What Hayley Coope has to say..

Sell and Save are a locally based estate agent, we are fully focused on the Chesterfield and Mansfield property market with an unparalleled knowledge of the areas, the properties and the buyers. We know what people want in the area.

We will offer a fresh and modern approach to the selling of your property and being independent gives us total control and flexibility to design your sales package around what you want. We use the most up to date software along with many other features to enable us to sell your house quickly and for the best price.

Our photography is undertaken by trained property photographers that specialise in estate sales. We can complete full colour floorplans with room dimensions included.

Traditionally it has always been the agent that would organise the viewing arrangement time and where we are undertaking the viewings that would certainly be the case, but if you wish to, we are happy to allow you to arrange your own viewings; we would pass the potential buyer onto you for you to arrange the viewing between yourselves.

The Selling Process
  • paragraph

    Select the Right Agent

When choosing an estate agent, consider their professionalism, their local presence and what kind of marketing your property will receive. These are critical to obtaining the maximum exposure and price for your property.

  • paragraph

    Accurate Valuation
Your aim should be to sell your property at the best possible price in the shortest possible time. Our expert valuers carry out hundreds of valuations every year, giving us intimate and unparalleled knowledge of property values in your area.

Get Your Property Ready to Sell

First impressions count, making the presentation of your property critical to a successful sale.

Consider addressing any DIY jobs you have been meaning to get done, add a fresh coat of paint where necessary and try to de-clutter to make rooms appear larger.

Sell and Saves' team of dedicated professional 'Photographers' will then take photographs, create 360° tours, produce floorplans and write comprehensive, detailed property description all in one visit.

At Sell and Save we like to think we offer a different approach to the way viewings are conducted. We can of course accompany the viewings when ever requested or you can, as many do take them yourself but instead of going through the painstaking hassle of waiting for the agent to arrange a time for you we will exchange your number putting the potential buyer and the vendor in direct contact straight away, speeding the whole process up.

  • paragraph

As soon as an offer is received one of our experiance negotiators will notify you both verbally and in writing. Any special conditions of the offer will also be stated in writing and we will check the buyer's ability to proceed before you decide whether to accept the offer.
  • paragraph

    Offer Agreed
Once you accept an offer we will do the following: Prepare a memorandum of sale, write to all parties to confirm the agreed price, Ask you to confirm your solicitor's details. Your solicitor will send out a draft contract to the buyer's solicitor who will then carry out preliminary enquiries. At this stage you will also be able to agree on dates for the survey on your property, exchange of contracts and proposed date for completion. We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.
  • paragraph

    Appoint a Solicitor
The successful sale of your property can be reliant on the instruction of an efficient and experienced solicitor. It is a good idea to do some research and make a decision before you put your property on the market as this will help to avoid delays.
  • paragraph

Completion is when the residual monies (usually 90%) are transferred from the buyer's solicitor to your solicitor's account. Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.

The Buying Process

    11 Steps Of Buying
    image cannot be displayed
    STEP 1: Arranging your mortgage

Before you begin your property search, it is advisable to arrange your finances and, if required, have a mortgage agreed in principle. This will confirm how much money you will have to fund the purchase, which will ultimately influence your property search. Our recommended mortgage broker, KMM Mortgage Solutions, has access to the entire market, as well as exclusive deals and rates to help find you the best mortgage available.

    STEP 2: Register your interest

The next step to finding the right property is to register with us either by calling us on 01246 211039 or 01623 305299 or visiting one of the offices where you can discuss your property requirements with one of our local agents. You can also register your interest about a specific property online.

STEP 3: Finding the right property

Once we have a clear understanding of your requirements, you will receive a selection of properties that match your criteria. We can also keep you constantly up-to-date via email and SMS alerts when the latest properties become available.

STEP 4: The key to successful viewings

Early viewing is the key. Our offices are open 9am to 5pm Monday to Friday and 9am to 1pm Saturdays, but as we put the buyer in contact with the seller, our customers are not bound by normal office hours. In order to secure a property we recommend an early viewing. We are on hand to answer any questions immediately and advise where necessary.

    STEP 5: Instructing a solicitor

The successful purchase of a property can be reliant on the instruction of an efficient and experienced solicitor. It is a good idea to use a solicitor who knows the area that you're moving to and specialises in conveyancing. We have a selection of tried and tested solicitors that are experts in property who we would be happy to recommend.

    STEP 6: Making an offer

Once you have identified a suitable property, we will put your offer forward to the seller both verbally and in writing, stating any special conditions of the offer. You may need to demonstrate, if requested, that you are able to proceed (e.g. provide evidence of your mortgage agreed in principle). There are no legal obligations on either side until contracts are signed.

    STEP 7: Offer agreed

Once your offer is accepted, we will do the following:

    • Prepare a memorandum of sale
    • Write to all parties to confirm the agreed price
    • Ask you to confirm your solicitor's and mortgage broker's details

You will now need to instruct your solicitor to proceed with the conveyancing process and your mortgage broker to proceed with your application.

    STEP 8: Conveyancing

As part of the conveyancing process your solicitor will do the following:

    • Raise any enquiries on receipt of the draft contract from the seller's solicitor
    • Request their own local searches
    • Refer to the information already provided in the seller's Home Buyers Pack
    • Agree on a date for exchange of contracts

We will assist your solicitor and negotiate throughout the process, keeping you informed every step of the way.

STEP 9: Survey and mortgage offer

A survey of the property will be booked by a surveyor on behalf of the mortgage lender, this will help you to find out about the condition of the building and if there are problems. After the mortgage valuation report is received, a formal mortgage offer will be sent to you and your solicitor, which you will need to sign before it is returned.

There are no legal obligations until contracts are signed.

    STEP 10: Exchange of contracts

Exchange of contracts occurs when all enquiries have been confirmed and agreed. Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be telegraphically transferred or paid in the form of a banker's draft from your solicitor to the seller's solicitor.

The completion date is then set by mutual agreement.

    STEP 11: Completion

Completion is when the residual monies (usually 90%) are transferred from your solicitor to the seller's solicitor's account.

We will release the keys once the money has cleared in the seller's account.

Congratulations, you are now the legal owner of your new home!

    10 Top Tips
It is extremely important that your property is ready to sell so we have put together 10 Top Tip For Selling, please read on....
  • service

    10 Top Tips
    1. Landscaping

Good landscaping will transform the exterior look and feel of your home and give you a higher price. Hire a landscaper or do it yourself.

    2. Front Door

Your front door is the centerpiece of your kerb appeal so repaint it in a tasteful colour. Update the outside lights and put potted plants on either side of the door.

    3. Entrance Hall

The entrance hall creates a first impression... make sure it is the right impression. Paint it in a neutral colour, remove any bulky furniture, upgrade the lighting and if you feel you need colour add it with accessories and a rug.

    4. Lighting

The wrong lighting can make your home feel dark and drab so install brighter modern lights to make your home seem sunny, cheerful and up to date.

    5. Decor

Paint colour is such a personal choice and potential buyers are likely to want to customize it themselves. If you have dark rich colours then repaint in neutral hues.

    6. Modernise

Avoid major overhauls, especially in the kitchen and bathroom, but do update the lighting, install new taps, mirrors and doorknobs if they are dated.

    7. De-clutter

Clutter. NO, NO, NO! How do you expect to impress potential buyers with a cluttered house? If you have outgrown your home, start packing and if you don't have anywhere to put it then use storage.

    8. Back garden

The first thing people see when they walk out the back? An unkempt garden? Loose concrete slabs? Your back garden should look like a space for entertaining. If need be, buy inexpensive patio furniture, potted plants and install some outdoor lighting to tie it all together.

    9. Pets

Some love pets, some hate them and some are allergic to them, so make sure that on the viewing they are out of the house to prevent one of three things happening:

    • Pet lovers will pay more attention to your pet and less attention to your home.
    • Pet haters will feel uncomfortable, completely on their guard and rush round your property leaving as soon as they can.
    • If you have a buyer that is allergic to animals, a reaction will put them off your home. Remove all pet bowls, baskets and (most important) litter trays
    10. Cleanliness

Buyers expect to see an immaculate home with no signs of dirt. Remove last night's Indian take away from the worktops and do the washing up! No dirty underwear on the bedroom floor. Potential buyers need to imagine themselves living in "your" space, your perfectly clean home!

You'll be surprised how big an impression these small updates can make. By the time you're done, you'll wonder why you didn't do it sooner.

Follow these small steps to help maximize your property's potential that will allow you to achieve a faster sale and the best possible market price for your home.
