After some research it was clear that a 'no pressure' agency was felt to be lacking in our local area, and we have been very happy to fill that gap in the market.

    We take great pride in supporting the Barnsley community and source locally from independent suppliers whenever we can.     As property management specialists, we know how to manage property for optimum performance, whilst ensuring smooth running tenancies and compliance with the various landlord/tenant laws. Maximise the return on your investment - contact us now.

    Our Letting& Management Service includes:

    • Visiting you at your property and providing a rental valuation and any other advice which you may require about letting your property

    • Advising you on compliance with the various safety regulations.

    • Accompanying applicants to view the property.Introducing suitable tenants and negotiating the terms.

    • Obtaining and evaluating references and credit checks. Preparing a suitable tenancy agreement and arranging signature by the tenant.

    • Collecting a tenancy deposit which will be treated in accordance with current legislation.

    • Preparing an inventory and schedule of condition. Checking the tenant into the property and agreeing the inventory.

    • Supervising the transfer of gas, electricity and council tax accounts into the tenant's name.


    • Receiving rental payments monthly in advance and paying you promptly, together with a detailed statement from our computerised management systems.

    • If required paying regular outgoings for you from rental payments.

    • Inspecting the property periodically and reporting any problems to you.

    • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.

    • Keeping in touch with the tenant on a routine basis and arranging renewals of the agreement as necessary.

    • Managing the check out as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.

    The Property Shop can manage all of your property maintenance requirements, including refurbishment and renovation where required. We are also on call for everyday maintenance jobs and repairs.

    No matter what the task, you will find that our team of skilled tradesmen offer a reasonably priced, competent and attentive service and understand the importance of this provision for both landlord and tenant.     We let and manage furnished and unfurnished flats and houses. Please click on 'Properties' above to view a list of available properties, although our stock changes daily and you should contact us for current availability or to register your requirements.

    Finding a property
    The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months

    Viewings
    Viewings will be arranged at times to suit you, including evenings and weekends and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.

    Reserving the property
    Once you have decided on a property, you will need to reserve it by paying a 'holding deposit', usually equivalent to two weeks' rent. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

    References
    As a minimum we will require satisfactory references from your employer (or college) and a previous or current landlord. We may also require a personal reference and sometimes a guarantor. In addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references

    Rents
    Rents are normally quoted calendar monthly and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlord's bank account

    Deposit
    A security deposit of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent

    Guarantor

    In some instances, your application may require a guarantor and you should be aware that this may not become apparent until referencing is conducted. Guarantor fees are only applicable if a guarantor is required.

    Once we know the number of people applying for the property and your circumstances, we can confirm the total amount of fees that are applicable to your application.

    Fees

    In order to provide clarity of the fees that are payable when applying to rent a property with The Property Shop, we have created our tenant fee chart below which shows how our fees are calculated. Our tenant fees usually cover referencing, credit checking and tenancy agreement administration. These are due in addition to any rent and deposit that is detailed under the tenancy agreement.

    Application fee - £95
    This is charged per applicant. (over 18)

    Joint Application fee - £150
    This is charged for 2 applicants. (over 18)

    Guarantor referencing - £50
    This is per guarantor (if applicable to your tenancy).
