Letting Guide

Preparing to let
For some letting a property is an appealing investment opportunity. For others it can be accidental, either way there are various factors needing attention when preparing to let a property.
Top tip: Remember, you will be letting total strangers live in one of your most valuable assets. Choose the agent that cares.
Valuing your property
To determine the rental value of a property it is important to understand the local market and local rental demand, this is our area of expertise.
Top tip: A correct valuation should be supported by good comparable evidence, sometimes the highest valuation is not always the right valuation

Good tenants make for happy landlords
Finding a reliable tenant who will look after your property and enjoy living in it helps to avoid 90% of landlord and tenant issues. Credit checks and references are crucial, as is meeting tenants face-to-face to assess the tenant's suitability. If you don't want to be involved in this part of the process william rose, can do this for you.
Top tip: Good referencing is important so you can limit any future tenant issues. The difference between one agent settling for the first tenant who wants your property and another agent being prepared to work to secure the best tenant they can find.

Finding the right property for you
Whoever you are planning to rent from these are some fundamental renting basics that you need to know.

What's included?
Make sure you commit to a rent you can afford - don't forget to account for utility bills, council tax, internet etc. Unless otherwise stated your council tax and other bills won't be covered by your rent.

How much does it cost to secure the property?
You'll be asked to pay a holding fee (fee of intent), this removes the property from the market while we obtain references subject to contract. When you move in the holding deposit is deducted from your first month's rent.

What checks do I need to pass?
William rose operate thorough checks on all our tenants via an independent referencing company. You will need to pass a credit check, residential history check and provide employment references. If you don't pass some of the checks, or have limited credit history, then you may need to pay additional rent in advance or have a UK guarantor.

What's an assured shorthold tenancy?
Most residential tenancies will be an Assured Shorthold Tenancy of 12 - 36 months in length. This is an industry standard contract that can be amended to reflect agreement between landlord and tenant, for example allowing pets or providing a break clause.

Jay launched william rose along with Adrian, after working closely together for over a decade. Living and growing up in the local area was instrumental in the business's early success, and has helped nurture countless relationships - having local knowledge is key.Having over 22 years of experience in sales and lettings, Jay is still very hands-on and believes being personally involved with clients is the most important and satisfying part of the job. Adrian Sinclair, Director MARLA

Adrian began his journey in 1995, starting as a negotiator and growing to become manager of a busy estate agency in Woodford. After running a large rental portfolio for a number of years, he moved up to managing multiple sales and lettings offices across East London & Essex.Having grown up in the area and still living locally with his family, Adrian has in-depth knowledge of the area and felt it only right to start the william rose journey in Woodford. He is very happy to be back in Highams Park opening a new office, as it is the location where he had his first estate agency job as a young man (with hair).He loves spending time with the family and eating out at popular local spots like One The Avenue in Highams Park or Mezze Ocakbasi in Woodford. Sean Darlow, Head Sales Coordinator, MNAEA

Sean coordinates the sales department at both branches, helping to develop and expand the business. He cut his teeth in the industry back in 2009, over the years he has held a variety of positions, including that of a mortgage broker, senior sales negotiator and head of a regional sales-progression department. His in-depth technical knowledge is unsurpassable, having grown from working so closely with conveyancing solicitors.His regulatory expertise was further expanded when he qualified as a Member of the National Association of Estate Agents (MNAEA), and has aspirations of one day earning a fellowship. Sean uses his eclectic knowledge and his experience to support william rose in changing the conventions of estate agency and peoples' opinion of the industry.Sean has strong ties in the surrounding areas. When he's not in the office or one of the local restaurants with his other half, more-often-than-not he's at home doing some DIY work.

Debbie Williams, Business Support Manager

Debbie is the backbone of william rose, being the first to come on board and join the family. She is heavily involved in our accounts management and is a primary point of contact for landlords with managed properties, where she builds fantastic relationships. Debbie deals with the general needs of the business, but also helps with another important part of what we do - charity work and sponsorship of foodbanks within the local community.Having lived abroad on and off over the years, Debbie continues to enjoy nothing more than an exotic holiday to somewhere new.

Ben came to estate agency five years ago after having worked in financial markets. He started as a trainee and quickly progressed through the ranks to a managing position. Alannah lives locally and has worked in the property industry since leaving school. Most of her experience was gained in Woodford Green and E4 but she has also been an estate agent in the Docklands, dealing with the very different London sales market.
