    Charges

    We have a clear charging policy; we promise honesty and transparency in all that we do. We grow our business based on trust, good customer feedback and recommendations, so we design our actions to achieve excellence in customer service.

    We charge a one off admin fee and reference fee of £120.00 per tenant inclusive of VAT.

    In order to secure one of our rental properties, you'll need to reserve the property with a £500.00 reservation fee before we take the offer to the landlord. The £500.00 is refundable if the offer is not agreed but is not refundable once the offer is agreed, as set out in the confirmation to let, signed by the lead tenant. The £500.00 reservation fee is deducted from the tenancy move in monies. So the only fees you will pay, is the £120.00 reference fee, once we start the references.

    We ask for the first months rent to be paid in advance at the start of the tenancy, along with 6 weeks deposit, which will be held in a government approved scheme.

    Tenants pay for a professional check out at the end of the let, charged at £100.00 including VAT per property.

      I engaged Urban Village (UV) to find a tenant for a flat. UV attended to the marketing immediately and a few days later the promotional material was further improved and attracted a number of applicants. They tried hard to accommodate my preferences and the unique account created for clients as standard is very useful indeed. Despite being a relatively small office, UV offered to conduct viewings at less orthodox times and were also prepared to extend their usual services when - for a while - such extension appeared necessary. All decisions are made there and then, with no annoying references to absent managers and distant head offices and a UV negotiator was always available, avoiding the need to leave messages or wait for them to be returned. The staff are pleasant, enthusiastic and generous with their time and hot drinks. In their hands one does not feel 'processed'. I am very satisfied with the services and consider that UV compare well with larger, longer established agencies. I would be happy to instruct them again and recommend their services to others
