    Quite simply; as a landlord, you want to rent your property out as quickly as possible for the best price. You want to avoid empty periods and guarantee a regular income. If you don't want to be bothered with the day-to-day management of the property, we'll sort all that out too.

When a tenant leaves your property Squire Estates property management staff will handle the checkout inspection or if there is an inventory arrange for a check out with the Inventory company to ensure your property has been left in acceptable condition and will deal with the release of the tenancy deposit - taking away a major 'hassle' from you!

    If you are thinking about renting a property we hope that the following will be of help.

    Choosing the area

    Look around and figure out the specific areas you'd like to rent in and think of the things that are really important to you, like transport links, schools, access to shops and use these to focus your search.

    Registering and Viewing properties

    When you register with us be clear about when you need to move into your rental property. If you need somewhere urgently, let us know. We will do all we can to find you a suitable place.

    However, we will ask that you always try to be available and as flexible as possible. The lettings business is currently incredibly fast moving and when a good property comes to the market there can be a rush to view and offers are often made immediately. You could miss out if you can't make yourself available within 24 hours of the agent contacting you.

    If you are interested in the property but would want the Landlord to undertake minor improvement works, or changes let us know as most of our Landlords are flexible. It can be much harder to get jobs agreed once the tenancy has started.

    Offer

    Once an offer has been accepted you'll need to hand over a holding deposit this is a non-returnable deposit that will hold the property for you, we will not conduct any further viewings on this property.

    Squire Estates will need to conduct security checks on behalf of the landlord, so we will ask all applicants over the age of 18 to complete a reference form - make sure you have details of all your previous addresses to hand.

    Fees and charges

    When you agree to rent a property you will be expected to pay a security deposit and the first month's rent. There will also be Agency fees that you will be liable for.

    Within the tenancy agreement you may also find that extra charges will apply if there is an unexpected change of tenant and also at the time the tenancy is renewed. If there is an Inventory on the property at the end of the tenancy the outgoing tenant(s) is charged for the inventory check-out.

    Moving In

    Squire Estates manage the majority of the properties that we let however; if your property is managed by your Landlord you will be given all their contact details. That way, if something goes wrong in the property, you'll know who to get in touch with.

    Look after the property as if it were your own. This reduces the likelihood of disputes over damage when the tenancy comes to an end.

    Remember that you should arrange insurance cover for your furnishings and personal property - the landlord is not responsible for insuring these items.

    Moving out

    If the property was professionally cleaned when you moved in, then the chances are you will need to arrange for the same to be done when you move out.

    It goes without saying that you should leave the property in tip top condition and remove all your belongings, otherwise you risk losing part, or all of your deposit.
