Tenant Information & Fees

    Our approachable and knowledgeable agents will guide you through the renting process, ensuring that you fully understand the obligations you are entering into to prevent any unexpected surprises.

    When looking for the ideal property to rent you may want to consider the following:

    • Your budget - remember to also budget for utilities and council tax.
    • How long do you need to rent the property?
    • When do you need to move in?
    • Do you have the space you require - inside and out?
    • Are you looking for furnished or unfurnished, and will your furniture fit?
    • Do you have the broadband, phone reception, sockets, phone and TV points you need?
    • Look at the EPC (Energy Performance Certificate) to help gauge your monthly bills
    Securing a Property

    The best properties tend to go quickly. Be prepared to provide the following information:

    • Photo identification
    • Proof of your current address (such as a utility bill).
    • Deposit funds equal to five weeks rent (held by the Tenancy Deposit Scheme during the tenancy)
    • Holding Deposit equal to one weeks rent (deducted from the first month's rent)
    • Be ready to sign a tenancy application form.
    • If you need a guarantor, get this set up in good time.
    • Referencing - criteria may include your previous landlord, employer/proof of earnings, a credit check and confirmation of bank details.
    • Insurance to cover your personal belongings.

    Fees payable before you move in

    • Holding Deposit Equal to one weeks rent (See terms and conditions).
    • Security Deposit Equal to five weeks rent.

    Moving In

    • When you collect the keys at the start of the tenancy, you will also sign and receive:
    • The Schedule of Condition and Inventory, prepared immediately prior to your move, and an essential document for you to check carefully to minimise the risk of any disputes at the end of the tenancy. This will also include meter readings.
    • Tenancy Agreement, setting out the terms and conditions of the tenancy and the rights and obligations that you and the landlord have during the tenancy.
    • Copies of Safety Certificates
    • You will also be provided with a Guide to Renting, and if we are the managing agent for your property, a Property information sheet with all the contacts and information you need.

    Fees during your Tenancy

    Early Termination Fees. If you need to surrender your tenancy early, and the landlord wishes to re-let the property to a suitable tenant. The charges are as follows (inclusive of VAT):

    • £150.00 New tenancy agreement
    • £150.00 New schedule of condition
    • £120.00 Tenancy reference fees
    • £180.00 Re-Marketing costs
    • Total costs: £600.00

    Keys. In the event that any keys are lost during the tenancy you will be expected to pay reasonable costs for replacement.

    Lucy Nolan MARLA
    Assistant Head of Residential Lettings

     Lucy joined Symonds & Sampson's Letting Department in 2005 and is now the Assistant Head of Residential Lettings primarily based in our Blandford Office.

    In her early days with the firm, she was PA to the then Head of Lettings in Dorchester. She gained her ARLA qualifications and swiftly rose through the ranks to become Lettings Manager in our Bridport and Sherborne Offices. In 2018, she became a Lettings Partner and moved to our Poundbury Office. Now, as well as overseeing the Poundbury team, she assists Rachael James, Head of Lettings with oversight of the entire letting and property management departments. 

    When not working, Lucy spends her time either walking, training or working her Cocker Spaniels, Bella and Penny, and attempting to finish the never-ending renovation project that is her home.

    Ismay Byrne MARLA, BA(Hons) 
    Assistant Lettings Manager 

    Ismay joined Symonds & Sampson in 2020 as a Trainee Negotiator and is now Assistant Lettings Manager in our Poundbury, Archpoint House Office. 

    After leaving the University of the West of England with a First Class Degree in Photography, Ismay spent a few years working in the property industry in London before moving to the West Country to further her career. Since joining the firm, she has attained her ARLA Propertymark qualification and is often commended for the caring and comprehensive service she provides to Landlords and Tenants alike. 

    Outside of work, Ismay is an enthusiastic member of the Symonds & Sampson Volleyball team, and enjoys exploring new places to travel and eat.

    Zannette Bougourd 
    Residential Lettings Administrator

    Zannette joined Symonds & Sampson in 2023 as a Residential Lettings Administrator in our Poundbury, Archpoint House Office. 

    She has spent many years living in the Channel Islands where she undertook a number of roles in property, as an RGN, and most recently heading up Civil Service in Sark, where she instigated and completed the first census of the island for over 50 years. There is little that can phase Zannette, and her confident, capable and friendly nature are recognised by colleagues and clients alike. 

    When not working, Zannette loves bargain hunting in charity shops, gardening, and her time as a member of her local Methodist Church community.

    Rosie Thorpe
    Residential Lettings Negotiator 

    Rosie joined Symonds & Sampson in 2022, initially in the Blandford Sales office before moving to the Poundbury Archpoint House Office, and becoming a Residential Lettings Negotiator. 

    After graduating with a degree in Business Marketing from Bristol University, Rosie rather 'stumbled' into Estate Agency during the pandemic. She hasn't looked back however, and when she made the move 'home' to Dorset, relished the opportunity to pursue her career in the industry. 

    Rosie lives by the sea, and enjoys cold swims, hot holidays, time in the gym and cooking.

      Partner - Head of Agency 

       A consummate property professional, Jon had already risen to a management role in a national estate agency by the age of 21. Gaining further experience and qualification within the industry, he joined Symonds & Sampson in 2007 and is now Head of Agency based in our Poundbury Office.

      Jon is an experienced professional, renowned for his skills in property sales and negotiation, and recognised by the NAEA and NAVA qualifications he has attained. He leads the Residential Agency team covering Dorchester, Poundbury and the Jurassic Coast whilst also overseeing the firm's entire agency operations throughout the region.

      Beyond work, Jon can be found exploring the countryside and coastline with his wife, Karen and their labrador. Jon enjoys city breaks, skiing and following Tottenham Hotspur with his two sons.

      Peter Grout-Smith MNAEA
      Senior Residential Sales Manager 

       Peter joined Symonds & Sampson in 2011, and is a Senior Residential Sales Manager at our Poundbury, Archpoint House Office.

      His long-time interest in property and architecture led him to a career in Estate Agency some 25 years ago. The opportunity to move to our Poundbury office when it opened in 2012 was the perfect opening for Peter, who has developed a tremendous love of the area and loyalty to the community established there. In turn, as an experienced and MNAEA qualified agent, his has established a loyal following with Poundbury and surrounding areas. 

       Peter is also very involved in the firm's connections with The London Office, regularly planning and attending events in the capital, and also is one of the key organisers of the firm's charitable activities.

      Outside of work, Peter enjoys travel, architecture, cricket, baking and long walks - particularly where a good pub lunch lies along the route

He started his career in Dorchester before running a major corporate Estate Agency in Weymouth, before returning to the West Dorset market over the past 13 years.       Experienced Estate Agent David joined Symonds & Sampson in 2017 and is a Residential Sales Manager in our Poundbury Archpoint House Office.

      After leaving school, David spent 5 years as a professional footballer before beginning his estate agency career, initially in Dorchester, before moving to a corporate firm in Weymouth where he led a flagship office for 13 years, gaining numerous awards along the way. He moved to another highly regarded agency for a time, before joining Symonds & Sampson in 2017 as a highly qualified and experienced Estate Agent. David is often commended by clients for his professional advice and extensive understanding of the property industry. 

      When not working, David enjoys a round of golf with friends and family, and watching live football when the opportunity arises.

      Hilary Stockley
      Residential Sales Administrator

      Hilary joined Symonds & Sampson in 2012 and is the lynchpin of the Residential Sales Department.

      Before joining the firm, she worked in a variety of roles including nursing, care work, retail and manufacturing locally. Her caring demeanour, efficiency and attention to detail enable her to turn her hand to all aspects of Residential Sales, from producing property details, to sales correspondence, always with a smile. 

      Outside of work, when not kayaking, walking and exploring the countryside in her new T5 VW van, you'll find Hilary relaxing with family and friends. She is also a keen member of the office Monday crochet club.

      Calton Stockley MNAEA
      Land & New Homes Manager 

      Calton is a familiar face within the local property industry, having worked in Estate Agency for over 40 years. He has recently taken up a new and important role as Land & New Homes Manager based primarily in our Poundbury Archpoint House Office.

      He has a keen eye for identifying prospective development sites, working with colleagues throughout the firm, reviewing plans and calculating GDV's on sites of all sizes from individual plots, conversion opportunities and large-scale developers. He has established an excellent rapport with developers and builders to help them find suitable opportunities. 

      He was first attracted to Estate Agency straight after college, seeing an advert that suggested he might get a company car. That car took five years to materialise, but he has never looked back.

      Outside of work, when not lost in his mancave or taking his classic Yamaha XT for a spin, he enjoys camping, exploring the countryside, and the company of his wife and their ever-expanding family.
