Our Fees and Services

    Under our Fully Managed service we charge £420.00 (Including VAT) to find the tenant from there on a charge of 12% (including VAT) of the monthly rent will cover all managed services. This includes

    Marketing your property on Rightmove, On the Market, Zoopla & Facebook - where we boast over 5000 followers - and our own website.

    Carrying out accompanied viewings.

    Completing all reference checks.

    Drawing up your tenancy agreements and other relevant documents

    Under our fully managed option we offer a bespoke service giving you the opportunity to have as much or as little involvement as suits you. We will take care of rent collection, maintenance issues -up to an amount specified by yourself after which we will contact you for permission. We will also carry out property inspections, deal with issues which arise and liaise with the tenant regularly to make sure your property is kept to the standard it was at letting.

    With the tenant find only there is a charge of £540.00 (Including VAT) is payable when the property is let.

    When taking over the management of a tenanted property we charge £120.00 (Including VAT) for this service, under this we make an appointment to meet the tenant, transfer all payments from council or tenant, sign under a tenancy agreement and recoup any debts if the tenant should have them.

Thinking about becoming a tenant?

    Where would you like to live?
    Do your research and figure out the specific area's that you would like to rent in. Make a list of things that are important to you. Schools, public transport, access to shops? Use these things to focus your search. Be sure to have your list of 'must-have's' and your list of 'nice-to-haves', tell them to your agent and it'll be great help when they are searching for your new home.

    Dealing with your agent

    Identify which agents are marketing the type of property you are looking for in the area you want. Give them a call and discuss in detail what it is your looking for. Make sure you get them to register you on their system, give them all your contact details including email address, the letting's business is fast moving and you don't want to miss out on your ideal home.

    Be clear about the time limit in which you want to move. If you need to move urgently or your tied into a tenancy for a few months longer make sure you let your agent know, the more the agent knows about your circumstances the more they can help.

    Viewing Properties

    Try to be available for any viewing you are offered. We may sound repetitive here but honestly the letting's business is so fast paced, you don't want to miss out on your perfect home because you couldn't make viewing. Offers are often placed there and then on a viewing so bare that in mind when telling your agent you are only available on a Saturday.

    Don't be put off by the little details in the property. If you hate the sofa, have your own perfectly good fridge, or if the colour of the walls is a bit too garish for you tell your agent. We encourage all our landlords to be flexible with their tenants so somethings may be easily changed.

    If you want the landlord to undertake any improvements or add/remove furniture, put a request in as soon as you make an offer. It can be much harder to get these jobs done when you already living in the property.

    The Legal Stuff

    One your offer has been accepted you'll need to hand over the deposit. The agent will be responsible for putting it into a Tenancy Deposit Scheme and pass on the details to you, make sure you hold on to these.

    All estate agents will conduct security check on behalf of the landlord, so make sure you have all these details to hand. Also let your employer or anyone else you are using as references know in advance. We find it's always best to let your estate agent know anything that may pop up on finance report in advance, that mobile phone you didn't pay off in university? Make sure you let your agent know before they begin your credit check.

    Other Fees and Charges
    When you agree to rent a property you're expected to pay a security deposit and months' rent in advance. On reservation of your property you will be required to pay a holding fee, equivalent to one weeks rent. We recommend you call your local Sylvester Properties for some more information on these charges.

    Once you're Moved In

    Find out who's managing the property and make sure you have all their contact details and bank details. Make sure you look after the property as though it were your own, this reduces the chances of any disputes over damages when your tenancy comes to an end.

    Remember that you should arrange insurance cover for your furniture and personal belongings; this is not your landlord's responsibilities.

    Moving Out

    Its goes without saying that you should leave the property clean, patch up any paintwork or fill any holes. It's much easier if you do these things otherwise you risk losing part or all of your deposit.

    Also give the required amount of notice, which will be stated on your tenancy, it's only polite to your agent and your landlord.

    Collette is our resident lettings expert with over 10 years' worth of experience within property lettings. She oversees the creation of all new tenancies as well as the management of all our over 300 rental properties. Collette is also head of our maintenance department, any maintenance issues are dealt with by her promptly to ensure all of our tenants live in happy healthy homes. On a weekend Collette loves to go walking with her daughter in the beautiful outdoor spaces the North East has to offer.

    Anna worked as our in house apprentice before coming to work for us full time as a sales and lettings executive.       Are your finances in order?

      The financial markets are always changing and levels of lending can change dramatically from one month to the next. So it's important that before you start searching for your next move that you find out how much you can actually afford to spend on a property.

      Take into account any available cash you have towards your deposit and then speak to a mortgage broker or a selection of providers and find out how much they'd be willing to lend you. Make sure they put their 'in principle' offers in writing. Finally, don't forget that you may need to put money aside for the stamp duty too.       Looking at Properties

      So you've searched the estate agents websites and windows, pored over the property portals and scoured the streets figuring out where you might like to buy. Time to start booking some viewings. When looking around a property remember to use the estate agent, and ask questions. Below are a few helpful things you may like to think about:

      • The number of years left on the lease (if it's a leasehold property)
      • Does the property have things like gas central heating, modern insulation and double glazing? If not these are expensive items to get fitted.
      • The council tax band the property falls into.
      • Local schools, supermarkets and amenities
      • Any service charges.
      • Local transport links and distance from your place of work.
      • Outdoor space and parking
      • If you like the property, be sure to get in a couple of viewings at different times of the day and invite friends and family along for second opinion.

      Try to be as flexible as possible when it comes to viewing times. You might prefer to view on evenings and weekends but the seller may not. It might be worth being willing to take a day off work and lining up multiple viewings. Be punctual for all your appointments otherwise you risk annoying the seller who no doubt went to some trouble for your viewing. Finally, If you can't make a viewing, let the agent know at the earliest opportunity.

      Making an Offer

      So you've found your perfect property and this is definitely the one you want to buy. Call the estate agent and let them know how much you're willing to offer. When you make an offer make sure to let the estate agent know your position, like how flexible you are with moving dates and whether or not you have a mortgage offer. You'll be in a much stronger position in a bidding war against a buyer who doesn't have their finances in order or an offer 'in principle' from a lender.

      If you love the property try not make really low offers that will no doubt be refused. You may end up annoying the seller. However, don't be surprised if your first offer is declined - that's the name of the game as buying a home is all about negotiation.

      When your offer is accepted you will need to instruct a solicitor to represent you in purchasing the property. Surveys can take a few days to organise and although it's an extra cost a survey could identify any serious problem and save you thousands in the long run.
