Tenant Information & Fees

    Our approachable and knowledgeable agents will guide you through the renting process, ensuring that you fully understand the obligations you are entering into to prevent any unexpected surprises.


    When looking for the ideal property to rent you may want to consider the following:

    • Your budget - remember to also budget for utilities and council tax.
    • How long do you need to rent the property?
    • When do you need to move in?
    • Do you have the space you require - inside and out?
    • Are you looking for furnished or unfurnished, and will your furniture fit?
    • Do you have the broadband, phone reception, sockets, phone and TV points you need?
    • Look at the EPC (Energy Performance Certificate) to help gauge your monthly bills
    Securing a Property

    The best properties tend to go quickly. Be prepared to provide the following information:

    • Photo identification
    • Proof of your current address (such as a utility bill).
    • Deposit funds equal to five weeks rent (held by the Tenancy Deposit Scheme during the tenancy)
    • Holding Deposit equal to one weeks rent (deducted from the first month's rent)
    • Be ready to sign a tenancy application form.
    • If you need a guarantor, get this set up in good time.
    • Referencing - criteria may include your previous landlord, employer/proof of earnings, a credit check and confirmation of bank details.
    • Insurance to cover your personal belongings.

    Fees payable before you move in

    • Holding Deposit Equal to one weeks rent (See terms and conditions).
    • Security Deposit Equal to five weeks rent.

    Moving In

    • When you collect the keys at the start of the tenancy, you will also sign and receive:
    • The Schedule of Condition and Inventory, prepared immediately prior to your move, and an essential document for you to check carefully to minimise the risk of any disputes at the end of the tenancy. This will also include meter readings.
    • Tenancy Agreement, setting out the terms and conditions of the tenancy and the rights and obligations that you and the landlord have during the tenancy.
    • Copies of Safety Certificates
    • You will also be provided with a Guide to Renting, and if we are the managing agent for your property, a Property information sheet with all the contacts and information you need.

    Fees during your Tenancy

    Early Termination Fees. If you need to surrender your tenancy early, and the landlord wishes to re-let the property to a suitable tenant. The charges are as follows (inclusive of VAT):

    • £150.00 New tenancy agreement
    • £150.00 New schedule of condition
    • £120.00 Tenancy reference fees
    • £180.00 Re-Marketing costs
    • Total costs: £600.00

    Keys. In the event that any keys are lost during the tenancy you will be expected to pay reasonable costs for replacement.

    Samantha (Sam) joined Symonds & Sampson in 2015 and is the Residential Lettings Manager in our Bridport Office.

    She has a wealth of experience within the industry, having worked in lettings in Somerset, Dorset, and Devon for over 20 years, including building up her own Letting Agency in Bridport which she subsequently sold. She is an ARLA Propertymark qualified agent and oversees a portfolio of residential property throughout West Dorset and Devon.

     Sam's earlier career was varied, including time spent in the catering, fashion, modelling, and aviation industries.

    Sarah joined Symonds & Sampson in 2023 as a Residential Lettings Negotiator in our Bridport Office.

    Much of her earlier career was spent in the care industry, as a care manager delivering care plans, and recruiting and managing staff. She has numerous qualifications relating to the care industry, and is currently studying for her ARLA Propertymark exams to reinforce her growing knowledge of the letting industry. 

    Outside of work, Sarah enjoys going to the gym, and spending time with her partner, children and grandchildren.

    Nicky Scott- Masson
    Residential Lettings Negotiator 

    Nicky joined Symonds & Sampson as a Residential Lettings Negotiator in our Bridport office in 2023.

    Prior to joining us, she spent 11 years in Latin America, partly learning the art of making chocolates with a chocolatier, something which has now become a passion. She has also worked within the Interior Design Business. 

    Nicky enjoys carrying out property viewings and identifying the most suitable tenant for a landlord. She oversees the process from viewing to move-in and enjoys interaction with so many people. She is currently studying for her ARLA Propertymark qualifications

      Residential Sales Partner

      Steve has been an estate agent since 1999, and is a Residential Partner based in our Bridport Office. 

      His early working life was spent as a 'Futures Broker' in the City of London a role which he reflects was very exciting but definitely a young man's game. Having briefly served his property apprenticeship in Guildford, he moved with his family to Dorset in 2001, where he worked for two notable firms in the historic Abbey town of Sherborne, before joining Symonds & Sampson in Bridport in 2016. 

      Steve relishes the diversity of property passing through the office. He could be instructed to sell a shed, a castle, or anything in between. No two days are the same, and the variety keeps him on the ball. 

      When he's not working, you'll find him chasing after a hyperactive working Cocker Spaniel.

      Daniel joined Symonds & Sampson in 2016 and is a Residential Sales Manager based in our Bridport Office.

      After studying Criminology and Social Policy at Lincoln University, Daniel worked in the bar trade for a year before beginning his Estate Agency career as a Junior Negotiator in 2007. Hard work and dedication saw him work his way up to being a director of his previous firm. Daniel prides himself on being proactive and empathetic, ensuring that he has a clear understanding of his clients so that he can offer bespoke advice. He has a 'can do' approach and is terrier-like in looking for a solution to any problem. 

      When not working, Daniel enjoys spending time with his wife and young daughter. He is an avid sports fan who loves a game of golf, but beyond that tends to watch rather than play these days.

      Isobella joined Symonds & Sampson in 2023, as a Residential Sales Negotiator in our Bridport office. 

      She entered into Estate Agency in 2019 after graduating from Southampton University with a Degree in English Literature. Her considerable experience enables her to help clients with all aspects of buying and selling property, many of whom have praised her for the excellent service she provides. Since joining us, Isobella has gained her MNAEA qualifications, and she is also studying for a master's degree in building surveying.

      Outside of work, Isobella is a keen musician and is renovating her first home.

      Gill Butler
      Residential Sales Administrator

      Gill joined Symonds & Sampson in 2023 and is a Residential Sales Administrator based in our Bridport Office. 

      Prior to joining the firm Jill spent many years in land-based education, especially with apprentices and their employers. This role required tact and diplomacy, liaison with government bodies and awarding bodies, as well as travel to the farms, estates and country parks where the apprentices were working.

      Outside of work, you'll find Gill either swimming or walking on the coast, exercising her dogs and trying to keep her garden under control.

      Penny Blackham
      Residential Sales Administrator

      Penny joined Symonds & Sampson as Residential Sales Administrator in 2023.

      She has an infectious enthusiasm for all things Bridport and is a valued member of the department. Her move to property follows a career in the music industry, in roles as diverse as a concert promoter, artist manager and event producer, as well as touring regularly with artists and chairing the Sheffield City Region Music Board.

      Out of work Penny is likely to be found with secateurs in hand tackling brambles in her heavily re-wilded garden or immersed in the racks of a record shop finding that 'must-have' gem.

      Patrick Woodford MRICS FAAV 
      Partner

      Patrick joined Symonds & Sampson in 2007, and is a Partner based primarily in our Bridport office with a client base covering Dorset, East Devon and further afield.

      Patrick's client base includes farmers, landowners, family trusts and charities as well as the public sector, and he specialises in acting for landowning charity clients. His principal areas of practice are the management of rural estates and mixed-use property portfolios, professional valuation (taxation, probate, lending and private sales/purchases), landlord & tenant, and rural planning and development. As an Expert Witness, Patrick's court work encompasses property valuation, access and boundary disputes, matrimonial, family and agricultural tenancy matters. He has undertaken expert witness accreditation training through the RICS and is also an RICS Registered Valuer, a Fellow of the Central Association of Agricultural Valuers and a Member of the Agricultural Law Association.

      Prior to joining the firm, Patrick attended the Royal Agricultural University. Most of his 30-year career as a land agent has been spent in Dorset, apart from an early spell in Oxfordshire and a period as a Director of a firm of Chartered Surveyors in Devon & Cornwall. He attended a post-graduate course in Environmental Management at Birkbeck College, University of London and in 2005, received the CAAV national award for the second highest examination results. Since then, he has served on the committee and as chairman of the Hants, Wilts & Dorset Agricultural Valuers' Association.

      When not at work, you'll find Patrick training and working his gundogs, gardening and occasionally fishing. On winter evenings he can be found captaining a local skittles team and helping with local village events.

      Jim Rowe FNAEA
      Consultant

      Jim Rowe joined his family firm, R & C Snell in 1973. The firm amalgamated with Symonds & Sampson in 1999, and he is a Consultant within the Rural Department, covering Bridport, Axminster and surrounding areas. 

      Following in the footsteps of his father, Jim carved a career as a recognised Auctioneer, as well as offering a variety of rural professional services to his clients.

      When not working, Jim is a Freemason, Rotarian, and enjoys his garden and property maintenance

      Annabel joined Symonds & Sampson in 2017 as a Chartered Surveyor within our Rural and Professional Department in Bridport. 

      She has a Degree in History and Archaeology, and worked in the heritage industry for English Heritage and the National Trust before deciding to become a surveyor.Her specialisms are within the Valuation, Planning and Grant Funding sectors, and she has an established rural and residential client base primarily in Devon and West Dorset. 

      When not working, Annabel can be found enjoying hacking and competing on her horse, Berry.

      Olivia joined Symonds & Sampson in 2024 as an Administrator within the Residential Sales Office in Bridport.

      West Dorset-born and bred, she attended the Sir John Colfox Academy in Bridport and obtained A levels in Psychology, Geography, and Photography. She is very sociable, and her communication skills are a strength in forming good relationships with clients.

      In addition to working in our Bridport Office, Olivia waitresses at Rise in West Bay, enjoys a busy social life, riding and competing with her horse and attending the gym.
