    Tenant Introduction

    Tenant Introduction is ideal for the hands on landlord who manages their own property. Under this service we will advise on the likely rental achievable market your property/properties (info on marketing below) conduct all viewings, reference prospective tenants, execute tenancy agreements on your instruction, ensure that gas safety certificate is in place before letting and a copy is given to the tenant, arrange EPC certificates, in most cases collect a deposit equal to 1 month's rent plus £100 and insure it in the TDS, collect the first month's rent in advance, arrange wherever possible for the tenant to set up a standing order for rent payments.

    Rent Collection

    All services as provided under Letting Only Service are applicable but in addition we will run professional rent accounts, collect rent monthly, chase arrears, and provide a monthly statement of rent collected minus fees.

    Our rent collection service is ideal for landlords who don't want the headache of managing rent accounts but take care of their own maintenance and repairs. Our specialist finance department will make sure that your rent accounts are accurately maintained to the highest standard. Our accounts are audited annually by an independent accountant, and all client money is protected by ARLA leaving you with total peace of mind.

    Full property Management

    All services as provided under letting only service and rent collection service are applicable but in addition we will be responsible for day to day management including arranging general repairs and maintenance, dealing with tenant queries, 24hr emergencies, tenancy renewals and extensions, periodic inspections, check in, check out, deposit handling, processing insurance claims, arranging timely renewal of gas safety certificates, organising EPC certificates.

    Full Property Management is the most comprehensive package.     Register with us

    When you start your search for a property register your details with Tenant Network and we'll do the rest. Register online now! It is quick and easy, benefit straight away from regular alerts, a weekly property list sent straight to your email. You can also register by phone or in person at your local branch. Once registered our lettings negotiators will also keep in touch with you regularly.

    New Listings

    Once you're registered with Tenant Network our system will automatically notify you of new properties that come on the market which match your requirements. Your local branch will receive your details and a member of staff will contact you to find out exactly what you are looking for and will arrange viewings for any properties of interest. If nothing matches your requirements we will update you as soon as a suitable property becomes available.

    Accompanied Viewings

    If you would like to view any of the properties we have available contact your local office and we will arrange an appointment which is convenient to you. One of our lettings consultants will accompany you and provide full property particulars and answer any questions which you may have. If the property you initially view isn't of interest we will build a picture of the sort of property you want, and try our upmost to source a suitable property which matches your requirements.

    Viewings can be arranged between the hours 9am-6pm Monday to Friday and 10am-4pm on Saturdays. We try to be as flexible as possible when it comes to viewings and we are on call at short notice if a there is a property that you would like to view.

    Reserving your property

    In order to reserve one of our properties you will need to place a holding fee which will be deducted from your total balance of monies due before you move in. At this stage you will also need to fill out a tenancy application form in order for us to carry out the relevant credit/reference checks. The property will then be reserved for you and a move in date agreed with the landlord subject to satisfactory references.

    If for any reason the landlord declines your application your holding fee will be refunded in full. However if you decide not to proceed or if you fail to provide full and accurate information or you fail references your holding fee will be retained and the property will be re-marketed.


    Referencing is a crucial part of renting a property and it is essential that you provide all the information we need in order to carry out all the relevant reference checks. We will require satisfactory references from your:

    • Employer to verify your salary and your status as full time employed
    • Landlord to check that your rent was paid on time, and that your last property was well looked after and the tenancy was conducted in a satisfactory manner
    • In addition we will also carry out a credit check

    In some instances we may need a guarantor, this is usually if your credit score is low or you do not meet the affordability criteria. Self-employed tenants may also need a guarantor. Guarantor's need to be an employed homeowner with a salary that is equal to three times the monthly rent.
