    We operate our residential lettings business on the basis that by pro-actively managing the landlord-tenant relationship, we can keep everyone happy, and so deliver a great service to landlords and tenants alike.

    Tenants know that problems will be dealt with promptly, and landlords can trust that their real estate investments are being well-maintained.

    Our directors are real-estate investors themselves, so the importance of undertaking thorough reference checks and formulating clear agreements at the start of a tenancy are well understood.

    Doing the job properly at the outset pre-empts most problems that could otherwise develop, while the best way to keep a good tenant happy is to make sure that their home is well-maintained, and issues are speedily dealt with. In this manner, expensive vacancy rates can be minimised.

    No hidden fees... so no nasty surprises!

    From our own experience, it seems some agents are only too keen to rack up costs for their landlords.

    As landlords ourselves, we've seen how other agents can gain far more from turning tenants over, because of the new tenancy setup fees, than they do for managing stable, long-term tenancies. That's exactly what we DON'T do.

    So, here are just some of the things we DON'T charge for:

    - set up costs to list a property;
    - contract signing fees;
    - viewing fees for tenants
    - call-out charges for routine inspections;
    - re-signing the same tenants to a new or extended agreement;
    - re-listing fees for properties on which the existing tenant has given notice;

    With the exception of the one-off cost of 'tenant find only' agreements, our fees come from managing the tenancy... so we want to keep occupancy at 100%, just as much as you do.

    We want good, long term tenants who look after the property and pay the rent on time.... because that's what we know you want. too.

    You'll see that our key point of difference is that we rely on building great relationships with our tenants, for three simple reasons;

    1) We want good tenants who pay rent and are left in peace to enjoy their home for as long as possible

    2) We want tenants who look after their homes... so, you can rely on us to get problems fixed as soon as possible. We actively encourage you to get in touch as soon as there's anything wrong, so that we can look after your home and our landlord's property.

    3) We don't charge hidden extras or unfair fees.... either to landlords, or to tenants. We simply don't benefit from having empty homes, or from constantly starting or re-signing tenancies.

    Treating people fairly, without unnecessary bills

    We don't believe it's fair to run up bills for no good reason. So, here are things we DON'T charge for:

    - no fees to view our property list, or to view our properties
    - no fees for signing contracts
    - no fees for re-signing contracts with the same tenants in the same property
    - no 'non-refundable deposits' or other spurious set-up fees
    - no agency call-out charges or mark-up when contractors are needed for maintenance work
    - no charges for inspecting properties during or after the tenancy

    We do charge for referencing... but that acts as deposit on a property; if you have paid for referencing, the property is yours to rent (conditional on passing the reference, only).

    Moreover, we'll go over the forms before we submit them, and we'll advise if we think there might be any issues over your reference. In other words, we'll do our very best to make sure you don't spend any money you don't have to.

    Your security deposit will be lodged with the independent Deposit Protection Scheme - for which there is no charge. We try to return everything to you, and will advise of any issues in a pre-checkout inspection, giving you the chance to solve any problems without cost. We try to resolve all outstanding matters fairly; but ultimately, if there is disagreement, the DPS has a free arbitration service.

    You can have confidence that you'll be treated fairly at all times.

      This exceptional offering is designed to make sure you, the client, is in complete control of the sales process, and to guarantee that our agents are constantly working to impress you.

      Most agencies ask you to agree a fee before they have done any work. Then, if their service isn't up to scratch, there's not much you can do about it.

      'Set Your Own Fee' is completely different. We'll ask you to agree a range for our fee, from the lowest we agree would be fair for the work, to the highest-priced, premium service available in the area.

      Then, after we have sold your house and contracts are exchanged, we'll ask you to tell your solicitor what fee you are paying from within that range. We accept that without question, and we'll send the bill that you ask us to send.

      You might decide from the very beginning that you will pay the smallest possible amount. That's perfectly fine. You might, in fact, expect that EVERYONE would pay the lowest amount... but, in practice, we find many clients are so impressed that they choose to pay a little more. Of course we're delighted when it happens... but there's no obligation on you to follow suit.

      'Set your own fee' makes sure every client we serve gets the best possible service that we can deliver. You are all premium clients to us... until the work is all done, we are constantly trying to impress you.

      There's no doubt that other agents put a store on customer service... but nobody else is willing to put their fee on the line. We have made a promise to provide great service, into a fundamental part of the structure of our company.

      Why it matters who owns what...

      Often, other estate agencies will encourage you to speak to 'their' mortgage adviser, or to use 'their' legal services company, or will recommend 'their' solicitors.

      Do you think they are recommending them because they are the best?

      Or because they HAVE to??!

      In fact, it's not just that those bigger corporations insist on cross-referring 'in-house'; in some cases, the commission paid to the agent depends upon hitting targets for referrals.

      That can mean that the person acting as your agent has a direct conflict of interest; for example, if a cash buyer offers on your property, as against someone who has agreed to use the in-house Financial Adviser to take out a big mortgage. The cash buyer is clearly the better option for you, as the seller.... but it can mean the agent misses out on their commission for that month.

      WE THINK IT IS MORALLY WRONG TO PUT ANY STAFF MEMBER IN THIS POSITION.

      Make sure you ask other agents, if their company is connected to the companies they are recommending. Ask if they are getting personal commission for referring those services.

      We can absolutely assure you that our business is totally independent, and our staff are NOT incentivised to refer anyone, and don't get commissions for referrals.

      Following on from that, if you ask us to find you a lawyer, then we will refer people that we know will do you a good service. We work with dozens of legal firms and hundreds of lawyers... in fact, we have to deal with the lawyers throughout a sale. We refer those we know will get the job done, and with whom we have built up relationships of trust and professional respect. Our staff don't get paid for referring you to a good lawyer, but we do benefit from the whole sales process being managed better by those legal teams.
