Surveys
Buying a new home or property to let is a major investment that requires detailed research so that informed decisions can be made. Mortgage lenders will request a mortgage valuation prior to release of loan to ascertain property value but this will not provide you the purchaser with detailed advice on the property's current condition.
Whiteheads work in association with an established firm of Chartered Surveyors to provide reliable, independent advice on property value and condition.
On the boards of major lenders, our partners are trusted professionals able to provide a range of property inspections that assess the condition of the property you are proposing to purchase. Reports can vary depending on you requirements but are generally aimed at highlighting defects, considering safety and environmental factors and making recommendations and cost analyses for improvement:
- Homebuyers surveys.
- Building condition reports.
- Home condition reports.
- Party wall matters.
Energy Performance Certificates
An Energy Performance Certificate is a legal requirement that you need to have organised before you can put your house on the market. We make it easy for you by getting your survey organised without a fuss so you can get your property on the market quickly.
What is an EPC?
An EPC is the rating your property gets given following the survey showing potential buyers or tenants. You may have seen the image below on appliances like fridges and dishwashers.
The rating measures the energy and carbon emission efficiency of your home using a grade from 'A' to 'G'. An 'A' rating is the most efficient, while 'G' is the least efficient. The average efficiency grade achieved to date by most homes is 'D'. Every home is measured using the same calculations, so you can compare the energy efficiency of different properties.
The certificate shows the current rating of your home as well as what it could potentially be with improvements to your insulation etc.
