    Accompanied viewings to your property allow us to make a fair assessment of potential tenants.

    We also handle all of the paperwork in our Let set-up, from processing the application forms to the signing of the contracts and providing professional reference reports.

    We oversee the beginning and end of each of our tenancies with our accompanied check-ins and checkouts, to ensure everything runs smoothly.

    Rent is collected monthly, and the deposit is protected by the Deposit Protection Service.

    A digital inventory video is also provided so that when it comes to getting your property back, you can be confident that you will have a clear record of how your property was delivered to the tenant(s), and therefore how it should be returned.

    Periodic visits to your property ensure that it is being well looked after.

    And if you ever have a problem with your property our 24-hour maintenance call-outs will always be on hand to help. You'll also have access to insurance policies that cover your building and contents and loss of income.

    Welcome to our managed service at Tortoise!

    The majority of our landlords choose to offer our professional tenants a full management service.

    This means that you receive access to property managers, contractors and professional help for the same rental price as charged by a private landlord.

    Our national advertising listings with Rightmove, Prime location and Zoopla means that you can view the properties available online at you own time and convenience, and book an accompanied viewing to see if the property is right for you and those moving with you.

    Accompanied viewings also give us the opportunity to make a fair assessment of potential tenants and hopefully establish the foundations of a good relationship.

    Our application process is all carried out online, meaning this can be completed instantly without the inconvenience of having to attend another appointment.

    Once completed, our online signature system allows you to view your tenancy agreement for your new home and allows all parties to sign the agreement from different locations, saving time and increasing convenience.

    We then oversee the beginning of our tenancies with our accompanied check-ins, to ensure that you are happy with your new home.

    Rent is collected monthly, and the deposit is protected by the Deposit Protection Service, for which you will receive a unique deposit ID.

    A digital inventory video is also provided so that there is a clear record of the condition of the whole property as given to you at the check in. This record will set the requirements of how the property should be cared for and returned to the possession of Tortoise.

    We undertake Periodic visits to make sure your home is safe, that any minor works are identified and to discuss your ongoing circumstances. All our periodic visits are carried out with you present.

    And if you ever have a problem with your home, our 24-hour maintenance call-outs will always be on hand to help.

    You'll also have access to contents insurance policies that cover your belongings.

    As part of our application process, our One - Service, One - Fee administration charge of £250.00 + VAT* for two adults in a single property covers: Referencing from the previous landlord and employer, Tenancy agreement, Digital opening and closing inventories, Periodic property visits and Post tenancy references. This fee is payable on application of a property and is in addition to the Rent and Deposit that is payable at the start of the tenancy. Please contact our office for full details of the fees payable before you make any decision about this property or before you decide to view this property. We can provide you with an explanation of how these fees are calculated. *An additional charge of £50.00 + VAT is payable if a Guarantor is required and / or any additional adults (over 18) are applying for the property.

    Our national advertising listings with Rightmove, Prime location and Zoopla allows you to browse our properties at your leisure and book an accompanied viewing of your potential new home.

    Accompanied viewings also allow us to make a fair assessment of potential tenants. The next part of the process is all online. This includes the signing of the tenancy agreement and the professional referencing process.

    In addition, our digital signature software means that the agreements can be securely signed wherever you are.

    A digital inventory video is also included so that you have a clear record of how your home was delivered to you and the condition in which it should be given back at the conclusion of the tenancy.

    We attend all check ins at the beginning of the tenancy to answer any questions you have and make sure you settle into your new home.

    If the landlord has chosen to use our checkout service, we will contact you to arrange a pre-checkout to enable you to prepare the property for the end of the tenancy.

    At the checkout you will receive a final digital inventory, confirming how the property was delivered back to the landlord.

    This will give both parties an objective record of the condition of the property to facilitate the deposit release.

    Mike Matthews
    Mike Matthews started Tortoise in 2007 after a career in the financial services industry that began in 1992. This background has given him both experience and qualifications in lettings and property management, financial planning, mortgages and investments through working in various roles with Countrywide and Haarts. With this career and his 14 years of being a landlord and holder of a portfolio of local properties in the Peterborough area, he is able to give expert, balanced, practical and relevant advice and service to clients, whether offering advice as an estate agent to buy or sell a property or as a letting agent looking to rent or let a property . Mike and his partner have strong family ties in Peterborough going back generations and still continue to live locally as Hampton residents with their daughter.

    Michael Skinner
    Michael Skinner initially joined Tortoise in 2011 as an independent maintenance contractor, having worked for the UK Drainage Network, My Fine Home and Direct Property Maintenance before moving into the office as a full time employee of the business. His background in property maintenance and renovation as a qualified plumber and plasterer, along with being a landlord himself, gives him the relevant and practical knowledge to help clients get the best from their property investment , and crucially, a specialist understanding of the choices and expectations that clients will have. Michael now assists the team with all aspects of running the business on a day-to-day basis. Michael and his wife came to Peterborough in 2008 having seen the opportunity that Peterborough and Hampton offers in regards to housing, community and employment.

    Chris Plummer
    Chris Plummer joined Tortoise in January 2015. Chris' role as our relationship manager on our estate agents side ensures that constant communication is made between all our buyers and vendors. Chris has extensive knowledge of the sale and purchasing process, having worked within both the mortgage and residential sales industries. Having previously worked for a large national e-conveyancing business,being a partner within an online estate agent and also being a qualified and practising mortgage broker, Chris is well rounded and experienced in the complete cycle of property sales. These skills allow Chris to make sure the sale of your property goes smoothly and that your service with us as estate agents is a great one! Chris and his family are local Hampton residents having settled in Peterborough a decade ago.

    Helen Bliszczak
    Helen Bliszczak joined Tortoise in 2009. Helen is one of the first points of contact for prospective tenants via telephone or email, and along with the rest of the team, also conducts accompanied viewings with people looking for properties to rent. Helen coordinates the fundamental administration of the office, from liaising with outside agencies for referencing and insurance policies, to completing opening and closing inventories and organising the payment of fees and rent. This integral role requires an expert knowledge in a vast array of subjects, and a great appreciation of organising the administration around you and your time, which Helen undoubtedly provides. Helen and her family again have strong family ties in Peterborough and moved to the Hampton area over a dozen years ago, being one of the initial first few hundred residents.

    Donovan Bell joined Tortoise in 2014 having worked in the technology sector for 10 years and in the digital sector for the last 5 years. During this time Donovan worked with a number of prestigious clients and companies, including, Grand Designs and Ideal Home Show as a dedicated account manager, the experience and knowledge of which he has now brought to Tortoise to further our online presence, thus putting your property at the forefront of the market place. As a digital and technology expert, Donovan is responsible for the management of all the technical development and design aspects of Tortoise, leading the redevelopment of our brand new website encompassing the estate agents aspect along with, managing the way your property is displayed to the property market across multiple channels, and crucially, social media. Donovan and his family moved to the Peterborough area back in 2003 and subsequently moved to the Hampton area recently with his wife and daughter due to the attraction of the lakes, parks, amenities, schooling and opportunities available.
