    Think of the coast of Somerset and one of the top choices of interesting and scenic locations is Minehead as it nestles at the base of a glorious sweep of Exmoor down to the Bristol Channel.   
    Minehead is a town with a big heart and lots to do to suit all ages and interests. The town is at one end of the West Somerset Steam Railway, the longest heritage line in the country with 22 miles of scenic track. There is also the open top bus to Lynmouth which has been voted one of the most scenic rides in the country.

    Located in one of the oldest areas of the town is the harbour with its fishing trips and crabbing for the young (and not so young!!) together with the RNLI lifeboat station and lovely views towards Wales. One of the many delights of living here is enjoying the superb walks on National Trust protected land on North Hill and around Dunster, with its famous Castle.

    Minehead is a friendly and interesting town with good facilities to include three supermarkets, a new hospital, many cafes, restaurants and bars and the delightful Blenheim Garden with its café and putting green. There are also primary, middle and upper schools together with churches of all denominations and many sporting clubs and associations.

    There is a regular bus service to Taunton, the county town, which is 25 miles away, with its main line rail and motorway connections.

    Step 4 - Agreeing the sale

    When we receive an offer for your home, we'll liaise between you and the buyer until a price is agreed. This may include fixtures and fittings. And, at this point, we'll also be looking to agree a projected time-frame for exchange of contracts and completion of the sale. If you're buying a new place, we'll also contact the estate agent concerned to find out about the state of the chain.

    Step 5 - Instructing solicitors

    At this stage, we'll need your solicitor's details. It's very important for you to supply these promptly, since the transaction can't start until both buyer's and seller's solicitors have been instructed.     Step 1 - Think about your needs

     

    Once you have decided to buy, it is crucial that you understand what you require of your new home. It would be useful to decide on the one main reason for your move as this will drive your search. If you are borrowing funds, or porting an existing mortgage, Wilkie May & Tuckwood Mortgage Services Ltd can provide expert, independent advice and information on the costs involved in buying property, obtaining the most suitable mortgage for your needs, and protecting your home and family for the future.     Step 2 - How to find a house

     

    Check the online property portals as well as our own Wilkie May & Tuckwood website. These are updated on a daily basis. Keep an eye on the local newspapers, take note of newly erected For Sale boards or visit us in the office. We know our seller's situation and properties extremely well and we will be able to match you to suitable properties.

    Step 3 - Viewing a property

     

    At this stage it is important to re-evaluate your requirements and compare the properties you are viewing against this list. Consider the interior, exterior, neighbouring properties and the local area. Picture how you would use the space. Where would your furniture go, and is there enough storage? Don't worry if you are not able to assess the physical condition of the property at first instance as a survey will tell you more.

    Step 4 - Making an offer

     

    This is possibly the most delicate part of the house buying process. Don't be afraid to ask us for advice, it is our job to negotiate this deal. Consider factors affecting the price you are prepared to pay for any one particular property such as the location, condition, the situation of the seller and also think about what the market is currently doing. Once an agreeable offer has been accepted, Wilkie May & Tuckwood Mortgage Services Ltd can provide expert, independent advice on arranging the most suitable mortgage, and arranging a survey on the property, alternatively speak to your nominated mortgage company. A solicitor should be chosen to act on your behalf at this stage.

    Step 5 - Conveyancing process

     

    The solicitors of the sellers and buyers now perform a set of legal tasks, known as conveyancing, to transfer ownership of land and property from seller to buyer. During this process it is the responsibility of the buyer's solicitor to investigate and inform the buyer and buyer's mortgage company of the legal aspects of the property. The seller's solicitor will prepare a draft contract of sale and send this to the buyer's solicitor. The seller will be asked to complete a Property Information Form (which gives important information about the property) and a Fixtures and Fittings Form (outlining what is included in the sale) which is forwarded to the buyer's solicitor. The buyer's solicitor may amend the contract or raise additional enquiries of the seller's solicitor based on the information in the contract or the Title information. The buyer's solicitor may also request any warranties for work undertaken (such as new windows) or evidence of planning consents. The buyer's solicitor will also order from a search provider a range of appropriate searches for things such as planning issues, environmental concerns or flooding. The buyer's solicitor will draw up a Transfer document to transfer ownership from seller to buyer. Once the final mortgage offer has been received by the buyer's solicitor, searches have been analysed and any additional queries are resolved, the buyer's solicitor will report to the buyer on any issues. Once the situation is accepted by the buyer and seller and any required insurances have been purchased, their respective solicitors will fix a completion date and exchange contracts. At this point a non-refundable deposit is paid and the parties have entered a legal contract. Completion occurs when the buyer has paid land registry fees and stamp duty, arranged insurance and the outstanding balance on the property is paid. We are informed when this has happened and at that stage able to release the keys for collection by the buyer. The estate agent is paid by the seller's solicitor from the proceeds of the sale.

    Energy Performance Certificates (EPC'S)

    If you are buying or selling a home you need an Energy Performance Certificate (EPC) by law given current legislation. EPCs are required whenever a building is built, sold or rented out. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average up to now being 'D'.

    Energy Performance Certificates - what they tell you

    EPCs carry ratings that compare the current energy efficiency and carbon dioxide emissions with potential figures that your home could achieve. Potential figures are calculated by estimating what the energy efficiency and carbon dioxide emissions would be if energy saving measures were put in place.

    What an EPC looks like   

    Information about energy efficiency and carbon emissions is summarised in two charts that show the energy and carbon dioxide emission ratings. The charts look similar to those supplied on electrical appliances, like fridges and washing machines.

    Which buildings need an EPC  

    An EPC is required when a building is constructed, rented or sold. A building will need an EPC if it has a roof and walls and uses energy to 'condition an indoor climate'. This means it has heating, air conditioning or mechanical ventilation.   
     
    Which buildings don't need an EPC  

    The following buildings don't need an EPC when they are built, rented or sold:   • places of worship   • temporary buildings that will be used for less than two years  • standalone buildings with total useful floor area of less than 50 square metres that aren't used to provide living accommodation for a single household  • industrial sites, workshops and non-residential agricultural buildings that don't use a lot of energy

    Born in Porlock and living in West Somerset most of her life, Caroline is very much "A Local" and puts her knowledge of the district and its people to great use in her agency role. Caroline has been involved in the growth of the Minehead Office since joining the front line Sales Team in 2009. Her career in Agency began 12 years ago with a corporate agency where she was promoted to Valuer/Senior Negotiator. Caroline is very passionate about her career choice in Estate Agency and feels "very fortunate to be doing a job she loves". Her customer service is second to none and she is very popular with clients and buyers, many coming back with repeat business and recommendations. Her hobbies include long walks at weekends, photography and the "occasional" meal out with friends!

    Victoria grew up in in the pretty village of Dunster and has a wealth of knowledge not just of Minehead but also West Somerset. Victoria has a legal background and is an integral member of the Sales Team having joined when the office was opened in 2007. It is this area of expertise which allows her to excel in the important role of Sales Progression and this plus the qualities of patience and calmness has helped many clients through the sales process. Away from work Victoria is very involved in the local community and as a keen walker is often found exploring the beautiful walks on Exmoor.
