Tenant Information and Fees

    Our approachable and knowledgeable agents will guide you through the renting process, ensuring that you fully understand the obligations you are entering into to prevent any unexpected surprises.

    When looking for the ideal property to rent you may want to consider the following:

    • Your budget - remember to also budget for utilities and council tax.
    • How long do you need to rent the property?
    • When do you need to move in?
    • Do you have the space you require - inside and out?
    • Are you looking for furnished or unfurnished, and will your furniture fit?
    • Do you have the broadband, phone reception, sockets, phone and TV points you need?
    • Look at the EPC (Energy Performance Certificate) to help gauge your monthly bills
    Securing a Property

    The best properties tend to go quickly. Be prepared to provide the following information:

    • Photo identification
    • Proof of your current address (such as a utility bill).
    • Deposit funds equal to five weeks rent (held by the Tenancy Deposit Scheme during the tenancy)
    • Holding Deposit equal to one weeks rent (deducted from the first month's rent)
    • Be ready to sign a tenancy application form.
    • If you need a guarantor, get this set up in good time.
    • Referencing - criteria may include your previous landlord, employer/proof of earnings, a credit check and confirmation of bank details.
    • Insurance to cover your personal belongings.

    Fees payable before you move in

    • Holding Deposit Equal to one weeks rent (See terms and conditions).
    • Security Deposit Equal to five weeks rent.

    Moving In

    • When you collect the keys at the start of the tenancy, you will also sign and receive:
    • The Schedule of Condition and Inventory, prepared immediately prior to your move, and an essential document for you to check carefully to minimise the risk of any disputes at the end of the tenancy. This will also include meter readings.
    • Tenancy Agreement, setting out the terms and conditions of the tenancy and the rights and obligations that you and the landlord have during the tenancy.
    • Copies of Safety Certificates
    • You will also be provided with a Guide to Renting, and if we are the managing agent for your property, a Property information sheet with all the contacts and information you need.

    Fees during your Tenancy

    Early Termination Fees. If you need to surrender your tenancy early, and the landlord wishes to re-let the property to a suitable tenant. The charges are as follows (inclusive of VAT):

    • £150.00 New tenancy agreement

    • £150.00 New schedule of condition

    • £120.00 Tenancy reference fees

    • £180.00 Re-Marketing costs

    Total costs: £600.00

    Keys. In the event that any keys are lost during the tenancy, you will be expected to pay reasonable costs for replacement.

    Samantha (Sam) joined Symonds & Sampson in 2015 and is the Residential Lettings Manager in our Bridport Office.

    She has a wealth of experience within the industry, having worked in lettings in Somerset, Dorset and Devon for over 20 years, including building up her own Letting Agency in Bridport which she subsequently sold. She is an ARLA Propertymark qualified agent and oversees a portfolio of residential property throughout West Dorset and Devon. 

    Sam's earlier career was varied, including time spent in the catering, fashion, modelling and aviation industries. Outside of work, you'll find Sam walking in the countryside and enjoying the buzzing arts and music scene in Bridport.

    Sarah joined Symonds & Sampson in 2023 as a Residential Lettings Negotiator in our Bridport Office.

    Much of her earlier career was spent in the care industry, as a care manager delivering care plans, and recruiting and managing staff. She has numerous qualifications relating to the care industry, and is currently studying for her ARLA Propertymark exams to reinforce her growing knowledge of the letting industry. 

    Outside of work, Sarah enjoys going to the gym, and spending time with her partner, children and grandchildren.

    Nicky Scott- Masson 
    Residential Lettings Negotiator

    Nicky joined Symonds & Sampson as a Residential Lettings Negotiator in our Bridport office in 2023.

    Prior to joining us, she spent 11 years in Latin America, partly learning the art of making chocolates with a chocolatier, something which has now become a passion. She has also worked within the Interior Design Business. 

    Nicky enjoys carrying out property viewings and identifying the most suitable tenant for a landlord. She oversees the process from viewing to move-in and enjoys interaction with so many people. She is currently studying for her ARLA Propertymark qualifications. 

    Outside of work, when not making chocolates, Nicky enjoys reading, cooking, baking and walking her dog.

      Ross joined Symonds & Sampson in 2004, following his graduation from the Royal Agricultural University. He is a Partner of the firm, working within the Rural and Professional Department and based at our Axminster Office.

      Ross is an experienced agent, specialising in the sale of farms, land and country property along with all aspects of estate management for his predominantly rural client base. A keen horseman, he also heads the firm's Equestrian Department.

      When not working, you'll find Ross at home on the family farm close to the East Devon coast, riding one of his horses, walking his much-loved Deerhound and terriers, or driving his vintage Land Rover.

      Residential Sales Manager 

      Rickey's estate agency career began in 2004 as a Trainee Negotiator. He rose through the ranks working in various firms in Devon, Dorset and Somerset before joining Symonds & Sampson in 2015. He is the Residential Sales Manager, based in our Axminster Office.

      Senior Residential Sales Negotiator 

      Nobody knows estate agency in Axminster better than Amanda, who has worked as an agent in the town for 21 of her 25 years within the industry. She has been with Symonds & Sampson since 2018 and is a Senior Sales Negotiator in our Axminster office.

      Mark is one of the founding partners of the modern Symonds & Sampson and has been with the firm since 1990, based in our Sturminster Newton Office. Prior to joining the firm, Mark studied at the Royal Agricultural University and worked in Cheshire before returning to his roots.

      He is the Senior Partner and Property Auctioneer, as well as a Registered RICS Valuer. In his early career as an auctioneer, Mark sold live and deadstock and fine art, before becoming one of the most successful and experienced property auctioneers in the UK. He also edits and designs our award-winning magazine Country Matters.

      When he's not at work you'll find Mark gardening, cooking, surfing, and writing short stories about a country auctioneer!

       Hannah is an experienced Residential Sales Negotiator, who joined our Axminster Office after completing her A levels in 2018.

      She is East Devon born and bred, and her excellent knowledge of the local area stands her in good stead for guiding purchasers to the perfect property. She attained her MNAEA qualifications in 2023.

      Outside of work, Hannah with her two dogs, Tetley and Flossie can be found enjoying life on the family dairy farm, and 'wasting time and money' on her small flock of 50 Poll Dorset sheep!

      Graham has been an auctioneer for over 40 years. After studying Estate Management in Southampton, he joined R & C Snell Auctioneers (who merged with Symonds & Sampson in 2001) working in the Trinity Square office and establishing his reputation as a qualified Chartered Surveyor and Auctioneer until the mid-1990's. He 'came home', rejoining Symonds & Sampson in 2021, working from our Axminster Office. 

      Decked out in his trademark striped blazer, he has made countless appearances on national television as the favoured West County auctioneer on the BBC's 'Homes Under the Hammer'. He has sold thousands of residential, commercial and development properties and many lots of agricultural and amenity land that have amassed him sales of an estimated half a billion pounds!

      Graham knows the West Country inside out - there is hardly a road, never mind a town or village that he's not visited in his professional travels, but when he does have 'down time', you'll find him playing golf, spoiling Tadpole, his adored Jack Russell terrier, and of course relaxing with Marian, his long-suffering wife of well over thirty years.
