Tenant Information & Fees

    Our approachable and knowledgeable agents will guide you through the renting process, ensuring that you fully understand the obligations you are entering into to prevent any unexpected surprises.


    When looking for the ideal property to rent you may want to consider the following:

    • Your budget - remember to also budget for utilities and council tax.
    • How long do you need to rent the property?
    • When do you need to move in?
    • Do you have the space you require - inside and out?
    • Are you looking for furnished or unfurnished, and will your furniture fit?
    • Do you have the broadband, phone reception, sockets, phone and TV points you need?
    • Look at the EPC (Energy Performance Certificate) to help gauge your monthly bills
    Securing a Property

    The best properties tend to go quickly. Be prepared to provide the following information:

    • Photo identification
    • Proof of your current address (such as a utility bill).
    • Deposit funds equal to five weeks rent (held by the Tenancy Deposit Scheme during the tenancy)
    • Holding Deposit equal to one weeks rent (deducted from the first month's rent)
    • Be ready to sign a tenancy application form.
    • If you need a guarantor, get this set up in good time.
    • Referencing - criteria may include your previous landlord, employer/proof of earnings, a credit check and confirmation of bank details.
    • Insurance to cover your personal belongings.

    Fees payable before you move in

    • Holding Deposit Equal to one weeks rent (See terms and conditions).
    • Security Deposit Equal to five weeks rent.

    Moving In

    • When you collect the keys at the start of the tenancy, you will also sign and receive:
    • The Schedule of Condition and Inventory, prepared immediately prior to your move, and an essential document for you to check carefully to minimise the risk of any disputes at the end of the tenancy. This will also include meter readings.
    • Tenancy Agreement, setting out the terms and conditions of the tenancy and the rights and obligations that you and the landlord have during the tenancy.
    • Copies of Safety Certificates
    • You will also be provided with a Guide to Renting, and if we are the managing agent for your property, a Property information sheet with all the contacts and information you need.

    Fees during your Tenancy

    Early Termination Fees. If you need to surrender your tenancy early, and the landlord wishes to re-let the property to a suitable tenant. The charges are as follows (inclusive of VAT):

    • £150.00 New tenancy agreement
    • £150.00 New schedule of condition
    • £120.00 Tenancy reference fees
    • £180.00 Re-Marketing costs
    • Total costs: £600.00

    Keys. In the event that any keys are lost during the tenancy you will be expected to pay reasonable costs for replacement.

    With a background in Commercial Estate Agency in the South East of England, Rachael joined Symonds & Sampson in 2005 as a Residential Lettings Manager overseeing a portfolio of 250 managed properties. 

    As a Partner and Head of Lettings based in our Blandford office, she now oversees a department of letting agents and property managers looking after over 900 managed properties across five counties. 

    Outside of work, you'll find Rachael hill walking and on the beach in all weathers! Rachael splits her time between seeing family in London and spending time in the Dorset countryside.

    Residential Lettings Manager 

    Levi joined Symonds & Sampson in 2016 as a Residential Lettings Manager in our Blandford Office.
     In her early career, Levi worked for a specialist construction company, and since joining the firm, she has progressed within the letting department from Negotiator to Manager. She enjoys the whole property marketing, tenancy negotiation, and moving-in process. No two days are the same and her positive, proactive nature is often commended by her clients.

    Outside of work, Levi loves travel, watching sunsets, and spending time with family and friends.

    Sarah Hurst
    Residential Lettings Administrator 

    Sarah joined Symonds & Sampson in 2019 as a Residential Lettings Administrator based in our Blandford office. 

    Prior to joining the firm, she spent over 10 years working within the banking sector, in roles within Customer Sales, Mortgages and ultimately as a Branch Manager. Her role primarily includes administrative tasks relating to new tenancies and tenancy renewals. 

    Outside of work, you'll find Sarah on the touchline supporting her son playing football, or on the beach walking Jaxx, her boxer dog.

    Bridget Legg 
    Residential Lettings Administrator 

    Bridget joined Symonds & Sampson in 2014,for many years a familiar face within the Residential Sales department in Sturminster Newton, before moving to a new part-time role in Blandford. She carries out administration for both the Residential Lettings and Sales departments.

    Her holiday job whilst at school was as a 'runner' at Sturminster Newton cattle market, and her early career was in agriculture. For most of her working career, however, she has carried out administrative roles in both the public and private sectors. 

    Outside of work, you'll find Bridget ensuring her family remain self-sufficient in the garden, producing all her own vegetables, she also enjoys cooking, reading, holidays, and of course spending time with her grandchildren.

    Emma Newman MARLA 
    Assistant to Head of Lettings

    Emma first joined Symonds & Sampson in 2007 and is now Assistant to the Head of Lettings based in our Blandford Office. 

    In her early days with the firm, she was a Letting Negotiator in our Dorchester office, before being promoted to Assistant Lettings Manager. She was integral to establishing a dedicated Property Management Department in 2015 and became a Property Manager - drawing on pre-Symonds & Sampson experience within the Block Management department of another local firm. 

    Emma now works part-time, juggling her role as a mother to a young family with assisting Rachael James in a varied role, using her considerable experience to help where required throughout the department. When not working, she will be enjoying family time and walking her dog.

    Lucy Nolan MARLA
    Assistant Head of Residential Lettings

    Lucy joined Symonds & Sampson's Letting Department in 2005 and is now the Assistant Head of Residential Lettings primarily based in our Blandford Office.

    In her early days with the firm, she was PA to the then Head of Lettings in Dorchester. She gained her ARLA qualifications and swiftly rose through the ranks to become Lettings Manager in our Bridport and Sherborne Offices. In 2018, she became a Lettings Partner and moved to our Poundbury Office. Now, as well as overseeing the Poundbury team, she assists Rachael James, Head of Lettings with oversight of the entire letting and property management departments. 

    When not working, Lucy spends her time either walking, training or working her Cocker Spaniels, Bella and Penny, and attempting to finish the never-ending renovation project that is her home.

      David joined Symonds & Sampson in 2022 as the Residential Sales Manager in our Blandford Office. 

      After graduating from Plymouth University, David travelled extensively through Asia, Australia and New Zealand before starting his career within the banking sector in the Channel Islands. However, Estate Agency is in his blood; both his father and grandfather were Estate Agents, and indeed David worked in the industry for 12 years in Cornwall and Dorset before joining Symonds & Sampson.

      When not working, David is always on the move - he runs, swims, body-boards, paddle-boards, runs around after his children and exercises his dog. He also enjoys relaxing and watching rugby.

      Meredith Holmes MNAEA
      Auction Partner

      Meredith joined Symonds & Sampson in 2014, initially in our Residential Sales department, but more recently progressing through our Property Auctions to become Head of Auctions and Auctions Partner.

      She studied at Bournemouth University before working for a time in digital marketing. Since joining our auctions department, Meredith has taken responsibility for all aspect of the auction process, guiding clients through the process when selling their properties across the South and West of England - and further afield. She coordinates every step of our renowned monthly property auctions. Meredith is a Member of the NAEA and an Associate of the NAAV (National Association of Auctioneers and Valuers).
