At Winkworth we love what we do
We pride ourselves on matching the right people with the right homes. We take the time to see the little things that other agents miss. We're mines of knowledge, handing out tips about our areas that only a local would know. And where others see clients, we see people; where others see houses, we see homes.

    • We have a passion for the job that makes us the first port-of-call when people are buying, selling or renting.

    • We offer a unique perspective on what really sells homes and the areas we work in.

    • We look after the little details that make every home different.

    • We listen to what people really want, so no one's time is wasted.

    • We make the home-moving process as pleasant and stress-free as possible.

    • We act in a way that demonstrates to our customers how and why we see things differently, so that they can see things differently too.

    Residential Sales
We have been helping people sell their homes for over 175 years. This is the foundation on which our business is built. Starting from a single office in Mayfair, our network has grown to just shy of 100 offices across England. The thing that sets Winkworth apart from other estate agencies is the people who run our offices. Our directors own their businesses; they are local folk who, quite simply, love their patches and know them inside out. And then there are the mechanics of the Winkworth network; our offices work together, systematically sharing properties and buyers, and matching them up wherever they may be in the country, or the world. Our way of doing things just works. It's all in the detail, from the unique approach we take to marketing each property, to the care and attention we give to buyers and sellers alike.
    Letting Property
Letting property has been a core element of our business since we opened our doors in 1835 - we understand the complexities. Every landlord and every property is different, so we'll tailor our proposal to you. You want to be kept in the loop at every stage? We hear you. Prefer to avoid getting involved in the day-to-day management of the property? New homes are a specialist area and one that is very different to the residential resale market. There are some real benefits to buying a new home, not least, everything is done for you and you can just move in and start enjoying your home, without a long list of jobs to do. New homes can be bought once built, but very often sales are done off-plan. This gives you time to prepare your finances and often means you can have a say in the fixtures and fittings and how the property is decorated. We have a selection of new homes for sale at any one time and we are constantly adding new ones. Click on the link below to see our current selection. And for more information do contact the Winkworth agent managing the sale.

    Tips for Tenants

Choosing Where You Would Like to Live
Do your research and figure out the specific areas you'd like to rent in. Make a list of the things that are really important to you, like transport links, schools, access to shops and use these to focus your search. Be sure to share your list of 'must-haves' and 'nice-to-haves' with the local estate agents so they can start working for you.
    Viewing Properties
Try to be available and as flexible as possible. Yes, we've said it before, but the lettings business is incredibly fast moving and when a good property comes to the market there can be a rush to view and offers are often made immediately. You could miss out if you can't make yourself available within 24 hours of the agent contacting you.Don't necessarily be put off by details in the property. If you don't like the wall colour, or the sofa isn't big enough, have a chat with the agent. We encourage our landlords to be flexible and accommodate tenant's requests whenever possible. If you want the landlord to undertake any improvement works, or add/remove furniture, put in your request as soon as you decide to make an offer. It can be much harder to get these jobs agreed once you have moved in.
Dotting the I's and crossing the T's
Once your offer has been accepted you'll need to hand over your deposit. The agent will be responsible for putting it into an approved tenancy deposit holding scheme and they should pass on the details to you - make sure you hold on to these. All estate agents will need to conduct security checks on behalf of the landlord, so make sure you have details of all your previous addresses to hand. Likewise, let your employer, and any other referees, know to expect a request for a reference.
    Other fees and charges
When you agree to rent a property you will be expected to pay a security deposit and the first month's rent. There will be other administration fees that you will be liable for, too, like references and drawing up the tenancy agreement. Do ask your Winkworth office about these fees.Within the tenancy agreement you may also find that extra charges will apply if there is an unexpected change of tenant and also at the time the tenancy is renewed. At the end of the tenancy it's common for the outgoing tenant(s) to be charged for the inventory check-out. Check your tenancy agreement to see if these items are covered.
    Once in
Find out who is managing your property and make sure you have been given all their contact details. That way, if something goes wrong in the property, you'll know who to get in touch with.Look after the property as if it were your own. This reduces the likelihood of disputes over damage when the tenancy comes to an end.Remember that you should arrange insurance cover for your furnishings and personal property - the landlord is not responsible for insuring these items.
    Moving out
If the property was professionally cleaned when you moved in, then the chances are you will need to arrange for the same to be done when you move out. Whoever is managing the property - be it the estate agent or the landlord - they will want to see a receipt for the cleaning. It goes without saying that you should leave the property in tip top condition and remove all your belongings, otherwise you risk losing part, or all of your deposit.

      minimal fuss, maximum effort
'Just to say that Winkworth West End have again been fantastic in letting our properties this year. The team are super! There has been minimal fuss, maximum effort and a huge amount of positivity which is what makes it so pleasant working with the team. We have been letting our flats through them for the past 7 years. Mark has been a real asset to the team and really gone beyond the call of duty, in helping clean the flat, always answering his phone even at 9pm and negotiating a deal where it seemed impossible to do so. Maria and Christine are vibrant active enthusiastic team players and are always bringing forward offers. What is great is that they are always smiling laughing and positive and again going that extra mile to make our lives as landlords that bit easier! The most striking feature is the 'family feel' of the team and it is a real pleasure knowing them as well as doing good business through them. William has been a great addition to the team and I look forward to working with him more in the future.

      A Guide to Selling
What You Expect This is the place you have poured time, money and effort into. It's your home and you probably love it. But, for whatever reason, it's time to move on. Some things are a given when you're selling. You want the minimum hassle, a speedy sale and the best possible price. But what about adding an agent that really thinks about the detail to that list, too? An agent who is immersed in the local area and totally gets what the buyers want? An agent who will walk into your home and know instantaneously which little things will make the world of difference to the sale.
This is where Winkworth agents come into their own. What you need from an agent:
Experience - We have over 175 years in the business, no less.
Local Expertise - Ours are local businesses run by local people, who, quite simply, love their patch. This passion is infectious for buyers and sellers alike.
A Unified Group - Winkworth becomes one when it comes to sharing properties and referring clients. Our offices consider themselves part of local, regional and national networks, all working together to secure the very best outcome for our buyers and sellers.
A Strong Brand - Winkworth is the largest estate agency brand in London and one of the fastest-growing in the UK. Word-of-mouth and repeat business is what we're all about.
Lots of registered buyers - We're talking tens of thousands here, and we share them across our network - no-one slips through the net. Attention to detail - Winkworth agents see things differently, picking out the finite details that will ensure a sale.
Right here with you - Selling can be a complicated and frustrating process, it's just the way things are when you're dealing with lots of people and their most valuable asset. We'll be there with you from start to finish, from managing viewings to sorting out complicated chains. And our agents will give you honest advice on all the little niggly things, like the best local tradespeople to fix those small jobs around the house.

Buying a Property in Central London
    • paragraph

Buying in Central London is an Investment
There's a lot to think about when buying a property, so here's a quick summary of useful tips and reminders for you buyers.
      Finances in order?
Before you do anything else, we say do your research and find how much you can actually afford to spend on a property. Take into account any available cash you have for a deposit and then speak to a mortgage broker, or a selection of providers and find out what they'd be willing to lend you. Make sure they put their 'in principle' offers in writing.
Don't forget, you'll need to put money aside for the stamp duty land tax, too. Looking at propertiesSo, you've scoured the estate agents' websites and windows, poured over the property portals and pounded the streets figuring out where you might like to buy. Time to book in some viewings. When looking around a property, use the estate agent and ask questions. You might want to think about things like:
      • The number of years left on any lease (if it's a leasehold property)

      • Does the property have things like gas central heating, modern insulation and double glazing? If not, these are big ticket items to get fitted

      • The council tax band the property falls in

      • Any service charge

      • Local transport links

      • Outdoor space

      • If you like a property, be sure to get in a couple of viewings at different times of the day and invite friends and family along for a second opinion.

      Making an offer
You've found a property you're sure you want to buy. Call the estate agent and let them know how much you're willing to offer. Don't be surprised if your first offer is declined - that's the name of the game and buying a property is all about negotiation. If there are a number of people keen to buy the property, you might be invited to take part in a sealed bid.
      Fingers crossed.
      Everything in order?
When your offer is accepted, you'll need to employ a conveyancer. This legal specialist will manage any negotiations to do with the purchase of the property on your behalf. They'll check all the paperwork is in order and look after the details of the contract for you.
Most people hire a chartered surveyor, too. The surveyor will do a full survey of the property, highlighting any possible problems that might need looking at. There are two types of survey you can buy; a homebuyer's report and a building survey. Money, money, moneyBuying a property costs money; a lot of money. You'll be asked to hand over your hard-earned cash throughout the process.
      • Mortgage arrangement fee

      • Mortgage indemnity fee

      • Lender's valuation fee

      • Conveyancing

      • Land Registry fee

      • Surveys

      • Stamp duty land tax

      • Removals

Your agent was absolutely brilliant in progressing this transaction a very short period of time. He liaised with me (I am based in the US) and my solicitor very effectively and even my solicitor commented on how proactive he was in progressing the transaction.

Your straightforward advice was invaluable to us
I wanted to thank you for everything you've done for us. We met you 7 years ago when we were buying and your straightforward advice was invaluable to us(something distinctly lacking from your competition)When we return to London we will certainly be looking for your help with a new purchase.
