and making sure you are left fully set up for your tenancy, and aware of all your legal obligations to manage the property yourself. OR, for only a small difference in price, we continue to look after your tenancy, allowing you to relax and feel confident that you are leaving your property and tenant in the hands of a professional yet personal managing agent.

    We offer three main lettings services:

    The Full Management Service - We advertise and show your property to potential applicants, we secure the most suitable tenant, reference them, and deal with all the legal documentation, collection or chasing of rents & deposit submission, and look after all maintenance issues, periodic property inspections and rent reviews.

    The Let Only Service - We advertise and show your property to potential applicants, we secure the most suitable tenant, reference them, and deal with the initial legal documentation, collect the first months rent and submit the Deposit. We then leave you with a guide of how to manage your property from this point onwards. It is then up to you to keep up to date with any changes in legislation that may apply to you as a landlord.

    The Let & Rent Collect Service - We find you a tenant and set up your tenancy as above. From then on we collect and chase the rent, providing you with full accounts for your records as we would do under the fully managed service. However, as above, all other legal, maintenance & property issues are left for you to manage as the main contact for your tenant.

    We operate a simple one fee policy, there are no 'additional costs' or 'hidden extras'.

    · Under our Fully Managed service we DO NOT charge a letting fee.

    · We DO NOT charge landlords where other agents do.

    For example; Deposit submission, tenancy renewals, tenancy terminations, nor tenant move ins or check outs.

    · We are an attractive agent for your tenant, both in cost and service.

    · We offer out of hours appointments to both tenants & landlords.
